Thank you to the sellsman who lied about the property being rezoned. Said it would never be city zoned and it is. Also terrible painting skills. Also our doors aren't even lined up right. Get people to build your homes that have real skills. No there is no fixing it now, do it right the first time.

Maybe So Maybe Not but you are at the mercy of the lowest cost
Here is a more consolidated post of my experience that isn’t necessarily bashing D. R. Horton I will post every two weeks so all who come here know what there getting into and if you choose to deal with D. R. Horton or another production builder so you get the best deal. Bottom line in the high interest rate market the best time to buy is October-November to take advantage of them buying the debt and giving interest rates in the 3% range for reducing their inventory to avoid taxes on assets. I had a negative experience with D. R. Horton’s Lafayette Office. I’m a mentally disabled retire Naval Officer who the Lafayette Office was very interested in my buying from them even though I was exhibiting erratic and irrational behavior but still competent enough to buy. When they put the close date the day before my birthday I got suspicious and looked into them a bit. The business model sell itself so why the amateur sales tactics. After a deal fell apart and I lost significant potential gains in the stock market after the 2024 election we reach a deal on a future build where I would have three structural engineer inspections and an open wall inspection with inspectors of my choosing to inspect critical system or so I thought. They were very professional in terminating their association with me on that deal then they just stop answering or returning my calls. D. R. Horton’s business model as a production builder builds at 15-20% below market build cost and sells preconstructions for 6% under market build cost. In the secondary market, since these are new construction D. R. Horton prices homes a slightly above market rate or 33% above cost of build. This gives D. R. Horton a gross profit margin of 44% (assuming perfect build-sale compounding of 2.4 times yearly) and 33% +/- 3% in the secondary market in which they own all the homes in that market but just selling through real estate agents. If you buy in the secondary market your getting ripped off if you don’t knock 10% off the market price per sq ft. You’re the buyer and they make 13% profit a year with this model or rather 4.8 billion dollars. Don’t you want your piece of that pie. D. R. also engages in rental properties (I would imagine likely some low income ie. guaranteed government money), this is an additional revenue stream that can offset Accumulated Earnings Taxes and provide a revenue stream that results in a return on investment of 6% which is better than the financing arm of the end of year buydown not including the tax advantage of getting the inventory off the books.

Our home was built by Riggins but they were purchased by DH Horton during the builders warranty period. Minor problems were fixed but a major problem with the heating and cooling system was never made right. They are not people of honor. I would not trust them. You will see multiple lawsuits have been filed against them in several states.

I has been 2 years since I bought my home and my siding is becoming discolored ( losing the gray color).I have been back and forth with DR horton and now they blame the manufacturers and want me to send them a sample! How crazy! Dr horton uses low grade bad quality products and now I have to have my siding redone! My advice just stay away!

Purchased a home in the Villages of Pike Road- in Pike Road, Alabama. They were crooks from the Sales department to closing. The homes are dollhouse cute, but are cheap quality. I wouldn’t recommend this company. The plumbing is extremely loud and there is absolutely no insulation or padding to prevent sound. This makes it unbearable to sleep when someone upstairs flushes a toilet, shower, or wash their hands. The management team are a bunch of liars. Don’t overlook red flags. Especially being a minority

Run The Other Way
We had a home built by DR Horton in 2021 in North Ft Myers Florida. We liked the area where the homes were being built, and the model home was beautiful. We hired an inspector to do the walkthrough since we live in another state. The inspector found issues in the home, but items on the list seemed to be easily addressed. Once we came to Florida for the winter, and settled in we started submitting warranty via Hortons website based of inspection list. The warranty department and their vendors are not on top of it at all. The vendors never call to set appointments up for repairs, or if they did set a date & Time they never showed up. Here we are 1 1/2 years later, and seems as though Horton doesn't want to be bothered and fix the last 2 items on the warranty list.
Nonetheless, they're not a quality builder period!
They hire help that doesn't know what they're doing and they do sloppy work.
The walls aren't even remotely close to being level, interior doors were bowed, we have 2 different colors of grout in the tile floors' grout cracked in the spare bathroom, Sliding door wasn't in right, and bugs coming in from outside the top and bottom of sliding door, bathtub had a rusted bottom, and tub was scratched which I assume the contractors were cleaning their tools in the bathtub, or the tub was simply a used tub, and broken dining room window
If you haver high expectations you're not going to find it with this builder. Fortunately, in our community we had the least of the problems, and many homes were worse than ours. All I can say is run away from this builder, and research & INVEST your hard earned money in a builder who cares about quality not QUANTITY.

D.R Horton - Craftmanship = JUNK!
Bought a home in 2016 near Chicago from D.R. Horton (Cambridge), and had very few issues!
Moved to Tennessee, near Johnson City, and bought my Second D.R. Horton Home in 2022.
CAUTION! D.R. Horton here is not the same as in the North! Too many issues! Plumbing, electrical, drywall, flooring, even a cracked window! It appears D.R. Horton has lost their direction and no longer cares about the final product - just the money!
Although they have a warranty department - Most of these issues should have been discovered, and CORRECTED long before closing! When inexperienced drywallers do not possess the knowledge to hide seams and leave huge bulges in the walls, it is unacceptable. Combine this with ghost doors (they close themselves) poor wiring, drains that burp, the worst final landscaping in the world, trim that has protruding but painted-over nails, and shower glass which is falling from the frame - the jury is in! Repair crews can't speak English, which goes to prove who is being hired at LOW PAY, and as we all know - you get what you pay for! Unfortunately for others and myself - WE paid Top Dollar to pay for a home built by construction imbeciles!
