S8 is a legitimate company. They have a good platform and a team that helps through the process. The model is basically, you pay an up front fee of 10k. This gets you access to their off market listings. There are two problems with their listings. 1. The seller wants to close within one week. Basically they know their house is in bad shape and they want the buyer to rush and miss things. 2. If there is a good seller, the house is in bad shape and needs lots of repairs. Not worth the money. It’s better to search in your own area with a good realtor. That’s a much better approach to this.

Overall very positive. Real has been very helpful and responsive which I appreciate. I think there's been some choppiness in communication between the onsite realtor, S8 and myself, so maybe call with us all together after an inspection is done might make sense in the future. But overall very positive experience with the S8 team.
