Hi Chris, We are so thankful for your open and honest feedback! You hit the nail on the head with your comment regarding buyers' agents hesitating to send buyers to FSBO listings. In our experience, that's most certainly the case. Over 75% of buyers work with brokers, and the vast majority of those brokers search for listings in RLS. Even if a broker happens to stumble upon your listing online, they won’t automatically feel comfortable sending their valuable buyer lead to your FSBO listing since there’s no assurance they will be paid the commission. Conversely, listings which are posted in the REBNY RLS broker database offer buyer's agents full credibility and assurance that they will be paid a commission. Hey Anna - when selling a condo or coop in NYC, it's critical that you work with a broker who is a member of REBNY. Over 75% of buyers are represented by agents, and the vast majority of these agents use the REBNY listing database (RLS) to both search for and send suitable listings to buyers. This is partly the reason why the traditional, 'old school' method of openly listing FSBO in NYC online simply does not work. It's because these listings have very poor exposure to buyers' brokers.The vast majority of the real buyer's agents won't see your listing (since not on RLS), and those that do will be very reluctant to send their buyers your way because of historical difficulty in collecting commissions from FSBO sellers. You can also think of it from the perspective of the commission-only buyer's agent: Should I take a risk and send my loyal buyer to a FSBO seller who may never pay me, or should I just send my buyer to a fellow REBNY member listing where I'm assured that I will be paid?
