Run!! They are denying / severely limiting redemption requests. That's a huge red flag. On top of that, returns have been awful for the last 5 years. I've barely made a penny while public markets have soared. Be aware that their returns are very uneven and they will probably lock up your money for extended periods of time with 0 transparency.

RUN the opposite direction…
Things were great for the first few years. This year, I noticed that the emails informing me about my investment were no longer coming in. I then tried to log into my account while emailing support. I can't get the acct open; I've tried a password change and nothing. I've tried writing support and nothing. Its like they are trying to gaslight me. I have screenshots of bank statements where Fundrise was paying me so I know I'm not imagining things. Anyway, the money gone and there is no way to get it back.

Fundrise, Invest at your own risk.
Before you invest in Fundrise non-traded eREITs, you must understand the fine print regarding getting your money back. The marketing implies structured quarterly redemptions, but the reality is a restrictive capital trap.
I have been trying to exit my position for over a year. My redemption request in Q2 2025 was denied due to a 6-month-long merger of shares, then under the claim that Fundrise was filing for an NYSE listing. This was followed by another delay due to a "filing error." I have since learned that their real estate eREITs are not the products listed on the NYSE—that was their tech-focused Innovation Fund (VCX).
Because of these corporate delays, my capital was locked behind their gates while Fundrise unilaterally declared the redemption plan "oversubscribed," rationing payouts on a strict pro rata basis. While they hold my money hostage, they continue to adjust the Net Asset Value (NAV) downwards quarterly. I am forced to watch my account lose thousands of dollars with zero open-market liquidity to save my principal.
The Fundrise Board holds total discretion over when a fund is "oversubscribed." This creates a massive conflict of interest: they can artificially choke off retail exits to prevent property fire-sales, propping up the appearance of stability to attract new investors while existing clients absorb the losses. Invest at your own risk.

Looks Slick, Performs Awful
Fundrise markets itself as a sleek, tech-forward way for everyday investors to access real estate returns. In reality, my experience has been the opposite: negative returns, opaque operations, and a withdrawal process that feels intentionally obstructive.
1. Negative Returns Despite a Booming Real Estate Market
Fundrise loves to advertise “long-term stability” and “consistent growth,” but my actual returns tell a very different story. While traditional REITs and even basic index funds have delivered reasonable gains, Fundrise has somehow managed to produce negative returns — a baffling outcome for a platform supposedly built on diversified real estate investments.
Their quarterly updates read like PR spin, not financial reporting. Losses are brushed aside with vague explanations, and any positive news is exaggerated to distract from the fact that the platform simply isn’t performing.
2. Getting Your Money Back Is a Nightmare
Fundrise claims you can request a redemption at any time. What they don’t emphasize is that:
Redemptions are slow — painfully slow.
They can deny your request outright.
They impose penalties depending on the timing.
You have zero control over when (or if) your money is returned.
It feels less like an investment platform and more like a roach motel: your money checks in, but it doesn’t check out. The process is so drawn out and restrictive that it borders on predatory. Liquidity is advertised as a feature, but in practice it’s barely available.
3. Communication Is Polished but Hollow
Fundrise excels at one thing: marketing. Their emails, dashboards, and updates are beautifully designed — but the substance behind them is thin. When returns are bad, they drown you in jargon. When you try to withdraw, they hide behind policy language. When you ask questions, you get canned responses that don’t address the real issues.
It’s a masterclass in looking transparent while being anything but.
4. The Platform Benefits More Than the Investor
Between fees, redemption penalties, and the inability to exit when you want, Fundrise feels structured to protect Fundrise — not the people who invest in it. You’re effectively locked into a private real estate fund with none of the liquidity, governance, or accountability you’d expect from a public REIT.
Bottom Line
Fundrise is not the modern, investor-friendly real estate platform it claims to be. My experience has been defined by poor performance, restricted access to my own money, and a sense that the platform is engineered to keep investors trapped.
If you’re considering Fundrise, understand this clearly:
The returns are questionable, the liquidity is limited, and the frustration is guaranteed.

Very slow growth as far as investments…
Very slow growth as far as investments go. Then when I wanted to pull my money and invest elsewhere, Fundrise refused my redemption requests for over a year. I don’t recommend Fundrise at all. Every other investment vehicle I have performed significantly better.

BAD INVESTMENT - No Returns, No Liquidity
After several years of an initial investment with Fundrise, most of which yielded negative returns, I finally decided to liquidate my account only to realize that the account is extremely difficult to liquidate. It was very difficult to figure out how to start the process, and once I did, I was met with a litany of disclosures, letting me know that liquidation is only possible after a review process that only takes place once per calendar quarter, after which you might receive your money back. Also, in between the time that you request your money and the time you receive it, the value of your shares may have changed, and you will only receive a disbursement based on the value at the time the review is complete and your funds are dispersed. This was a waste of several years worth of an investment that could've made much more of a return simply sitting in a savings account let alone a high-yield account or the stock market. Do not invest in Fundrise.
