Id go lower if I could. They lie don't send you any fine print in advance and the coverage won't replace a single item. Them again they deny your claim anyway and in my case ( a pool/hot tub) they don't have any one in THE ENTIRE STATE that's willing to work with them because of refusal to pay, late payments and underpayment. Bait and switch in the dictionary has a picture of their logo.I hope oregon shuts them down again and permanently this time

this company is a joke I submitted two claims during my 12 month policy both were paid for by myself along with a service fees to landmark, one claim they count not find a vendor and told me to find one I did he fixed the problem with my refer I paid him but was never reimbursed by landmark and they charged me a service fee on top of the that

5 June of this year, I submitted a Service Request to Landmark Home Warranty for our gas stove because two of the burners no longer light. In short, they charged us the $70 Service Fee even though no visit was ever scheduled and has never happened (I’ve repeatedly asked Landmark for proof otherwise and gotten no response). I spoke to the appliance repair company that originally got the job. They said Landmark canceled the work order without explanation. So the stove is still broken, no appointment has ever been scheduled, and Landmark has charged us $70 for a Service visit that never happened. There has been a lot of back and forth on this between me and them. I’ve provided all the detail in my complaint with the Better Business Bureau and will soon file with the Utah Department of Commerce. If you are having similar issues you can also contact these agencies. Landmark has acted in bad faith to refuse to provide warranty support I have paid for, and they unilaterally collected monies they have no claim to. My ask is that they return the $70 they charged me without my awareness or approval and without any Service Visit ever happening or even being scheduled, and that they send me $1,000 which I will use to have the stove repaired with my vendor of choice. Unlike Landmark, I am trustworthy, so I will refund any unused monies and I will provide documentation of who did the work and all money spent. I will not use Landmark nor their contractors for this work. We have been a customer of Landmark for a few years, during which I thought they did a reasonable job on a couple of service orders. But their lack of customer support and disinterest in customer satisfaction has gotten very bad of late. I’ve terminated our contract with them, but I’ll continue to pursue getting our money back.

I am only giving this company one star because that is the minimum. Terrible. I wish I could give 0 stars. Review: Landmark is the worst home warranty you can find. We have been without heat or AC since the end of October. It is mid December. Our poor animals and humans in our home are FREEZING. Landmark is waiting on a part from their distributor and we were promised it AROUND December 10th. We have been given the runaround with Landmark. Friday 12/11 we called dozens of times and left call back numbers and had someone even say they’d call us back. That never happened. We were supposed to *hopefully* have the part by Friday, December 10th so all we wanted was an update. Well come to find out the part might not be in until JANUARY 11th. We have had no heat or AC since the end of October. Our dogs, ourselves and our CHILD have had no heat in our home. It is mid-December. It is freezing. I’m surprised our pipes haven’t burst. About 2-3 weeks ago they offered us a “pay out” and would send us a check with what they would cover and we would cover the rest. We considered it but we would have to pay almost DOUBLE to what we agreed upon. The funny part is the AC/Heat company they have contracted to do the job HAS THE PART and could do the job TOMORROW. But noooo Landmark wants to take the cheap route and wait for their distributor almost 3 months out since we lost heat/AC. This is neglectful. Also, you might suggest “try to call Landmark”. LOL. We have waiting on hold for up to 2 hours and then finally it will tell you to leave a call back number and they never call. There are no working emails (or representatives choose not to reply) and no way to directly contact anyone via phone. My advice: do not even waste your time considering Landmark.

I have Landmark Home Warranty and have had good experiences with them but what it comes to Central Air Conditioning, they allow the service provider to over charge for items which they do not fully cover so get ready if you have an issue. My issue was i needed 14 Lbs of R22 Freon which the repair company charged $927 after a so called subsidy from Landmark. R22 is more expensive than the new Freon Which landmark told me you can not get. It is freely available from suppliers to repair companies and anyone who orders from them. I got a price of $285 for a 15 Lb can which is the going price from suppliers. I can not believe that Landmark would allow this type of price gouging and deception by them. What other games do they play with customers?? Why the dishonesty.....why would ant reputable company do this?

Senior citizens, single moms, working couples, you don’t need the drama Landmark brings to the home warranty process. Hours on hold at their call center, failure to aggressively vet their contractors, lengthy inept and bureaucratic claim process. We had our AC go out and it took over a month for them to decide they would pay for half of the repairs. Their first contractor said the unit was installed incorrectly. I got three of my own HVAC companies to come out and all three disputed that diagnosis and identified a defective compressor at fault. So I requested a second opinion from Landmark and their second opinion contractor scoffed at the first diagnosis and agreed on a defective compressor. But that wasn’t good enough for Landmark because it took away an easy claim denial based on the first opinion. So they had the second opinion contractor send another technician out who reconfirmed a defective compressor. Landmark was still not happy so they had the second opinion contractor back a third time to look at the inside unit for a mix match of equipment. The contractor for a third time told Landmark the other equipment was fine IT’S THE COMPRESSOR. Finally Landmark capitulated and settled. After over a month with 100 degree weather, many days waiting on contractors and countless hours waiting on the phone we took the “cash out” and had our contractor fix it. Now a Landmark marketing member will try to spin this but do your research, read the reviews and trust in Google. Your money, time and satisfaction deserve better than Landmark Home Warranty
