Terrible property management. Tenant has been waiting for months to be able to use one of the two bathrooms in a four bedroom house. Shoddy care for the property and zero response to ticket items. FO NOT RENT FROM THIS GROUP

Though I ultimately received the…
Though I ultimately received the tenant’s security deposit back, it came nowhere close to covering the stress and thousands of dollars I had to pay out of pocket due to the negligence of this property management company.
During the tenancy, significant damage occurred to my home that I was never informed about. After regaining possession, I discovered extensive drywall damage from holes punched through multiple rooms, broken windows, missing interior doors, damaged lighting, missing blinds, debris left behind in the garage, and serious landscaping neglect. I was later informed that police had been called to the property during the tenancy, yet none of this was disclosed to me.
The home was returned in a condition that required immediate and costly repairs just to make it habitable again. In addition, contractors arranged through the management company were unresponsive and completed at least one major repair incorrectly, requiring city involvement to resolve.
Despite being given ample notice that the lease had ended and that I was moving back into the property, the management company, due to internal miscommunication, shut off utilities that were still in my name, including water, electric, and gas. This resulted in service interruption, reconnection fees, and additional out-of-pocket costs that should never have occurred.
A property manager’s responsibility is to protect the owner’s asset through proper inspections, clear communication, and competent oversight. That did not happen here. Based on my experience, I would strongly caution other property owners to ask very specific questions about inspection practices, communication standards, and contractor accountability before entrusting their home to this company.

RENTER BEWARE
RENTER BEWARE. Home River Group will scam you of all your deposit, charge you erroneous cost, and then threating to report you to the credit bureau after 10 days. Better yet, they don't even tell you how to make a payment.
I did everything per the lease agreement and still got scammed. I guess the next route is taking them to court where I have proof that the place was left better than I received it.
STAY AWAY at all cost. I will never do business with them again.

PREDATORY, INCOMPETENT, AND COMPLETELY GHOST-LIT: THE SPIRIT AIRLINES OF PROPERTY MANAGEMENT
I would give this company zero stars if that were an option. Calling HomeRiver Group a “property management company” is honestly misleading. They function more like a PREDATORY TECH SHIELD designed to extract premium fees while providing almost no meaningful human support.
The core issue is that there is effectively no customer service, only systems. Everything runs through cheap, glitchy, poorly designed portals that seem built to offload as much labor as possible onto the tenant. Even the simplest request becomes a drawn-out ordeal of forms, logins, and redundant steps. It is not just inconvenient. It feels intentional. The entire structure seems designed to make basic communication so time-consuming that you either give up or handle problems yourself.
If you think you can just call someone to resolve an issue, think again. Direct human contact is nearly impossible. Instead, you get texts from “Rob Otto,” which presents itself like a real person but is clearly just a chatbot. A useless one. It responds to serious issues with canned, irrelevant troubleshooting prompts. You could report something urgent, something that clearly requires immediate attention, and still get stuck answering scripted, pedantic questions that completely ignore the reality of the situation. It is beyond frustrating. It is insulting.
This is not just bad service. It is a business model built around automated avoidance. Every interaction pushes responsibility back onto the tenant while minimizing any real accountability on their end. It is intentionally labor-intensive for the customer and frictionless for the company.
There is also a total disconnect from anything resembling local, responsive management. Much of the operation feels outsourced, with no one who actually knows the property or seems empowered to make decisions. Communication is fragmented, follow-through is unreliable, and accountability is basically nonexistent.
Meanwhile, they charge significant management fees. For what, exactly? Even the landlord of the property I rent has expressed frustration with them. And without exception, every contractor who has come through, plumbers, electricians, maintenance workers, has had something negative to say about dealing with HomeRiver. On multiple occasions, I have had service appointments canceled because HomeRiver failed to pay vendors. Contractors have shown up and then refused to do the work because they had not been paid. That alone should tell you everything you need to know.
At a certain point, the pattern becomes obvious. This is the Spirit Airlines model of property management. Cut costs everywhere, automate aggressively, provide the absolute minimum level of service, and still charge like you are delivering something premium. They are highly efficient at two things only: avoiding responsibility and collecting the rent check.
If you have any choice in the matter, avoid this company. The experience is not just frustrating. It feels structurally designed to work against you at every step. ABSOLUTELY PATHETIC.

I encourage you to read the negative…
I encourage you to read the negative reviews before choosing Home River Group as your property management company. They will do as little as possible to address issues and then argue with you about how they handled everything correctly.
It took 4 months for them to find tenants while our property sat vacant. Those tenants then broke their lease before the year was up. They destroyed the lawn with a bounce house — damage that took from April to November to be fully addressed. Home River Group kept wanting to give the tenants more and more time to "see if the grass would grow back." Seven months? When I expressed frustration, they argued with me instead of taking accountability. I asked multiple times over those 7 months for the situation to be addressed, and each time they did as little as possible, despite the tenants clearly violating the lease. In the end, I was stuck with the bill.
We have since switched to Hover Girls Rental Property, and they had renters signed within the first 3 weeks of showing the home.
Read the reviews and save yourself the frustration.
