We stayed at the apartament in Sadaf 6 1. We paid extra for early check-in, which the staff already knew about. When we arrived, the entire apartment was dirty, the mattress had brown stains. Dirty bedding, bugs in the toilet not to mention about the towels. We have to clean everything for 4 hours by ourselfs- dreamlike rest after a plane. 2. On the booking it is written in the amenities - by the beach. It's not 3. The swimming pool is only for guests of the hotel next door. Admission for people from Sadaf is from 3 p.m. 4. The air conditioning broke down twice, which is understandable. The staff was very nice and fixed everything, but there was almost a frightening accident because of puddle from dropping water 5. The air conditioning in the bedroom is very noisy and cannot cool the room. The living room was always at the right temperature, and our windows were covered, so it wasn't because of the sun 6. The building itself is very run down. After arriving, we didn't feel at all like we were living in a beautiful apartment from the photoa that we had paid for

My recent stay at an Airbnb in Dubai managed by Frank Porter was marred by numerous issues that significantly impacted my comfort and convenience. Firstly, the check-in process was difficult. Despite instructions stating that a Frank Porter team member would check me in, I only received inadequate instructions via message, leaving me confused about parking and building access. The complex parking system and lack of clear guidance added to the frustration. After unsuccessful attempts to contact the host and security, I was only able to enter thanks to another resident. Once inside, the problems continued. The air conditioning was ineffective, and the old, uncomfortable mattress was only replaced after a week. Other issues included an improperly bolted security safe, a TV that couldn’t connect to Netflix, an insecure shower stand, and water leakage. Additionally, heavy rains caused basement flooding, leading to a persistent sewage odor. Despite some issues being resolved, I had to temporarily vacate the apartment due to a leak requiring extensive repairs. The relocation process was poorly managed. The alternative apartment didn’t match the provided images, had an occupied parking space, and was in a less desirable area. It lacked amenities, had poor air conditioning, a damaged mattress, and an undesirable bathroom configuration. After deciding to leave earlier than planned, my request for an early check-out refund was rejected. I also requested to remain in the second apartment to avoid moving again, but this was also denied. Moving back to the original apartment two weeks before my final move-out date was another hassle, with no assistance from Frank Porter. I faced the same initial issue of gaining entry to the building, as Frank Porter did not have an access code. Despite seeking assistance from Airbnb, their support was inconsistent, and they reneged on a promised refund. This experience has soured me on using Airbnb and I will never stay in a property managed by Frank Porter again.

Owners don't give your unit to that company, they will do everything to get it, however once they have, you need to double check constantly the statement of maintenance, they keep charging you every month, carpentry work, plumbing work.... And can do any maintenance below 500 without asking you, and same for any guest compensation. At the time of handover, they keep keys inside, and they keep access card and parking card for them, as I did not get them back, again another cost for owner, on the top of any maintenance, as once keys are returned (without any inspection with FP representative), they will tell you sorry we don't manage the unit anymore. I'm case you deal with their sale manager Mehdi, dont waste your time, don't think he knows what is customer care. Below adding you some reply from FP so you can judge the quality of the management They using owner fund to assure great review for them. "As discussed, the keys and access cards were left inside the property as per attached.Unfortunately, we are not able to attend to the maitenance works that were raised as we are no longer managing the property" "Kindly be advised that we do not send a representative upon property handover as per the standard procedures.Rest assured that we will do an inspection after the guest's check out and will update you if any works are required before the handover" "We do refunds for guests on a discretionary basis - to ensure guest satisfaction and to prevent bigger refunds, or shortenings of stays. We cannot check with owners every time, as you can imagine this is operationally impossible"

I initially decided to entrust them with managing three flats in Dubai for short-term rentals, attracted by their income projections. Unfortunately, over two years, they never achieved the estimated income. They consistently overcharged for maintenance and other fees and failed to provide transparency on furniture expenses and Airbnb earnings. I decided to take over the management of my properties with my wife, and in the last few months, we have made 50% more than they did. They proved to be dishonest, incompetent, and unreliable.

I want to share my expirence with everyone i booked apartment from airbnb and frank porter was managing i reached apartment at sharp 3 and went inside the building to my surprise at reception the staff treated me so bad insulted me just because i missed one sinage on the gate whoch says come through another gate and i was insilted and denied check in and left on road eith my luggage and family when spoke to airbnb i got no help and when spoke to frank porter they said you booked the apartment not the building so anything happnes in building and reception we are not responsible like really someone can treat like this in hospitality line and then later after whole day of arguments they are saying you have to stay at that property only they cannot cancel my reservation like who will stay after getting insulted denied chexk in and later the bost is saying that they were there at 3 pm and i wasnt there So they left like they changed thier statements after some time so they dont have to cancel it .. horrible expirence with frank porter will never book through them and will never recomments and of family and friends to book through them Had a horrible day with them

Horrible service we received from FRANK PORTER. Very dishonest service. Stay away from their listings. I have been with AIRBNB for 10 years and never had this much issues. We stayed at they Burj Royale apartment in DUBAI. Never ending messages which got us nowhere, as everytime there was different person talk to or just chat bot. They listing description are misleading, and you never got what they describe in their listings. In our case it was the roof terase, pool - which was just for people of 14 years old and plus. And we had 6 years old son. Smell from sewage treatment plant, next door. They do not provide your with basic amenities like washing up liquid and enough toilet paper. We booked for 3 and got duvets and covers for 2, one night had to sleep under thin sheet. Also did not provide enough towels and our requests we ignored. THE CHERRY ON TOP, I requested refund or compensation during our stay which they ingnored. After we checked out, they created issue that we damaged tv and requested 400 eur compensation. Luckily we have video evidence to disprove it.

We rented an apartment on airbnb managed by Frank Porter. When we checked in we were shocked by the state of the place. The bedlinen was dirty and covered in hair, the apartment wasn’t clean and stank of stale cigarettes despite being advertised as non smoking. The place was disgusting. We called them and at first they refused to give us a full refund. I asked to speak to a manager and despite me calling them again 4 times. No one called me back. Luckily Airbnb stepped in and gave us a full refund.

Beware: they falsely advertise the property at a different address than the actual location. Then the refuse to issue a refund. It's a classic bait and switch.
