We bought a Toll Brothers home in 2019. As a new build, and an expensive home, you’d expect a level of quality and customer service…. We’ve had anything but. Less than 7 years and we’ve had countless roof issues. Is Toll Brothers standing by warranties … NO. What a racket… high cost, low quality, worse customer service. Buyer beware.

Poor Site Work and No Accountability
My experience with Toll Brothers has been deeply disappointing and stressful due to multiple latent construction defects that have surfaced after moving into my home. Despite being marketed and sold as a “luxury builder,” the workmanship and site preparation have not met even basic expectations for safety, durability, or long‑term performance.
We have experienced significant water intrusion and drainage failures that appear tied to improper grading, site development, and inadequate stormwater management. These issues have caused damage, ongoing moisture concerns, and uncertainty about the structural impact on the home. What makes this worse is the lack of clear accountability. Instead of receiving support or meaningful guidance, we have been left in the dark.
Latent defects of this nature should never occur in a newer home, especially one built by a company that advertises premium quality. The failure to perform as a luxury builder has resulted in emotional, financial, and practical hardship for our family. We expected a well‑constructed home and responsible follow‑through, but instead we are dealing with avoidable defects and a lack of transparency.
I am sharing this review so other homeowners understand the risks and challenges we have faced. Buyers deserve honesty, proper site work, and a builder who stands behind their product—none of which we have experienced with Toll Brothers.

I am writing to formally express my…
I am writing to formally express my deep frustration regarding the ongoing issue with the floor outlet installation in my Toll Brothers home, and the highly unacceptable response I received tonight.
To recap the situation: during our initial structural and electrical planning, we paid extra to have an outlet installed in the floor. Six weeks later, during our design center appointment in Charleston, South Carolina, we chose to add an extended kitchen island. At no point during either of these appointments did your team mention that the extended island would impact the placement of the floor outlet. As professionals, your team should have anticipated this conflict.
Now, a year later, the outlet is mistakenly positioned in the middle of the floor, creating a severe tripping hazard. My request has been clear: I want the outlet removed entirely, the hole filled and leveled, and the flooring replaced using the extra box of flooring I already have on site.
After going back and forth with your team for more than three weeks, I received an email tonight—sent just two minutes before closing—stating that a team will be arriving tomorrow between 11:00 AM and 12:00 PM simply to install a new outlet and cover in the exact same problematic spot.
This response is entirely unacceptable and does not address the issue. I expect Toll Brothers to correct this mistake properly by removing the hazard and repairing the floor as requested, rather than forcing an unsafe and incorrect installation.
I expect a prompt response from a supervisor to resolve this matter correctly.

Toll Brothers' Poor Workmanship in Construction
I am writing this review to warn future homebuyers about my experience with Toll Brothers in the Mayfair community in New Braunfels, Texas. Despite hiring a professional independent inspector who uncovered severe structural, exterior, plumbing, and HVAC defects, the construction manager, Jeff Burnett, has flatly refused to correct these issues and is forcing us to close on an uncompleted, non-compliant home. Our independent inspection report highlights critical issues that Toll Brothers refuses to address:• Structural Concerns: Concrete cracks and visibly unlevel floor surfaces indicating early differential foundation movement.• Severe Stucco/Cladding Defects: The stucco termination flashing (weep-screed) is sealed to the foundation, holes are blocked with debris, and reverse-lap flashing is installed. This completely restricts required wall drainage and guarantees future trapped moisture and water damage.• Missing Flashings: A complete lack of functional head flashing above multiple window, door, and garage door openings.• Critical HVAC & Safety Hazards: Noticeably distorted roof structures, damaged and improperly repaired trusses lacking required professional engineer (P.E.) seals, unvented/uncapped primary condensate lines, and severe contact between multiple flexible air ducts causing immediate condensation issues.• Electrical & Code Compliance: Multiple branch circuits using #14 copper wiring on lengthy runs without voltage-drop calculations, plus multiple wires improperly crowded under single retainers at the grounding buss bar. Toll Brothers is attempting to push us into a closing date while these material defects—which directly impact the home’s safety, structural integrity, code compliance, and future insurability—remain completely unaddressed. If you are considering building with Toll Brothers in the Mayfair neighborhood, be aware that their management may refuse to honor independent inspection findings or bring the home up to acceptable, safe building standards before closing. I highly recommend looking at other builders who prioritize safety and quality control.

Preimium price, subpar build, greedy owners
They charge a premium, and still do the same nonsense lesser builders do. Ducts in the south should not be run on exterior walls where half your cooling energy goes to bringing the temp down before cool air can even hit the rooms. One side of the home blows air 14 degrees cooler than the other side upstairs with ducts in an attic that does nothing but cook all day in the late spring and summer. In addition one room is sandwiched between the garage and attic, so no amount of cooling helps...and with the premium paid there should be more insulation to help this situation, but no...it's worse than a Lennar home I had 20 years ago. The owners of this company are super cheap...warranty doesnt cover nail pops which are standard and expected as new homes settle...but not from these guys!
Their subcontractors were trash when installing the cement siding, with so many loose boards and nailing popping out, it boggles the mind. The design of the home is nice, and the parts that work do work well...but also, when they cut corners, they really cut them. Hire your own inspector pre-closing and have everything noted fixed by TB, or you're possibly setting yourself up for a world of hurt.

This is the worst company for warranty
This is the worst company for warranty. This is my third new built home and three prior. The house itself is well built but ongoing issues are not addressed when it is sent in to warranty. My house is less than a year and bought solid, wood cabinets from them. I got up this morning and a square of wood on my kitchen floor. I checked the cabinets and found it came from above the stove by the vent hood. The wall and piece that came are both tacky. Who puts glue/paste at the closest point to the stove. I sent in a warranty request and was told it should be noted prior to closing or at time of closing for them to fix it.
We have two roads in our development and that’s how we enter and exit. They are building houses on both roads. I picked up a screw with a washer in my tire. They couldn’t patch it so I had to pay $511 for a new tire. This is special tire-RideFlat. They refused to reimburse me per community manager Daniel R. Multiple homeowner have similar issues. This occurred a few weeks ago.
I wish you had a -STAR for this warranty department.

As a current resident that owns, I believe potential buyers deserve an honest picture of this community. Unfortunately, there are ongoing issues that affect both safety and quality of life.
Some issues such as trash cans are being left in driveways instead of being stored in garages. Vehicles are parked in non-designated areas, blocking driveways and potentially limiting emergency vehicle access. Persistent barking from dogs left on apartment?! decks has also become a recurring disturbance.
As of yesterday, there we’re no available street parking on a public road! despite there being no apparent reason for it, making access even more difficult for HOME OWNERS !. Once I asked the Kyle development manager what may be the cause of removing roughly thirty parking spots and where should we park, he stated under I-95 where their’s an unmonitored lot roughly a 15 minute walk.
The HOA should prioritize addressing these safety and quality-of-life concerns instead of focusing on amenities like yoga classes or promotional events. Parking enforcement, clear emergency access, and enforcement of community standards should be top priorities.
If you're considering purchasing a home here, I encourage you to visit the neighborhood at different times of the day and evaluate whether it meets your expectations. The community has potential, but stronger management, consistent rule enforcement, and a greater focus on safety and infrastructure are needed to preserve the quality of the neighborhood.
