This is the VERY worst real estate platform that I have invested in. They give you no personal information to see how your investment is doing. They are hard to pin down with any information and from what I can gather have not even made 5% return on my investment. STAY AWAY.

All investors receive regular email updates and have access to the investor portal, where the performance of your investment is clearly tracked. If you're having trouble logging in or locating the latest communications, our support team can assist, just reach out to [email protected]. It's also important to remember this is a long-term investment strategy, not a short-term flip or stock trade. Returns are realized at liquidation, which begins December 31, 2025, as has been communicated in multiple webinars and updates. We are committed to transparency and timely communication and always happy to walk investors through any questions or concerns.

I put in only $1500, 3yrs ago into this scam company. I’ve only made $150 bucks. This company shouldn’t receive any stars

Hi there, Looks like you are confused about how the investment works, please see the following: Why haven't I received dividends in a long time? DiversyFund Growth REIT is intended to be a growth asset and not as much an income asset. In the beginning Dividends were paid out of income as the company was identifying and purchasing properties. Once the investment was fully funded, the company stopped the dividends and started putting all the investment money and income into purchasing good properties and making improvements to the properties to be able to raise rents and eventually sell the property for a higher profit (Growth Oriented). How long before I start seeing returns on my investment? Returns will primarily come as properties in the Fund are sold for a profit. Over the last few months, 3 properties have been sold and DiversyFund is planning on a Distribution toward the end of the year. REIT's are required to distribute 90% of profits annually to investors, but keep in mind this is a net number. Some of the funds were reinvested into new properties with good potential as well. How long before I can get my money out? The investment term was 5-7 years for REIT I. We're toward the end of the 5 year period, but the company has chosen to take the extended 2 years to continue the property improvements and/or give time to raise rents after improvements to improve property sale value. As properties are sold, we'll see more disbursements until all properties are sold and funds+ profits are received.

This company is a mystery. I put in money a couple of years ago. I've never hear anything from them. No statements, e- or otherwise. The most puzzling part is that when I log into my account, the investor screen is blank. Before I invested, I thought i had read enough. I understood that it's a longer-term investment (3+ years). But to not be able to see anything, even the initial investment amount and date, is really suspicious. Perhaps the SEC, which they say they are 'monitored by' (I should have done this research ahead of time), needs to hear from us. Basic accountability is necessary in a legit company.

Hi there, Apologies for the trouble you have had accessing your account. Please email us at [email protected] if you still are not seeing your account. Yes we are indeed SEC regulated. Don't be fooled by slick slogans and beautiful pictures of exclusive properties. I am an investor in DiversyFund multiproperty growth fund and Series A convertible note. This has been a horrible investment. First of all the platform offers no liquidity or transparency. There is no set time frame for when you could expect payment of your principal or profis. Their quarterly updates are uninformative and vague. Good luck trying to get a person on the phone to redeem your investment. I have requested for the convertible note to be redeemed as per and according to the provisions of the note. They told me they didn't have the funds to pay me back upon the note coming due. It has taken 17 months for me to see my principal and some interest paid on the note. I say some cause they refuse to pay interest on the amount that has accrued during the past 17 months when it was in default despite it being in the provisions of the note. I have no expectations of ever seeing returns on my investment in the multi property growth fund. I have asked several times but have yet to get a update on the valuation or expected payoff time frame on the portfolio. There are many options for those interested in investing in real estate. Crowd street and Yield street are two much better platforms for accredited investors. Unaccredited investors would be better off investing in a publicly traded Reit or etf. I strongly recommend that investors avoid dealing with this company.

I strongly advise against investing with DiversyFund. According to their REIT documentation, investors were told they could expect a return of over 6% annually and would be able to withdraw funds after one year. In reality, I earned only nine dollars over an entire year, and my requests to withdraw my investment have been denied. DiversyFund claims they cannot return my money because they are not currently in a "liquidation process." Their communication has been inconsistent and evasive, with numerous excuses offered instead of solutions. Dividend payments have not been made on time, and transparency is severely lacking. In my opinion, this operation shows many red flags and could easily become the subject of a major investigation or exposé—perhaps even on 60 Minutes. Proceed with extreme caution.

Your comment suggests there may have been a misunderstanding of the investment terms. When you invested, you signed an Offering Circular that clearly outlines the illiquid nature of this real estate investment. Unlike a short-term or publicly traded option, funds are not available for early withdrawal because they are tied up in physical real estate assets. Once the liquidation process begins, investors will begin receiving their returns. We encourage you to consider your investment goals and risk tolerance carefully in the future, and we’re always available to help clarify the nature of long-term real estate strategies.

It's been nearly 5 months since I received a dividend after investing 5 figures... this company is the worst! Do NOT invest with them. They do not have any clear communication about what's happening with your money. They don't post your account statements in the portal, you have to go and ask for them - what are they hiding? Oh, their POOR performance. I am so disappointed that I trusted their website and invested with them. Now my money is stuck until this REIT closes.. and I will barely get any returns. It makes me sick thinking about what I could've done with that money instead. This is the biggest disappointment. Take your money to a company who actually cares.

The REIT is designed to build wealth over an extended period of time. We acquire multifamily properties with approximately 200+units and do what is called a "value-add play". We add value to the building via renovations, this allows us to increase rents and it also means the renovated building is worth more than what we acquired it for. The properties we acquire are typically in areas with strong job growth and population growth and vacancy rates below the national average. Dividends are generated monthly from incoming rents and automatically reinvested on your behalf, while the fund is open for funding. Once the funding stage is complete, the investment term is approximately 5 years, allowing us to renovate and add value to the properties. Real estate also naturally appreciates over time. All of these things combined allow us to target a higher return. Updated: They did respond to my inquiries and posted more dividends to my account. The dividend was painfully small, under $2. I have added a star, total of 3 up from 2 stars. The website is lack luster and I am still not 100% sure it isn't a scam. Original: Started investing with Diversyfund a few months ago and like others that have offered factual reviews I am finding their dividend system is not actually what they say it is. They say on their website that dividends are posted by the 15th of each month. Since I started investing there has been no payment on or before the 15th and the one dividend I did receive was a very low amount(under 2 bucks for a $500 investment). Straight answers and timely answers to inquiries does not seem to be a priority for Diversyfund. This company appears to be deceptive, inept or more than likely both. Stopping short of calling them a scam, I do believe I have lost my money. 2 stars because I have a little hope left. I should have stuck with just investing with Fundrise.
