It’s important to keep in mind that the dividend does not represent your full return, only the cash flow from incoming rents. Appreciation: In real estate, appreciation refers to the increase in the value of a specific property. Your returns will come from both dividends and appreciation. Appreciation represents a far more substantial portion of the investor’s return. The assets will appreciate both naturally over time and through forced appreciation via the renovations. As for the investment term, the Growth REIT, like most real estate investments, is illiquid. The REIT is not open-ended, meaning it won't go on indefinitely. It goes through a cycle of acquiring assets, renovating, increasing rents and then selling the assets. The five year term allows us to go through this process. With real estate, time is key and allows the properties to appreciate which ultimately means a higer return for investors.
