They've taken my money for over 2 years. They cannot provide me a service contractor as in the agreement. They want be to find the contractor on my own that is not from a long list of contractors they have excluded. Then they want to contract their the comply with long list of request to get to service reimburse to me. I have to pay this contractor out of pocket and Hope that landmark pays me back.

This company is a joke
This company is a joke! They used to be decent, but the customer service has gone downhill, to say the least. I have been hung up on by multiple CSR's, dispatched technicians that don't even service my area, management does not follow through with anything that they say they will, if you are able to get a hold of one at all. I have 2 open tickets (1 I submitted over 2 months ago!) and Landmark has still FAILED to get them resolved. My second ticket has been open for almost 2 weeks and no service contractor has called to schedule an appointment or come out to look at our equipment. 2 weeks!!! We are very dissatisfied with the service we are getting that we pay every month for. Beware other homeowners!! If customer service is important to you and you want to have your issues taken care of when you call in, you should look into another company. Not American Home Shield either because they have merged with Landmark and are the same people. Maybe that's why the customer service went downhill?

If I could give a 0 stars I would
If I could give a 0 stars I would. I called yesterday because our AC is out and it 100 degrees outside and 85 degrees inside. They have ONE contractor that they use in our ENTIRE area, ONE! We are in Boise, there are 1,000 HVAC companies around us. Their ONE contractor isn’t available for A WEEK!!!!! And they refuse to let us call someone else and get reimbursed. TERRIBLE! DO NOT USE these guys!

I needed a seasonal inspection for my…
I needed a seasonal inspection for my air conditioner and called a company I had used in the past who unfortunately was not one on Landmark's list of contractors. During the inspection, they found that the motor in both the furnace and air conditioner were going out and the hot water expansion tank had failed and had leaked water over the back of the tank. I called Landmark and let them know what I had learned and asked them to send one of their listed contractors to my home to confirm what I had been told. One of their agents said they didn't have a contractor who serviced Bryant Furnaces and York air conditioners, but they would find out. That was on April 28, 2023 and to date, no one from Landmark has contacted me by phone, text or email.
I ended up having to buy a new air conditioner, furnace and water heater ASAP since my dad has stage 4 pancreatic cancer and is in hospice dying and I am caring for him in my home 24/7.
When I called and discussed this with them, they informed me that they would not reimburse me anything since it didn't meet the requirements of my contract. While I understand the contract, I feel they failed to meet their side of the contract by not following through and sending a contractor to look at the furnace, air conditioner, and water heater in a timely manner.
Due to my experience with Landmark Home Warranty, I would not recommend them to anyone. You might as well throw your money down the toilet.

Washing dishes by hand
Recently moved into a house with an appliance warranty from Landmark. Dishwasher was not working so paid the $75 service call. Technician releveled unit but center wand was not working properly and dishes were not getting cleaned. Being told by Landmark part is no longer available and they are offering no replacement only a cash settlement of $77.65. That is $2.65 after deducting service charge. Run from these people and do not accept a warranty from a realtor from this company.

This is the worst company I ever dealt…
This is the worst company I ever dealt with. I signed up this home warranty company and think that it will buy myself a peaceful and less stressful life. But this company have given me tremendous amount of hard time and until now still not resolve. The story is my refrigerator broke right before New Year, opened a claim. The company did got me an appt by 1/4/23, was told there is a part that need to be order. On 1/5/23, got a text message stated the 2 parts are on manufacture back order. I decided to give couple weeks and hope the part will be available. I am running out of patient, called landmark, all I got is parts is on manufacture back order, they cannot do anything other than wait. From there I asked for upper management, the agent refused to transfer to the manager, nothing they can do. What kind of customer service? You cannot transfer customer to management. This is not acceptable. After several attempts, finally got to upper management, I asked to email information of the part, I will try to find it. Indeed found it at Amazon, GE website etc, but they still not willing to buy it or reimburse. All I need is to have a solution, either to buy parts or get a loaner or somehow to get a new fridge since you cannot find the part. I do not want to talk to any representative, I need direct line for me to get in touch with management. It was horrible and I have to yell in order for me to get through to . management. Can you imagine to live without a refrigerator? Food are spoiled and wasted.

Customer service hangs up on you- no service providers
Agents consistently hang up on you. They don’t have people’s to service my area and have told me after 2 months of trying to go through their website and calling their agents and waiting for their vendor service- that I could find my own contractors but they have to pre approve the estimate. So I have to pay out of pocket for a service call to come out and give an estimate or multiple estimates if they choose to reject one or any of them- before I even get to see if land mark is ok with the service call. Meanwhile I’ve paid landmark up front just to get to this point and now have to pay the company’s to come out do estimates as well. Do yourself a favor- don’t use this company- not worth your money.

Landmark Home Warranty
Landmark Home Warranty,
Customer service is not a priority, problems started mid-February with an oven that was not working at my residence. We called to have our oven serviced/repaired through Landmark. They sent a service rep out who took a week to show up. When the service technician arrived he had the wrong part and we had to reschedule. This was Attempt #1 to have this issue, (issue #1) fixed.
Attempt #2 the same guy came out and he did not fix it, but reported back to Landmark that he had fixed the problem.
Attempt #3 the same guy came out yet again and still could not fix it, he stood in our kitchen you tubing how to fix it. He couldn’t even pull the oven out to trouble shoot, me and my father in-law had to do it for him yet we are paying him for the service. How is this ok? Is this really the service I am paying for?
I received a Voice mail from Nikki (Landmark REP) in late June stating that they have finally agreed to a payoff of $1,000 for the oven because it cannot be fixed. It has now been almost 6 MONTHS later, still with no oven. Am I supposed to purchase a new wall mounted oven for $1,000. They couldn’t fix or replace it with $1000.00 but I am supposed to? Looking on line for a replacement I found one for $3000.00 and that doesn’t include Tax or Installation.
Since I have not gotten any results talking to the call center I have asked to speak with a supervisor. When you call Landmark and ask to speak to a supervisor they state that they will leave a message for a supervisor to call and the supervisor will call you back in 24-48 hours. I have left 10-15 messages for a call back from a supervisor. Not one has called me back. This is unacceptable we had family in for Easter and could not cook dinner due to no oven, this was relayed to them but they didn't care. What company does not have supervisors available to help resolve problems? Since our oven has not worked since February we have resorted to the microwave or going out to dinner for the past 6 months. We have spent so much money on takeout have you ever tried cooking in a Microwave for a household of 8 people?
Moving forward to present day (7/27/2022), still have not received said check for the oven and still have not spoken to a supervisor.
I contacted Landmark on April 22, (issue #2) regarding needing service on my washer.
I contacted Landmark on May 13, (issue #3) regarding needing service on my Dryer at my fathers covered property.
Contacted Landmark regarding the service requests for issues number 2 and number 3 on May 23, May 25, talked to (Rose), Jun 6, talked to (Bella), Jun 14, Jun 27, regarding a washer and a dryer service request. Talked to a Mary Anne on Jun 27 was told that there was no ticket for a washing machine, only the dryer but it went to Scotts home services (the one who you tubed how to fix the oven) we stated several times we did not want him to come look at our stuff. Was told that if I didn’t want him out I would have to cancel the ticket and pay the service fee again. So now I have to go back to my bank and get proof that I did in fact pay the service fee for the washing machine, pay the service fee again because I didn’t want Scott’s home services at my house witch they continue to try and use. I have faithfully paid my monthly fees and have been trying since April 22 to have service conducted on my equipment with no luck as of 27 July we still have not had anyone come and look at the said washer or dryer,

(Issue #4) Called Landmark and made a service request to have my A/C unit fixed, it is freezing up. 5 Star Climate Control was assigned to come do the service. Service REP came out and said that everything looked fine. Open all vents. Unit froze again. Service REP stated he would be out in the morning.
July 13th
Waited all day no one showed up. Around 5 P.M. service REP came out (same one as before) tested the free-on and said it was fine to try it again.
July 14th
Service REP contacted me asking if the unit had frozen and it had. I replied it had.
