Stay away from Worldmark the Club. Went to a presentation at Inn at the Park in San Diego. Was lied to about charges for housekeeping by the General Manager. Was told by him there would only be a fee if we requested housekeeping. My wife and I heard the exact same thing about these fees and it was clear to us what he said. If we knew there was going to be additional charges for housekeeping on top of the purchase price and monthly dues we never would of purchased a membership. I reviewed the nearly 15 pages of the contract before we signed. I just skimmed over the portion for additional fees because we were clear on what he said about housekeeping fees. Unfortunately didn't find out the real story behind these fees until after our cancellation period was over. Try to work it out with Director of Sales, all we got was, sorry. So disappointing and now were stuck with it. Beware!

To Continue the Saga of Fraud and Deceit
As I said, it’s been rough enough to work the timeshare in “reality of life.” The only reason I sat through one more of their spiels was the intent of achieving a level of appropriation to serve a few of my friends over the next few years to afford what “I thought I had to share!” That’s how I got to HI with them to begin with. I was visiting a best friend in Florida in October, 2019. She had arrangements for 4 of us to enjoy 3 nights in Pompanou Beach with World Mark on her first level of membership. She chose to go to their meeting just for any update on ownership. I chose to escort her with her generosity of vacation. Once this organization learned I was already a member, I was at best targeted. I can tell you without any purposeful act, I was at best in a frozen state to have any kind of dialog to desire for a second another upgrade. This agent, smoother than most-corralled me for at least, 40 min. before he displayed personality, though with purpose. I right off, told him-“You display right off a great guy, but don’t waste your time I am the furthest from any kind of upgrade, or anything.” He turned it up another 50%, if that was possible and highlighted his “CPA” hat; but when that didn’t work-he indicated, he took it off and talked, as a “friend.” He assured me, how I was “undersold” in May and that, he could show me how all of it could be “re-allocated” without spending one more cent.” Quote! If I heard that, 6x-it was a dozen. I emphasized, also a dozen times my only desire is to pay off my present loan and minimize the monthly maintenance fee. Stay tuned for more...if you haven't been convinced if you have nothing better to do with your money. Then go for it. But it keeps on giving and giving. You were warned. I have no reservation you'll want the nitty gritty, if only to feel better your poor decision to have joined, too; or a true reason to rejoice b/c U didn't. For now I go with email...soon facebook and I have never been that kind of gal. Trust me. Friends would attest!!!

Horrible company
Horrible company. Horrendous customer service. Their website is not user friendly. If you buy a time share from them, forgive yourself. If you need ANY type of customer svc on the phone be prepared to be put on hold for at least 10-15 minutes, and get transferred multiple time with 15 minute waits between transfers. Most of the time the places you want to use your "points" to reserve are not available. When my payment was late --even after I paid and got caught up, I couldn't make a reservation online. They blocked me from making reservations even when I paid for the following month ahead of time. NO one seems to know how to help with questions and financial issues..they just bounce you around from person to person with long lonnnnng waits between calls.

Poor Guest Experience
I will lead with this, in addition to looking like a cheap 80s motel, that so many people have noted before, Wyndham Pagosa also have bed bugs like one!
I've given enough time for Wyndham and Worldmark to reply to my grievances after a letter dated XXX was sent detailing an incident. I preface this review with the fact that I did elect to allow opportunity to correct this before going public.
The only follow up I personally received from this incident was a call from an insurance adjuster on 02/21 stating they are denying any liability in the case. A call that took only two minutes and a result I expected.
I didn't receive any customer service gestures, follow up, or even a simple apology from Wyndham Pagosa, Wyndham corporate, or Worldmark. In fact, I was met with the opposite (and frankly the reason why I feel so encouraged to at the very least take a jab at their reputation). This is all particularly dissapointing considering this was the first time to Pagosa and first experience with Wyndham.
I made the mistake of not reading the reviews of this place before booking it. The place is poorly managed and unprepared for guests. They clearly lack any sense of professionalism and their "resort" should be downgraded to the lowest rating. Hot water runs cold, doors don't lock, coffee pots are left dirty, microwaves are left dirty, bathroom sink doesn't work, the furniture is old, the carpet is stained, the tile is coming up in the bathroom, the outside layout of the place is odd and difficult to navigate... Need I continue?
Honestly, I wasn't bothered by any of it. I felt our stay, which was mostly inside, was decent. After all, we came here to get away. That all changed when I woke up on January 20, 2019 to bed bug bites and a bed bug crawling on my arm!!!
To make a long story short, the assistant manager came and was very dismissive. Specifically making every excuse possible except face the truth and simply apologize this had happened. He went as far as to say that my bites looked like burn marks and that it wasn't a bed bug at all. Yeah... Cause I go around burning myself.
I should post pictures and ask others if this is a bed bug?
I've stayed in some not so great hotels, but this experience will stick out as the worst. It could have honestly turned out to be a memorable experience. For every problem only presents an opportunity, but that all was quickly lost.
I felt during the whole experience that the appreciation for me as a guest at their resort was undermined. Repeated attempts to humiliate me and my concerns will not go unnoticed.

Worldmark by Wyndham commits sales fraud.
We signed a contract with them and paid over $3000 for a weeks vacation at one of their resorts. They were trying to sign us up for a timeshare, and we couldn't at that time. They told us they had an alternate plan that allows us to try it for about $3000. If we liked it, we could convert over to the full timeshare, and our money would be applied to it. They did specifically state that we had to decide within 2 years whether or not to convert. We specifcally asked the guy "What if we can't use the vacation in the next two years' - his response was "If you pay the money, we owe you that one week. That's yours. But you won't be able to convert, and you won't ever be able to buy a Wyndham timeshare".
Fast foward two year - we can't use the vacation. The salesman lied to us. When I filed a complaint with the Better Busines Bureau, their representation a "Judd Edwards" told me that it doesn't matter what the salesman promised, it isn't in the contract so they don't care and won't do a thing about it. He half admitted that they know that their salespeople lie to people, but it doesn't matter since we signed the contract.
