Super disappointed in their Customer Service. Once you close on the property expect no updates, crappy service and belittling from the employees. We have tried for months to get a three page document of items fixed. It's like they try to find ways to not help you or do right by their work. I am currently working with some news networks to see if we can get a story published to warn others. Do not buy DR Horton.

D.R. Horton Sucks!
D.R. Horton’s contract is RIDICULOUS!
-Your deposit is not really a deposit; it’s a non-refundable down payment that will only be refunded under extraordinary circumstances.
-Unlike most real estate deals, your deposit will NOT be placed in an escrow account, D.R. Horton is goinfg to deposit your money in their account!
-Even though you’re signing a contract with D.R. Horton Inc, they’re NOT going to build your home. A “corporate affiliate” is (supposed) to build your home. Why is one company taking your money, but a different company is building your house?
-If the home you’re buying from D.R. Horton does not appraise for as much as they’re charging you, too bad! You can either cancel the contract and let them keep your deposit, or you can pay them more than the home is worth (which might require putting more money down). FYI, most real estate contracts let you cancel (and get your deposit back) if the home you’re buying doesn’t appraise for as much as you’re paying.
-D.R. Horton will not provide you with a definite date that your home will be completed. They promise it will be completed within 2 years, plus any delays “beyond their control”. Since they’re not the company building your house, isn’t everything beyond their control?
-D.R. Horton is not responsible for anything another company tells them. So, if their a/c contractor tells them the a/c unit is big enough for the home, but it’s not, you can’t make D.R. Horton fix it.
-D.R. Horton is not obligated to repair anything you say is wrong with the home’s design or construction.
-D.R. Horton is NOT responsible for your driveway, sidewalks, landscaping, irrigation system or streets! Who is???
-D.R. Horton only handles your home warranty issues for the first year, then they outsource the rest of your warranty to another company. Why???
-“Consumer products” are not covered under the home warranty. That means that they do not warrantee the appliances, but things like smoke detectors, garage door openers, and a lot of things in your home could be considered “consumer products” and therefore, not covered by the home warranty.
-D.R. Horton will tell you when and where the closing will be, and if you can’t attend when and where they tell you to, they will charge you up to $100 per day until you can be there! (I sure hope you’re not on vacation when they decide that they’re ready to close!).
-The contract requires YOU to pay ALL closing costs. Then, they try to get you to use a title company that they own! So, their title company can charge you whatever they want for closing fees. But more importantly, you should never use a title company controlled by the seller. The title company is intended to be an independent third party who accepts your money and the seller’s deed and exchanges each with the other. If you use a title company that is controlled by the seller, at some point, they will have your money before you have the deed.
-The contract states that you have “personally inspected the property”. When I requested that a home inspector inspect the property, things went sideways. I asked them to add to the contract that if anything major turned up on the inspection that they couldn’t fix before closing, they would give me my deposit back. They refused! I wonder if there’s something wrong with that house???
-The contract says you cannot rely on anything their people tell you (even if it is in an email!). You have to get all their promises in writing, in an addendum to the contract, and signed by management. Otherwise, they do not have to make good on any of their promises. They refused to put their promises to me in an addendem to the contract. Smarmy!
-If you have a dispute with D.R. Horton (i.e. they don’t finish your home, they don’t do your punch list, you’re a/c doesn’t work, etc.) you cannot sue them! First, you have to take them to non-binding mediation. They don’t even have to show up, even if you win, it’s non-binding! Then, you might have to take them to arbitration. Even if you win arbitration, the contract limits how much an arbitrator can award you. So, you can win and still lose!
I wouldn’t do business with these people under any circumstances!

DR Horton- just say NO
We bought a new DR Horton home in Spring Texas. The quality of these homes is very poor. We were the second owner of this house. The first owner bought it new and only lived here for one year. So our home was still barely under warranty when we acquired the house in the Fall of 2021. There are roof rafters that don’t even meet the center top roof rafter and are a full 1/2” short of meeting that center top rafter! The flooring is absolutely horrible! The full vinyl flooring is bubbling everywhere. And of course this started just after the warranty expired. Although we heard some other homeowners in the neighborhood (Breckinridge II) had their floors replaced during their warranty period. Some people had to have it replaced twice! When our home was only 3 years old I had to replace the insides of both toilets because of the very cheap toilet parts originally used. I also just had to replace the kitchen faucet because of its poor quality. Just don’t buy one of their homes! On the exterior walls where studs should be on 16” centers I have found studs as much as 18 and 20” apart. That’s not even up to code. My neighbors also complain of similar things. When I did initially deal with their customer service they were awful and they tried to get out of doing anything. Once they sent a guy to repair drywall cracks and he did such a crappy job, that the cracks reappeared! Instead of calling them back (a waste of time ) I fixed it right myself. Cracks are still covered and not noticeable thanks to me.

Buying a home is an important investment and place to live. The salespeople are there to sell you this expensive home. They are not your friend or looking out for you. We were looking for a home that we could park our RV in the driveway to pack and unload for our trips. In addition a main room on the main level. We were shown a home that met those requirements. We measured the driveway three different times with the sales team prior to agreeing to purchase the property. After we signed the contract and three weeks later we arrived at the property to find a sidewalk installed and double the normal width. Well that killed the ability to use the driveway for our RV. RV should not block sidewalks. We should have been allowed to cancel the contract since we were misled about the sidewalk. We needed to move into a home. We were told early July closing but not promises. July arrives and still no power to home. Not to worry in a week.
Well August is upon us and no power yet. We decided to cancel due to no power. We decided to purchase across the street a one level since they had utilities working. Well they were not going to return or transfer deposit to this new home. We should’ve walked away then. We put a new deposit on the one level with promise of closing in 3 to 4 weeks. We had home inspection completed. Provided inspection report to builder. Stated to them just fix those issues which included a number of holes on edge of property that were a safety issue. Some 3 to 4 feet deep with debris in the hole including tree limbs and trash.
Five days before closing nothing was completed. Holes still there. When it rains it looks like puddles. We had to inform homeowners two doors down since they had young children that run around. The builder apparently didn’t have time to address these issues. They promised all would be fixed. They had three weeks and no hot water, dangerous holes, etc.
This time we left for good. If they can’t fix these items after I expressed to them how important they be done before our walk through then I had no confidence it would be done in 5 days. I read reviews and you will see people had to close with open items and then found it difficult to get them to be responsive. Of course they kept the deposit. The final straw was we had radon test and it showed to be average 14 to 19. 4 and above recommended remediate the problem. They said, "We will check again in 30 days" and if still high they would address the problem.
A week later I got a text stating the builder supervisor did his own test and no radon. Claiming we had windows or doors open when our test was accomplished. Not True at all. BTW when you vent the home radon is dissipated. Interesting they did test right away after saying we had to wait 30 days and after closing. Bottom line they were not responding to anything we asked them to fix.
Since we were one of the first 5 buyers we had no one to ask how they were doing. Also they couldn’t provide HOA requirements for a couple weeks since they didn’t exist yet. BTW we purchased a new build home in the past. No problem changing our lot and the and the builder DIDNOT keep the deposit. Paint on walls are thin, cabinets are low grade and check your floors to make sure they are properly installed. A no star is not allowed. The company needs a buyer advocate to facilitate communication between builder, sales and customer.

Never again!
Our experience buying a home with DR Horton in Mandarin Grove has been extremely disappointing. The communication was poor, the construction quality was subpar, and the customer service was unprofessional from start to finish.
The construction supervisor couldn’t answer basic questions about the home yet repeatedly asked for a five-star review, even though major issues—like the improper grading of our yard—were never truly fixed. The realtor provided by DR Horton constantly sent incorrect paperwork and made unprofessional, even offensive, comments that made the experience uncomfortable for my wife and me.
The backyard grading had to be redone multiple times and still looks terrible, with no proper inspection ever taking place despite claims that one happened. We were also given Google screenshots instead of real answers when asking the title company about the CDD—something we expected professionals to handle properly.
Overall, this has been the worst homebuying experience we’ve ever had, and I would never recommend DR Horton to anyone.

Horrible quality but expensive homes
Horrible quality but expensive homes! I wish I would have read the other reviews because they are correct! 3rd home I have owned and worst builder ever!!

Almost bought from them, was treated terrible
I was looking to buy one of these homes, I am preapproved, and my loan officer was ready to go. The office personal were so very rude!! And then they got worse. I called Corporate to complain because I really wanted the house, I was ready to sign, but I was not going to deal with the two that were in the office. I started researching Drhorton, and after all that I have seen and how I was treated, I will never buy a Dr Horton home. I have bought and sold 7 homes, I have never seen such bad reviews or treated as badly as I was. I am looking at a more expensive home, but I have the money to do that, so I will spend more, but that is better than dealing with what I have experienced as a possible buyer with them and the reviews. Wow! unreal, I am so sorry for the people that bought with them and so glad I did not and now know to stay away from them.

DR HORTON
Poor quality of material used, horrible work and very unorganized and not professional.
When my family and I moved in our home there were some issues. The home was already built when we moved into the neighborhood. The home was beautiful in appearance. The front porch is cracked all the way around. The flooring was notisabley unven throughout home, island top uneven, walls not flush and gate in back won't close properly. DR Horton Warranty is very unprofessional. I am attaching 2 letters that We have written to company. I am putting a line in place of names.
1st letter
_____________,
Thank you so much for responding to my email. I had a visit with
___________ on April 3rd. She had called me the week of March 24
and stated that she would be at my house the next day for our walk
through appointment. I explained to her that our appointment wasn't
until next month. She stated that she thought I had changed it. I told
her that we never had a conversation about this. The morning of April
3, she called me about 8:00am and stated that she was on her way and I
told her that our appointment wasn't until 3:00pm. She again stated
that she thought I changed it. I told her that we had no such
conversation. The professional action ___________ should have been
for her to ask if I could change my time and date on both occasions.
This must be her typical behavior for this to have happened twice. I
didn't like the way she talked over me and that everything was no.
______ (Her manager) came over on the 10th and was very professional
and nice. My stairs are cracked from top to bottom and _________ stated
that it would be fixed when the guys came out to do work. The frame
around my office is not flush and looks awful. I was told that
couldn't be fixed. I need this to be looked at again. I have a lot of
unleveled flooring upstairs. ________ believes that could be padding. I
was told by _________ that I needed to remove all furniture from rooms to
have this done. We are a house of women and we are unable to lift this
heavy furniture. We would have to pay someone twice to move furniture
out and back in after work is done. That would be very expensive. My
bed would have to be broken down and put back together. This is not
fair. My front porch is cracked up like my house is a much older home.
My gate in the back yard has never worked properly. Cabinets in the
kitchen are shifting from the wall. I was told I could move molding
myself so that it was flush against the wall. Part of the bottom of
the Cabinet in the kitchen is coming apart. The center island is not
level and the top piece was not put on straight. I am attaching some
of my pictures.
2nd letter
_____________ and _____________
This letter just serves as documentation. I had a scheduled
appointment today to have my flooring fixed. The Flooring Company
(Along with DR Horton Warranty Staff) was scheduled to be here between
12:00pm and 4:00pm. One person from the Flooring company came out and
stated that he could not fix the floor because there is an issue with
the Subfloor. DR Horton Employees _____ and _______ stated that they
had no knowledge of the appointment today. The flooring company
initially came out on April 24, 2025 and a 2nd appointment was set to
fix the issues. My daughter and I removed furniture from my mother's
room April 23, 2025 in preparation of the flooring people coming out.
My Mother has been out of her room since April 23, 2025. My mother is
sick with cancer and on oxygen. This is a big inconvenience. It feels
like you all are doing everything in your power to discredit our
findings and discourage us from resolving the issue. We have been told
several times that this is all normal and a part of the settling
process. The uneven flooring is one of several things we noticed and
brought up when we first moved into the home, which was already built.
We were advised to wait around the 11 month mark to share concerns
because that is when DR Horton comes out and fixes everything. We have
also been told that you all are doing us a "favor" as most other
developments don't offer the same warranty services as DR Horton does.
The fact of the matter is that the floor is undeniably uneven all
throughout the home, upstairs and downstairs. We were initially told
this was due to us "choosing cheap padding" which is ridiculous
because we did not choose the padding. Then we were told that there
could not be any furniture in the room where the flooring needed to be
fixed so we moved all the furniture into the upstairs loft. Today we
were told that the loft too needs to be clear which is just simply not
true. Please confirm receipt of this message and advise on the next
steps.
We have been told that these things are normal.
The company wants you to settle for anything.
