Happy with the property management service they provide thank you team

We unfortunately had a terrible experience with this company and would not recommend. We hired Guessable to manage our Airbnb listing, and their pitch was that we wouldn't have to do anything. In reality, all they did was list the property on Airbnb; everything else was outsourced, ignored, or automated with no real oversight. Their cleaning "team" is a random rotation of people, many of whom don't speak English and clearly have never been briefed on the property. The cleaning quality was consistently poor. Guest communication is handled by AI-generated messages, not actual people — nobody from the company ever showed up in person to deal with issues. When something went wrong, they'd simply charge a cost to our account with no explanation and no follow-up, no matter how many times we emailed or texted. Anything unpleasant was just ignored. Guest screening was essentially nonexistent — we had two guests with zero reviews book back-to-back, and they trashed the property. There was no vetting process that we could see. One more important warning: make sure you remain a true co-host on your own Airbnb listing. When we terminated our contract, the listing itself disappeared, because they hadn't set things up so we retained control. There are far better property management companies out there that actually take care of your listing and your guests. We can't recommend this one.

Great stay. The property was well equipped for long term stay. Would recommend 10/10.

The property upkeep has been outstanding. I appreciate that I get to be mostly hands off yet they let me know of any issues to get my go ahead before proceeding. Truly a great experience.

I stayed for 3 weeks at 21 Pirandello St, Toronto and I felt at home. The property is well taken care of, clean and with all of the appliances and utilities you will need. Very easy access and at a very convenient location with access to public transportation, restaurants, supermarkets and other stores, it highly recommended.

Love working with these guys. They've been managing my house for a couple of years and I couldn't be happier. Super professional and knowledgeable group of people and what I appreciate most is how personal they make it feel. Would recommend Guestable 10/10!
