Horrible quality! Horrible ethics! They use contractors hiring questionable workers. They take advantage of first time homebuyers that don’t know anything different. Lengthy “we aren’t responsible” legal contracts and make you use their attorneys and mortgage company to get their closing cost allowance. How is this legal? Terrible workmanship and even worse care. Stay away! There is a reason they specialize in “first time homebuyers” - easy prey!

I wish we had read all of the reviews…
I wish we had read all of the reviews before we even gotten into this, it would have saved a lot of stress and a very traumatic experience. It all started to fall apart once we got to the loan part. We are both veterans and the loan was coming through the VA and my husband a 20 year veteran of the US Army. I am an army vet as well. He was the one applying for the loan. Jeremy and Derek were great, the ones that showed us the homes and got us into the process. As soon as we got to talking to Brandie Plummer and never even getting a call or no direct contact from Zach, it was a terrible experience. The had us at a closing date of April 25th. It seems to be that every piece of paperwork submitted was never enough or was missing. The requirements varied from day to day. Brandie is very condescending, sarcastic and at the end was downright rude. It seems my banking information was under more scrutiny than my husband and I wasn't even on the loan. She had us sending banking information via email but once we were in front of Natalie at the office and Brandie was on the phone, all of a sudden banking information shouldn't be sent via email. We went down to my bank for some documents that were requested and put her on the phone once we got there to ensure we were getting the right information and the banker wrote it all down before he got all of the documents, once he printed it all out she stated that she couldn't confirm that was the right information even though it was the same thing he wrote down and printed off. I asked did she think he was making it up? It was always one thing after another. You think this is it and then the next day it's something else. She wanted the banker to help us download and app and then help us to upload the information to us. It was always a late phone call to a point where if you needed to go to the bank it would've been too late and there was an instance where I told her that the bank was closed, she said she was well aware. Nothing was ever sufficient even though she kept saying it was. Even after signing a gift letter that still wasn't enough for a certain deposit that my husband deposited into my account. There was point where we were willing to pay down a car loan if 10k that day to get the debt to income ratio down as well as the car payments. They told us that was ok one day then it changed the next. Zach will not call you back. We had to reach out and talk to Brandie's boss Tammy about the way she was handling the situation and she was going to reach out to Zach's boss because we could never get a response from him. I don't believe this folks want to help you buy a house but make the experience so bad and deters you from wanting to continue. We opted to cancel this process as the stress was becoming to great as the requirements changed daily. It was horrible. Come to find out our closing date was pushed back to May 13th. This should have been an exciting experience as a first time home buyer, although the house was beautiful it was not worth all of the drama associated with the process. I'm sure there are other home buying processes that are much easier than this. Believe all of the reviews because everyone can't be possible telling untruths about the same ridiculous experience when trying to buy a house through D.R. Horton. I strongly recommend you look elsewhere and save yourself some stress down the road. If could not rate them, I would. I don't see how this company still exists. Believe me that wherever I can leave a review about this experience, I plan to do so. We have cancelled and are waiting for our monies to be returned. We started this process at the beginning of the month or there around and the original we were supposed to be closing we have cancelled.

Worst Customer Service and warranty
I had the worst experience buying a home from DR Horton in Stephens City, VA. From financing to delivery to post-sale warranty support—everything was a nightmare.
Despite putting 20% down, the closing took more than 30 days due to delays caused by their in-house lender, DHI Mortgage. What’s frustrating is that the contract had no penalties for DR Horton or their lender if they delayed the process, yet as a buyer, I was held accountable and faced penalties if I missed document deadlines.
DHI Mortgage, in particular, was extremely difficult to work with. The loan officer, Ali Mowat, was unavailable most of the time, and the underwriters—who seemed to be offshore—kept asking for more documents over and over again with no clear end in sight. Each response from them took about two days, dragging out the process unnecessarily.
The problems didn’t end at closing. It took over six months to get a response regarding a faulty Ring doorbell. I had to call multiple times and speak with Jazmin Yvonne Plater, who kept asking what was wrong with it instead of sending someone to inspect or replace it. Only after repeated follow-ups did anyone finally take action.
This was truly a horrible experience from start to finish. I will never buy another property with DR Horton and would advise others to be extremely cautious before working with them.

Buyer be ware
Buyer be ware. Make sure you get all info prior to signing. Was sold a more expensive lot and found out half was an easement. Foundation cracked and leaking. Backyard is a swamp.

They use moldy lumber
They use moldy lumber. They also use cardboard style sheathing. They did not build this house to code. The attic does not have the correct ventilation. They blame all their mistakes on sub contractors.

Poor quality materials and even worse…
Poor quality materials and even worse installation crews. The house I purchased has tile floors that were poorly installed and not level. Some tiles have a different finish than the rest of the floor, matte versus gloss. I was told by warranty department that there was nothing they could do it was a manufacturer issue. My las test finding is that there was nothing retaining nut for the drain on the kitchen sink was not secure because the nut doesn’t fit. Safe yourself and your family, stay away from D. R. Horton.

I wanted to share my experience with…
I wanted to share my experience with D.R. Horton to make others aware of deceptive business practices that have led me to decide not to pursue any further business with them.
I was misled by John, a sales agent at the Wilmington office, regarding the structure of the discounts and APR. After reviewing the closing cost proposal from Christina, I was shocked to see excessive charges that were never clearly communicated upfront. The entire experience has left me frustrated and disheartened.
I caution anyone considering working with D.R. Horton to read the fine print very carefully before entering into any agreements. It's important to understand all the terms before moving forward.

Look for the little things before purchasing
I recently purchased a newly constructed home by D.R. Horton in Ocala, FL and am greatly disappointed by the things I did not notice at first. There are already hairline cracks in the garage floor, lanai, and driveway. There's also a crack in the stucco and a piece of it already fell off. I heard a popping sound from the bottom of the bathtub the first time I stepped in it for a shower. The refrigerator is against a wall and pantry door so I have to pull it out in order to fully open the freezer door. Not to mention one of the inside freezer doors had a big crack in it. Last but not least, they used flat paint on the interior walls instead of a satin or eggshell finish which makes it harder to clean. I also feel that the house should have come with dimmer switches instead of having one of their vendors contact me to upgrade it.
