DO NOT BOOK THIS CABIN!!!!!!! 1. The cabin's refrigerator is broken, so we have to throw away our food, which is worth at least $200. The technician finally came to fix it right before we are leaving (thanks or no thanks!). 2. First floor's shower head was stuck. The handyman came to fix it at 12:45 AM. WHO THE HELL COME TO FIX AT 12:45 AM! Even though he seemed fixed it, it is not working again on the second day. 3. Slow respond time. We called the office around 7PM regarding the refrigerator, left voice message, but they get back to us after 9PM. Imagine if this is power shortage or no water in the cabin, plus the technician takes time to come to the cabin. It would be at least 3+ hours for you to get this going. 4. DO NOT BELIEVE THIS COMPANY'S STAFF BS. After I told them the issues and they promised me will send me some coupons for potential future use. I never get it. Overall, I am very disappointed not only because of the bad experience during the stay but also the after service/compensation which is NONE. They simply don't give a F about the people staying in the cabin. DO NOT BOOK ANY CABIN FROM THEM!!!

Although the cabin was exactly as described, the location is nothing like expected. We brought our 2 young children expecting to take them down by the river while we fished and let them play outside while on our vacation. The access to the river is so steep that I could barely make it down myself let alone take the kids or my wife with me. When you walk out the front door you are greeted by an extremely busy highway that is no more than 20 feet away with absolutely no front yard to allow playing. The noise from the highway is easily heard from any room in the house all hours of the day and night. If your planning a vacation where you and family want to stay in a cabin all day and night and listen to traffic then this is the place. If you want to enjoy the country and peace and quiet and get the true feel of the smokies then this isn't for you. My suggestion is if you come and want to get you and your family to the river bring hiking boots and a repelling rope.

We are regular visitors to the Smoky Mountains. This however has been our first and last experience with Colonial Properties. Just Two hours before arrival time while my family and I were in the middle of terrible Chattanooga traffic on our way driving to Pigeon Forge we received a call that our cabin had been overbooked and sold out from under us even though we had paid for it many months and advance. We booked a two bedroom cabin near Dollywood, and the only option we were given just hours before arrival time was a condo in crowded Gatlinburg, hardly the relaxing experience we were looking for. No discount was given nor was an apology even given from the rude staff in the office. After speaking with Amy the manager. I was essentially told I was out of luck. I couldn't even get Dollywood tickets for my trouble. I picked up the phone and called Eden Crest a company that has great service and great cabins and one that I should have used all along they got me into a cabin that night and even made a follow up call asking us how the cabin was and if we needed anything. After all of this I asked to speak to Amy's boss Ben Hughes and have yet to receive a call back. Not a good experience and if I were you I would never select this company because they obviously don't care about customer service.

The cabin I stayed at had terrible mold in the bathroom. These were not just small spots they were large thick spots all over the shower. It was disgusting! I emailed pictures to the realtor two times and talked to someone on the phone. No one has ever gotten back to me

The carpet was nasty and torn, there were holes in the walls where old pictures or fixtures used to be, the deck had a burn hole in it, one tv didn't work and the others had very glitchy cable, and the stairs to the second floor were falling apart.

We made reservations and according to the contract it says you can check in after 4 and that a code will be sent to your email AT 4pm the day of check in. However what they don't tell you is that it can be hours after 4 when they get to clean the cabin and actually let you into the cabin. We drive over 6 hours away thinking we were going to be able to get into the cabin at 4 with limited time to visit the town so we could freshen up for the evening. That was not the case. When I called and talked to someone he explained that the check in after 4 meant it was open ended. This was extremely misleading and we will never book with them again. Terrible way to start out what was supposed to be a fun filled birthday weekend with family.
