TIME SHARE IS A SCAM!!!!!! STAY AWAY!!! Holiday inn club vacations CANNOT be trusted. I am currently stuck in a timeshare that I was told I can sell. Maintenance fees go up every year and all they do is LIE LIE LIE!!!

Do not fall into the Timeshare deceit
Do not fall into the Timeshare deceit. I am an Owner and I feel it's money wasted.
To get you to purchase they will lie or tell you half truths and you will not find out the truth until you're actually trying to book something.
-Free upgrades on bookings turns out to be 1 in the year, when we were told that at our point level would be per reservation.
-booking with 1-2months notice it's extremely difficult to find anything. When purchasing we were very adamant about being able to make reservations with short notice bc we have crazy schedules. Of course we were told that would not be an issue. Guess what? It ALWAYS is. and when trying to make the reservations, the person on the other line always feels the need to remind us that reservations should be made 6 months in advance to go where we want. So frustrating!!
-You have to pay a booking fee when you make a reservation and a fee to protect your points each time you book in case you need to change or cancel.
-Before you had 24hr to make changes or cancel and get the fee's back, but NOW, those fees are not refundable. even if you just need to make a change in the reservation within the 24 hrs you pay again.
There are so many other disappointing issues that they're too many to count.
Worst mistake we made. Nowadays with Airbnb's everywhere you're more likely to find somewhere to stay with much better accommodations.
We've only stayed in a few of the resorts and the rooms have great layouts but are usually very outdated.
Take this review as you'd like, I'm just trying to give more information to anyone who's on the fence about buying a timeshare with this company.
I can't speak for any others.
I never take the time to write reviews, this is actually the first negative one I've ever written.
I feel that since they probably work on Bonuses or commissions I seriously doubt they would change their practices of deceit.

Beware of Holiday Inn Club Vacation offers.
Holiday Inn Club Vacations contacted me on 5-9-23, I was phone solicited to purchase a $199.00, 4 night time share introduction package. The salesman told me it was 100% refundable. He said all I had to do was call the reservation number and cancel if I found I couldn't use it. THAT WAS A LIE. When I called the 855 416-4420 number on 8-22-23 to cancel they informed me that it was non-refundable. They said the non-cancelation notification was included in the emailed "Details of Participation". They bury that information under a document that is emailed to you only after you sign up. It is in fact included in the gray section at the bottom of the email under "Details of Participation" the details are found under the "Reservation" section.
I see why they have a terrible rating. Wish I would have looked at reviews before signing up.
I was told by the customer service person that they played the phone conversation between the salesman and myself back and they stated that the sales person never told me it was refundable during the call. That was odd because I was on the phone with the salesman for over 20 minutes and I know he said that it was refundable several times. However, they went "away" to listen to my call for less than 2 minutes. I know they could not have listened to my call with their salesman. This is a less than truthful company that is truly a "Buyer be ware" operation.

We got offered a deal for a hotel as…
We got offered a deal for a hotel as long as we attended a presentation. We showed up for our presentation for a timeshare it was never explained to us that mine and my partners IDS needed to have the same address. They didn't let us attend the presentation and now are charging us full price for the hotel. We would of never came if that was the case. Don't get fooled by these people they are a scam and will just try to get money out of you. If I could give them a 0 star rating I would.

I cannot stress enough
I cannot stress enough, run. There is no way out of the contract, and you will pay double for any vacation you do have if you sign. The only way to get rid of them is to let them foreclose on you, and your credit is crap for 7 years. Please, just run.

CLASS ACTION fraud misleading SCAM BEWARE
The good news is, I did not get hoodwinked, after having experienced every single manipulative psychological trick in the book to get my family to sign up for Holiday Inn club vacations timeshare. Then they gave us $200 cash and 25,000 “points“. It turns out you can just buy these points. Yes, the very points that they promise to give you if you join the Holiday Inn club vacations program. So for $40,000, they will give you 200,000 points a year. But don’t forget, you owe $2000 a year as well in annual fees. Oh, it turns out the $2000 in annual fees is actually the cost to buy the points. So what is the $40,000 for? Someone has to pay the sales people! That’s you! You are giving the salesman a good living, but if you don’t want to give the salesman a good living then simply wait until the points go on a massive 80% discounted sale which happens a few times a year, and spend a couple thousand dollars to buy points, and there you go, you just saved $40,000. What can you do with the points? Well, no one will give you a straight answer. We did login and go to the shop, to see what we could buy with points, and for 20,000 points we could get a small plastic dog bowl. Does that give you a good idea of what these “points“ are worth?

This is a terrible terrible company
This is a terrible terrible company. When I signed up for the vacation deal with the two hour presentation, they went on and on about their amazing resorts and how my family would enjoy the resort tremendously. When I called to book dates, they said that the deal was only for satellite hotels NEAR the resort but not for actually staying at the resort. So instead of staying at a resort, they would book my family at a local Holiday Inn express!!! When I asked for a refund, I was told that no where in the paperwork does it say you will be staying at the resort!!!!

STAY AWAY - YOU WILL REGRET!!!
We booked a 3 night deal ($249) at Orange Lake Resort in Orlando, FL in exchange for a "2 hour tour" time share presentation and $100 cash. It all started badly when we checked in and were placed in a room that overlooked an indoor atrium. No natural light whatsoever, so we switched our room the following day for a view of the nearby lake.
Here's where things really went downhill.
We hated the tour and being disrespected of our valuable time. Our tour was scheduled for 10am and we made very clear that we had a 1pm appointment elsewhere. The tour lasted 3 hours and we were further disrespected of our time by the Manager “Jose” who was more self absorbed and wrapped up in his little world by keeping us there longer and presenting more useless timeshare options for us to consider. HORRIBLE and unexpected experience and not to mention the terrible room we were placed into. NEVER AGAIN!!!!!! I will post this across social media channels so that others stay away from this disrespectful organization. I will also escalate this to Senior Management at the corporate level so they’re clearly aware of the abusive and inconsiderate business practices. Hard to believe that this dump has the Holiday Inn name/brand behind it.
