Predatory practices! They use contractual opaqueness and high pressure sales to dupe customers into paying for equipment well beyond the conclusion of the “lease.” It is NOT a lease to own model even though they tell you you’re getting an amazing air-conditioning unit for a low monthly price. You’re not getting anything but tricked out of thousands of dollars. There is a clause embedded on the back page of one of the contract documents that’s written in eight point font, and makes little sense to the average reader. Therein they present a table showing an early termination penalty fee scale after you have made every payment to which you agreed on your contract. The language makes no sense. It is intended to redirect attention. In fact, even after you’ve paid your lease agreement in full, not continuing on with them until you’ve paid for more than the original price of the equipment, which has already depreciated significantly, is still something they demand. Having consumers pay 53% of the original installation makes absolutely no sense as it equates to an imaginary number that is not associated with the actual cost of the equipment. A Service Expert lease agreement is the equivalent of an HVAC timeshare that invokes a construction lien on your home if you refuse to pay 53% of the original “installed total” upon the conclusion of a multi-year contract. You think you’re done after paying $19,000 over 7 years, but then they penalize you for upwards of $8000 more! Ironically, but not surprisingly, they will then try to coax you into a new 10 year agreement, reassuring you that this one is more transparent. Stay away from these deceptive thieves, and if you’re in this situation, contact your lawyer. A class-action lawsuit is long overdue.

We originally had three new Trane HVAC units installed in December 2021 by Hayes Plumbing & AC, a company we trusted. When Hayes was later acquired by Service Experts, we continued using them for our maintenance. Recently, one of our thermostats suddenly went black. After a quick Google search, I saw that one possible cause is a safety shutoff due to a clogged condensate drain. We called Service Experts to diagnose the problem. The technician told us the condensate drain was fine, but then claimed our evaporator coil needed to be replaced because it was heavily rusted. Since the coil is located in the attic where we couldn’t inspect it ourselves, we had to rely on what we were told. They showed us what they said were photos of our badly rusted coil, but despite my request, they never provided us with a copy of those photos. Instead, the estimate they sent included temperature readings from a Fieldpiece meter and a video of the furnace fan—not photos of the supposedly failed coil. Although the replacement coil would have been covered under our Trane warranty, we were quoted approximately $5,500 for labor and refrigerant. We were also told they didn’t know when the replacement coil would be available and that the refrigerant would soon be phased out. The entire situation didn’t seem right, so we decided to get a second opinion before authorizing any work. We then called a local family-owned company. Their technician thoroughly inspected the system, took multiple photos of the coil, and showed us that it appeared to be in excellent condition with only one very small spot of surface rust, which he said was completely normal for a unit of this age. The 2nd opinion technician also inspected the condensate overflow system and suspected that the drain line had been left closed during Service Experts’ spring maintenance in March 2026. He further believed that when the Service Experts repair technician responded to our thermostat issue, they most likely simply reopened the drain line, since our thermostat has not gone black or shut off once since that visit. Rather than identifying and explaining what appears to have been a simple issue, we were instead told that our evaporator coil had failed and needed to be replaced at a cost of thousands of dollars. In addition, the 2nd opinion technician found that the outdoor condenser coils were extremely dirty, causing the condenser to overheat and resulting in high temperatures at the indoor unit. He explained that cleaning the condenser coils is a routine maintenance item that should have been completed during our March 2026 service visit with Service Experts. Based on our experience, we were presented with a costly repair for a coil that an independent HVAC company determined did not need replacement. We also discovered maintenance issues that should have been addressed during our scheduled service but apparently were not. This has completely undermined our confidence in Service Experts. If we had not sought a second opinion, we could have spent thousands of dollars on an unnecessary repair. I strongly encourage anyone facing a major HVAC repair recommendation to get an independent second opinion before authorizing expensive work.

For the second time on 3 JUN 26, I had an appointment scheduled with Service Experts out of Roanoke, VA, to do routine maintenance as it was provided through them when buying a new HVAC. Less than 30 mins before the appointment, they texted me to let me know they would not be able to make it and that their next available appointment wasn't until 9 Jul. And by that date, the free maintenance would have expired, and I would have to pay for it. This is from the same company that installed a brand-new HVAC we bought from them, and they didn't order the propane conversion apparatus, so it sat in my house for almost 2 weeks not working. Then a different guy shows up and basically says the folks who installed it were not experienced. So, no issues. Awesome, it is now working. Then, within the first 6 months, the HVAC goes out. A different technician comes, and the brand-new system has a broken fan. They had to call because a new HVAC should not already have a broken fan. (no kidding) They ordered the fan, and he tells us the guy who came back to fix the installation was incompetent and had been let go. Then fast forward to the 2 canceled maintenance appointments, and at no point did management call or do anything to apologize. So I could not recommend this company to anyone. Save yourself some time and money cause there are no experts here.

Led me to believe for four years I was making payments towards their overly priced equipment. For an interior and exterior basic 3 ton equipment package it was over $19,000. They got me in a time of desperation and depression, so I went with it. Come to find out I’ve been leasing the equipment for 4 years, and if I want to cancel my “contract” with them, I will pay off the equipment in full. So, for the luxury to have equipment in my home for four years, and to pay it all off, I will have spent over $34,000 on a piece of garbage that could have cost me $7,500 with another company. This business is full of scam artists, and they need to be shut down. I wouldn’t recommended them to my worst enemy. The ONLY reason they have some higher reviews is because EVERY SINGLE TIME someone comes out to service their equipment, they ask for a Google Review. Those workers are usually pretty friendly, so they get good reviews from people. I’ve already reported this company to BBB.

My name is Natalie Quick and I wrote a review last week because the technician canceled the appointment for the yearly check up for the tankless water heater, well today the technician canceled the yearly check up on the HVAC(I am supposed to get 2 visits per year). The service was scheduled for 12pm-4pm but it was canceled at 8:00am. I pay $16.08 a month for this HVAC maintenance agreement and it was not serviced at all in 2025 and now we are in the middle of 2026. This company use to be good about 10 years age and now they are trash. The general manager is Darian Miller and another manager is Jennifer. I am still waiting on phone calls from both of them but they won't call because neither one of the has a solution. I have also filed a review with the Better Business Bureau. We shall see what happens with that.

Do not use this HVAC company. They do shoddy work and are unethical. Corporate office and Memphis TN Services Experts take no responsibility for the crappy work they do.
