We rented a property at championsgate over the last 2 weeks and have had an absolute nightmare with this company. We arrived at 8pm to be told no reservation was made under the booking name despite having evidence to show. Numerous phone calls and not really getting answers we finally entered.. Property was dirty. Toe nails and hair found in showers. Under beds and sofas filthy. 2nd week in air conditioning broke. Got told an emergency maintenance man was going to turn up. This was on Monday yet nobody arrived until we left. In the run up to the holiday 2 weeks prior we were given 4 different addresses. Very poor communication overall.

Our experience at one of their propertys was deeply disappointing from start to finish. The villa did not match the listing images furniture was missing, the sofa was broken, the pool table and air hockey table were both unusable and mould was present inside the property. We arrived to a dirty villa with no basic kitchen essentials provided. The kitchen hot water broke on two separate occasions. We were without hot water throughout the entire property for over 48 hours, with 16 calls to the emergency line going unanswered. The pool was not cleaned and the heating was broken for four days leaving us unable to use it at all. During our stay a guest received an electric shock from the toaster upon switching it on. The oven mesh was burning during use. We did not feel the appliances were safe or adequately maintained. We made six calls to the maintenance line and had four call-out visits throughout our stay. Our concerns were repeatedly dismissed by the management company and our formal complaint was not resolved to any satisfactory outcome. We have full photographic evidence, videos and a complete email trail documenting our experience. This did not feel like the luxury villa we had booked and paid for.

The management is a disaster today the 3rd without internet and television. No technician is sent but you are treated as if you had no internet in Germany and would not be in a position to know how to use it. Cookware scratched and unusable. In general, the house is very worn out

We supply travel agents in the UK & Ireland with vacation home rentals in Florida, we work with a number of suupliers, one being Executive Florida Villas and today we had no alternative but to place them on stop sale, Over the past three years we have had so many problems and complaints from guests that we no longer feel it safe to continue working with this company. They have no interest in guest satisfaction, if a guest has a problem with a property they find it very difficult even contacting them and if they do pick up the phone they do nothing about the complaint for several days. When a family save for what should be the holiday of a lifetime they do not want to spend hours or days trying to get a problem resolved. Problems like dirty pools, dirty villas, doors that dont lock, faulty equipment etc. etc. In April 25 I was in orlando and was called to a property that had flooding in the walk in wardrobe and master bedroom. after 2 days of complaining they sent out someone with a hoover to suck up water not fix the problem. It became obvious the water was coming out of a wall that had electrical sockets and cables making it in my opinion unsafe for the guests to remain in the home, Executive refused to re-locate the guests so I moved them myself at cost to me and Executive refused to refund, this is the second time this has happened. Executive told the guests they could not do anything with the flooding until they left the property at the end of thier stay?? We have had broken fridges, faulty electrical fittings, they charged $2300 for a new sofa saying the guest had torn it when the gust already had a photo on arrival showing a tear. I could write a list of guest complaints but the owner Andy Booth has only one interest and that is to keep collecting rental fees and driving around in his open top Bentley.

We are currently in the holiday home 9282 Sommerset Hills Dr. Davenport from Executive Villas Florida. We have noticed several problems since the beginning. The house is for 16 people and there is only cutlery for 8 people. The walls are very dirty, have holes in many places and hooks for towels are loose or broken. The table tennis table and basketball hoop are broken. There is no outdoor TV. The towels and bed sheets were dirty, we washed them ourselves. The biggest problem is that the dishwasher doesn't work and the fridge and freezer don't cool properly. We complained about this on the first day by email and took photos of everything. Unfortunately, no one is available on the phone number. We are here for the 4th day today and still no one has addressed the problems. The service is definitely not customer-friendly and that at such a high price. Accordingly, Executive Villas Florida cannot be recommended at this point in time!

August 2024 4509 target boulevard Kissimmee Florida, charged my family for the disgusting way we found it!! They are thieves and unprofessional!! Do not rent from them!! And two men walked into the house with the code!!! We had to wash all the linen when we got there, which made us not be able to sleep until 5 a.m. i of course was too tired, so i went to bed, i used a sundress for a pillow case, a sundress for a blanket and a towel for a sheet!! the two men that walked in on my family (with the code) and said they had rented the villa for the weekend for a party!!! i had to call the emergency line for the employee to speak to the two men and tell them to leave as they were not willing to leave, which meant we couldn't go to the grocery store or anywhere else, until they left. exec villas kept my damage deposit claiming my family and i caused the damage that was already there, i feel so violated and am so disappointed in the company that they would take advantage of us. You also cannot talk to anyone, you have to email back and forth, the sheets and pillows were blood stained, the sofa had urine stains, bugs are all over walls, the person that came to change the code took a while as he stated he had forgotten how to, that shows that they are not changing the code after a person rents it!!! I need someone to get involved to help me get my deposit back and am at a loss. and the pictures that they sent to me saying i caused the damage were the pictures that i sent to them, I wish i had read the reviews before i rented this place, i will never ever rent from exec villas again! i rented through VRBO which is a good company but they need to delete exec villas altogether!!!

Awful villa was dirty and had bugs in beds. the pool area was dirty. The door to the pool was not alarmed which is illegal in Florida and wouldn't lock it just had a dirty wooden pole. Slow to react just left replacement bedding in kitchen. Beware before booking check other reviews they are a shady bunch!
