RUN! They were great as HomeRiver but with the PURE merger the systems and people were totally turned over and they mismanaged a property leaving it empty for 6 months. They admitted fault but refuse to remedy or even respond requiring legal pursuits. They made up charges that were never approved in order to hold deposits hostage when I moved all my properties to a different management company. Do not work with these folks! No telling how they were treating my customers.

As a property owner, HRG was very bad supervisor of the properties. They took no initiative to get anything done. A tenant left - minimum 3-4 weeks before the unit was listed. Emergency maintenance issues were left to for over 24 hours when they’d arise. Their vendors either scam them or they’re in on it. I had to ask them about a bill where the vendor charged me $40 to change a light bulb (and it wasn’t visit fee, they were there for various items). I had to start using my own vendors because of how outrageous some of these costs were. $40 to change in a light bulb, $275 dollars to hang a shelf that was already hanging just one side fell off. However, the worst part is how they handled bills. They paid all utility bills late and we incurred late charges we didn’t know about, and we are currently now in a dispute about how they how paid a utility bill (months late btw and we had to pay it ourselves because it was about to be switched off due to non payment ) after utilities were already switched in their name. They continue to hold hostage over $4,000 and they aren’t responding to direct evidence from winter haven utilities that they never received the payment they took from our account and claim they paid. It is effectively theft. They also constantly took money from the account without explanation, deposits, charges that didn’t make sense. I had to check the portal daily/weekly. The amount of times they had to credit the portal back money they stole is probably illegal. Even now, I am writing currently disputing the multiple thousands of dollars they have held hostage since beginning of June when the account was supposed to be closed. Unfortunately, they are not responding so this will first be a complaint with the Florida dept of business and if I still don’t receive a response, we will have to sue for this money. They are not trustworthy. Avoid this company as an owner

Avoid them ! Simple as that. Bunch of hidden fees on my ledger, property manager never responds and service is extremely delayed. You will feel trapped if you get involved with them and they won’t help you. There is a reason why they are getting so many negative reviews.

My experience with HomeRiver Group was extremely disappointing. Communication was poor, issues were not handled in a timely or professional manner, and I often felt like I had to repeatedly follow up just to get basic concerns addressed. The overall experience was frustrating and far below what I would expect from a professional property management company. I would strongly encourage prospective tenants and property owners to do their research and read reviews carefully before choosing HomeRiver Group.

I am writing to log an official complaint regarding my experience with property manager Margaret Potter at the Columbia branch. She utilized forceful and threatening tactics to push a disabled tenant out of their home, displaying a complete disregard for tenant protections and fair housing practices.Instead of accommodating documented tenant needs or engaging in professional communication, her approach was aggressive and adversarial. This level of treatment towards vulnerable tenants is unacceptable and unlawful. I strongly advise prospective renters—especially those requiring reasonable accommodations—to look elsewhere, as this management group does not adhere to equitable housing standards.

Terrible rental management company. Renters portal makes me reset my password every time I log back in and that doesn't even work so I have to message our manager to resend a link to reset my password. Manager is based in another state and seems to managing a huge portfolio of properties so getting in contact/getting anything done or fixed is a huge headache - took 3 weeks to get our dishwasher fixed which was broken when we moved in. Charges us a $50 benefits package fee every month with no actual upside benefits, just someone that called us to send our wifi router which is a simple click of a button online. Also all their services are outsourced so expect to be on the phone with someone in another country

I would give HomeRiver a zero if it were an option. I am a property owner. I signed a contract in April 2025 with HomeRiver after being reassured that they were flexible enough to handle two tenants with special needs. This was clearly not true. Not only are they not able to do this as their systems are not built for that, they are not willing to make changes to accommodate these tenants. I was very clear about these issues prior to entering into a contract with them and was told several times that they would not be a problem. There's always an excuse but never a solution. Furthermore, HomeRiver refuses to provide estimates with details on the materials proposed and the time estimated to complete the job for repairs that are necessary. When I have asked for detailed estimates I have been told that it is company policy to provide only very basic estimates. Finally, if you call their regional office for the Pittsburgh area during office hours, you will be directed to an off-shore call center. Avoid this property management company at all costs if you have a smaller property with tenants who cannot use computers competently. If you are interested in protecting your property and business, don't do business with HomeRiver.

At first they were great they fixed many things in our rental house without charging us but the last two YEARS our property manager Buffi Uher had been a nightmare! It seems like she's on vacation more than she is in office actually working and has abandoned us with no answers and no help for weeks at a time. We lived in a house with a moldy ceiling for nearly 6 months because they wanted to take their sweet time finding the cheapest option to fix it. Our electric bill was as over $1000 this month because the air conditioning unit for the second story doesn't work and we got tired of asking them to fix it. We were harassed by our hoa for an entire year totalling over $1000 in fines to the point we had to get a lawyer and threaten the hoa and homeriver. Even now when we told the company we were moving , they were supposed to pro rate our rent for this month and Buffi never contacted us. We called the office and had them connect us to her and she still did not answer. She ended up blocking my boyfriend's phone number while she is was still our property manager. They had to give us an entirely new property manager just to end our lease
