I want to begin by stating that my experience purchasing my home through M/I Homes was exceptional. Both the sales team and the builder were helpful, professional, and accommodating throughout the purchasing and construction process. Unfortunately, I cannot say the same about my experience with the M/I Homes Warranty Department, specifically Regina, who conducted my warranty walkthrough. I purchased my home in November, and within the first year, I began noticing several concerning issues throughout the property Window Cracking and Separation: One of my earliest warranty concerns involved a crack extending from the area of an electrical outlet toward the window, where the window trim was beginning to separate from the wall. When I initially reported the issue, Regina stated that she could submit a warranty request but informed me that in doing so would void the warranty for cracks. Because I had already noticed multiple cracks throughout the home, I decided to wait until closer to my one-year warranty expiration. In September, I submitted several warranty claims, including the same crack, which had previously worsened. By this point, cracking was also visible on the exterior of the home on the opposite side of the wall. During the walkthrough, Regina attempted to classify the issue as "cosmetic damage" and suggested that it was the homeowner's responsibility. This was particularly frustrating because she had previously indicated that the original crack could be addressed through a warranty request. After I repeatedly explained my concerns about the crack extending towards the window and the separation occurring between the window trim and wall, she eventually agreed to send someone out to evaluate it, while continuing to classify it as cosmetic. However, she declined to address the corresponding exterior cracking, despite my explaining that it appeared to be connected to the same issue. Window Shutter Damage: In September, I also submitted a warranty claim regarding a warped exterior window shutter. Before the warranty walkthrough took place, that same shutter had completely detached from the home, struck my vehicle, and caused damage to both the glass and body of the vehicle. When I explained what had happened, Regina's response was simply, "That's unfortunate," before moving on to the next warranty concern. I found this response incredibly dismissive, especially considering that the shutter's condition had already been reported. Fence Deterioration and Cracked Support Posts: My biggest concern involves the backyard fence, which was one year old at the time of the warranty walkthrough. Several fence pickets had already developed substantial cracks, with some splitting completely through sections of the wood. Others were visibly warped. More concerning were the 4x4 fence support posts. One post had significant cracking extending from top to bottom, while approximately nine additional posts had multiple cracks throughout the wood. Despite my concerns about the condition and longevity of these posts, Regina did not even physically inspect the fence before dismissing the issues as "cosmetic damage." I was also left with the impression that she considered the fence's condition to be my responsibility as the homeowner. When I questioned the quality of the wood used and why materials showing this level of deterioration had been selected , her response was essentially that this was the wood that M/I Homes had always used. I would expect concerns involving substantial cracking in fence support posts to receive an actual inspection and meaningful explanation rather than immediate dismissal. Especially within the next year theirs a good chance I will have to spend time and money replacing brand new fence posts due to the substantial cracking Overall Warranty Experience: Throughout the remainder of the walkthrough, I felt as though I constantly had to justify why my concerns deserved to be evaluated or submitted for warranty consideration. Nearly everything was characterized as cosmetic damage, with limited exceptions for issued such as loose electrical outlets and doors that would not close properly. My biggest frustration was not simply that certain items might fall outside warranty coverage according to Regina. It was the overall manner in which the concerns were handled. I expected a professional assessment, clear explanations, and a willingness to thoroughly examine reported issues. Instead, I frequently felt dismissed and as though I had to convince the warranty representative to take my concerns seriously. Based on my experience with the M/I Homes Warranty Department, I would not purchase another home from M/I Homes.

Unfortunately did not do my research on MI Homes prior to purchasing. Ultimately my experience has fallen well short of expectations. Overpriced for the final build quality, attention to detail and management team deficient on business and client acumen. They don’t even actually paint your house! It’s a business like any other, they are interested in cheap materials and selling quickly and moving on. Buyer beware is my fair advice.

I submitted a claim with photos as directed online and never got a response. sent and email to confirm they received it and was told they did not. Sent the info again and was told my issue was a homeowner problem, which I do not believe is true. I asked if they could come take a look before determining this, and they said no and closed the matter.

We built a new home with M/I Homes in the Lakeshore Parkway area of Saint Michael, MN. While the process initially appeared smooth, we quickly encountered multiple issues during construction. Many of these were brushed off or met with misleading explanations, despite seeing identical models built differently elsewhere. At roughly six months in, we had about half a dozen one-year warranty issues. Several required multiple visits to fix—often because the builder sends unqualified subcontractors, leading to repeated disruptions. Repairs are only scheduled during weekday business hours, which is inconvenient for homeowners. The warranty manager frequently mishandles scheduling, with contractors arriving unannounced, missing appointments, or not showing up at all. New homes naturally come with some issues, but M/I Homes’ warranty process is disorganized, frustrating, and lacks accountability. They appear more focused on downplaying or avoiding responsibility than addressing the root cause of problems. This approach not only erodes customer trust but also damages their brand reputation. I would caution future buyers to carefully consider their warranty service experience before committing.

Jeff Forey and Nadia are great sales reps for MI Homes. We love our new home in Johnson County Indiana. There were several issues but MI Homes fixed them. Every new home will have issues.

After one and half years now in our home, overall, I'm satisfied with my M/I home, though there are a few areas worth noting for prospective buyers. The quality of the utilities is great—I'm pleased with the furnace, water heater, water softener, air exchanger, and sump system. The home feels well-built, though there are some minor imperfections, like bowed walls, which caused gaps at the fireplace mantle. Fortunately, these don’t cause major issues. There are a few design choices that I wish had been different. The single-hung windows can be tricky to clean, and they let in noticeable drafts—cold air tends to rush down the staircase from the upper floor to the lower. Also, the home has only a single-zone heating system, meaning the basement tends to stay in the upper 50s even with the main thermostat set to 68. I’ve had to supplement with electric heaters to stay comfortable. From a functional perspective, the third-car garage space is positioned in a way that’s really only suited for a small car—not a dealbreaker, but worth knowing. Electrical capacity was another surprise—running both a heater and a TV in my basement office pushes the circuit to its limit, causing it to blow. If you work from home with multiple devices, you may want to consider an electrical upgrade. Despite these quirks, the home offers good value, and most issues are manageable. That said, future buyers should be aware of certain factors like heating limitations, electrical capacity, garage space, and especially the drafty windows, which can contribute to noticeable temperature fluctuations in different areas of the home. Overall, it’s been a positive experience, but careful consideration of these details will help ensure a more comfortable living environment.

Having a home built in Celina Texas..... beams cut short lacking load weight accordingly, sloppy framing,...the shingles were shorted by a bundle in the master bedroom unfinished , whereby the rain leaked throughout the bedroom and living room where the drywall lays. They knew the weather was coming however did nothing, I assume it was to much to ask to at least cover with a tarp..for the unfinished roof (I have the video and photos to support) Talked to the Site Supervisor who assured us this would be fixed,...,obviously has lost credibility with me , 2 great clear warm days 21/22 April 2025 to finish off....but no,,,tremendous down pour of rain again this morning and can only surmise what the indoor pool looks like now. I will be asking (Marvin/Irving) for our earnest money back and move on from this train wreck, If M/I has any response the can contact me.
