not sure they are legit
Updated: They did respond to my inquiries and posted more dividends to my account. The dividend was painfully small, under $2. I have added a star, total of 3 up from 2 stars. The website is lack luster and I am still not 100% sure it isn't a scam. Original: Started investing with Diversyfund a few months ago and like others that have offered factual reviews I am finding their dividend system is not actually what they say it is. They say on their website that dividends are posted by the 15th of each month. Since I started investing there has been no payment on or before the 15th and the one dividend I did receive was a very low amount(under 2 bucks for a $500 investment). Straight answers and timely answers to inquiries does not seem to be a priority for Diversyfund. This company appears to be deceptive, inept or more than likely both. Stopping short of calling them a scam, I do believe I have lost my money. 2 stars because I have a little hope left. I should have stuck with just investing with Fundrise.

Investors immediately diversified across multiple assets, you aren't investing in one asset, you are diversified across the entire real estate portfolio. I'll wait and see about this...
It took a very long time for my initial investment to get through the funding process and be visible in my account - weeks, not days. And so far the monthly dividends are nothing to be impressed about (2.58% projected annually). I had intended my initial investment to be just a down-payment on a larger amount once the account setup and linkage completed. But now I am going to wait see how things go with just that smaller initial investment for several months or a year (maybe more). If the ROI isn't any better than what I've seen in the first 2+ months then I won't be putting any more into this account.

Hi there! Thank you for taking the time to review us! Keep in mind that your first dividend is always prorated based on the number of days you were invested for the month. It looks like your investment cleared escrow near the end of the month so you were only invested a few days which is why your dividend is on the lower side. Another thing to point out is that the dividend does not reflect the total return of your investment, only the cash-flow from incoming rents, it does not factor in the appreciation of the assets that happens over an extended period of time. Your total return on your investment will be comprised of your Dividends and any Capital Appreciation realized at the time of sale. Beginner
New to investing, so far this appears to be a good way to invest in commercial real estate without needing a fortune.

It's ok, I guess, hard to know
It's fine, but I"m not really blown away by my earnings, yet. I'd like to have some idea of what to expect, but I guess that's part of taking the risk.

Hi Kira, We are sorry if we did not clearly explain the process prior to your investment and we hope we can clarify your expectation. Investing in a private REIT is different from other experiences you may have with typical exchange-traded investments. The Growth REIT's strategy is designed to build wealth over an approximate 5-year timeline and the performance is based on implementing the fund’s complete value-add cycle. The REIT was launched about a year ago and is still in the ramping up phase acquiring properties. Once properties are acquired, we move into the execution of the value-add plans (renovations, releasing, etc.) which increases the value of the entire portfolio. Your current returns only reflect cash-flow from existing incoming rents, and does not factor in the appreciation of the assets that will happen over the fund’s growth cycle. Throughout the fund’s investment term, we are continuously working to provide best-in-class management of the portfolio so we can deliver great results to our investors when we get to term. We understand that this is a new way of investing for many of our customers who haven’t had the opportunity to participate in private investments like these in the past. REIT investors receive a dividend every month from the rents that are collected. That dividend is automatically reinvested in order to fund the renovation of the property. It’s important to keep in mind that the dividend does not represent your full return, only the cash flow from incoming rents. Appreciation: In real estate, appreciation refers to the increase in the value of a specific property. Your returns will come from both dividends and appreciation. Appreciation represents a far more substantial portion of the investor’s return. The assets will appreciate both naturally over time and through forced appreciation via the renovations. Not Great, but Good
So the dashboard and user interface I like. I also find the learning tools extremely helpful. My biggest complaint is how long it takes once you make an investment for the funds to sit in escrow and then actually be invested. My other complaint so far has just been the returns, well below what most of my other investments are doing. I realize though that it is a long game and the short term doesn't always work in your favor. If I see more positive growth in the long term it would definitely bump up to four stars.

When investing, the funds are held in escrow for 5-7days. This is just to ensure Know-Your-Customer (KYC) and Anti Money Laundering (AML) compliance on all transactions. We do this to remain compliant with the Patriot Act as well. Our escrow agent will occasionally request certain documentation from investors to verify the information provided. This can delay the escrow process a bit. We are thrilled to have you on board. Nature of the Beast: Long Term + Poor Communication
Just seemed like it took a long time for me to see any results. I'd love to see how my money is growing (or not) before I decide to invest more (or not). Update (7/28/2026): DiversyFund still has my money. I have no idea what return (if any) I am looking at on this investment. I have no idea when I will receive it. So glad this was a small investment and not a large portion of my money tied up.
