DO NOT SIGN A LEASE TO BE A TENANT HERE!! These fake reviews are so obviously badly written by ChatGPT lol! Edit: the disrespect I have received from employees here is absolutely insane. I’ve had to block numbers and record phone calls. This company stole over $2000 from me when they debuted my account for two months of rent instead of one when unauthorized. I am still missing the money after a week with absolutely no compensation or accountability. Just accusations I am lying and blaming me and some third-party vendor. The interest owed on my credit cards I have been forced to use because of this will be insane. But not a care in the world from this greedy company. Yet I’m demanded to take care of this myself while allowing people from the company in my home randomly. Imagine if this were the other way around? I will not be renewing my lease which causes the homeowners some issues as well. Do NOT rent from here. Per my lawyer, this was against the law.

This company platform is more of a trap or a horror movie. It won’t go well. I promise u won’t have a good time dealing with them. They cover nothing and only cost u everything

I’m writing to share my recent experience with Home 365, which unfortunately fell far below my expectations for several reasons: After signing up and paying for their services to manage my rental property, I was persistently contacted for my business. However, once I became a customer, the quality of communication declined significantly Communication and response times were chaotic at best, and despite paying for services, no tangible work was completed on my behalf. After deciding to end my business relationship with Home 365, I requested a refund for $825.00. Unfortunately, no one answered my calls or responded to the numerous messages I left on their portal. The portal is still active indicating I am in negative $47.00. This is not true. I started 3/12/25 and ended the business 3/21/25. They have stole my money, defrauded, fail to communicate and fail to act in good faith. I am so furious. I initially approached this company in good faith, but my experience has left me feeling defrauded. As of now, I have not received a refund or any explanation regarding my concerns. Based on my experience, I would strongly caution others against working with Home 365.

Home 365 is a virtual company with no physical office to visit or speak to someone in person. They claimed to have an office in Lancaster, but both tenants and landlords struggled to reach them. Everything had to be done by email, and even for repairs, tenants were required to take pictures. I used their services for one year and gave a two-month notice not to renew my contract, as I needed to renovate and have all tenants move out. Despite this, Home 365 allowed the tenants not to pay rent for the last two months. When the tenants finally moved out, no inspections were done, and I found my two apartments abandoned with extensive damage and trash. On top of that, Home 365 refused to return my keys and withheld an extra $500 I had with them. For over a year, they have been harassing me with text messages, claiming a negative balance and adding $50 charges every two weeks. This company is extremely unprofessional and unreliable. If you're considering a virtual property management company, run away from Home 365. Learn from my experience — choose a company with accountability and real support.

The very worst customer service, constant mistakes. ...I'm sure they are taking bad reviews down.

This management company is the worst I've worked with. I come from a mortgage background vice president and have worked with multiple personally as well as through clients. The company was completely disconnected from the property and the vendors it used to get any work done. Spent multiple months from day one just trying to fill the property because no advertising was done. After all that time they changed marketing companies they stated and within a week the place was rented. I was guaranteed that confirmation of a pool maintenance and landscaper would be mandatory from the tenant. After only a year using home365 I spent 1000s in repairs only to find that all of the work done was completed in the worst way possible causing me to now have to go spend that money again. Tiles were exchanged for ones that no where near match, piping fixed only to find trickling leaks still because flex seal was used rather then actually replacing what I was charged for. The entire backyard of plants are dead because a landscaper was never confirmed with 10,000 in damages that now need to be fixed. Then to top it off almost 60 days from the lease ending for them to complete the turnaround and post the property again. Then once I had enough I chose to let them go and they want me to pay the monthly fee for the rest of this year even though 0 work has been done by them this year...... There are so many other property management companies in Arizona that are actually local and not tech based I would suggest looking into anyone else but home365. I will be alerting all of my real estate network and I would suggest anyone reading this who is contemplating using the company to think twice.

Managing a rental in Atlanta from another state has been challenging, but their support has made a real difference. Recently, during an inspection, they noticed some minor damage to the floors and arranged for repairs right away. They even sent photos of the completed work, which gave me peace of mind. While there are occasional delays in their updates through the app, they’ve always followed through when it mattered.
