I like the investment in prime properties. and the expected returns. What I don’t like is that you seem to be locked in for at least 4 years. One cannot get out of the investment. i’m Just at 80 years old and I don’t know if I will be around in 2024!, So As a result I’m not putting any more money into the REIT even though I have the money to invest now. No doubt the returns are very attractive.

As for the investment term, the Growth REIT, like most real estate investments, is illiquid. The REIT is not open-ended, meaning it won't go on indefinitely. It goes through a cycle of acquiring assets, renovating, increasing rents and then selling the assets. The five year term allows us to go through this process. With real estate, time is key and allows the properties to appreciate which ultimately means a higer return for investors. I love the idea for this investment. I believe that once an investor makes the initial $500 investment he/she should be allowed to make additional contributions in $50 or $100 increments instead of only being allowed to invest in additional $500 Increments. This would allow the small investor (which this fund supposedly is targeted toward) to add to their investment instead of basically “starting over.”

We are excited to have you on board and look forward to helping you reach your financial goals! Keep in mind that the Growth REIT's strategy is designed to build wealth over the 5-year timeline. The REIT was launched about a year ago and is still in the ramping up phase acquiring properties. Lower returns are expected during this early period, as identifying properties and executing value-add plans (construction, leasing, etc.) takes time to yield results. Rest assured that once we finalize the renovation process and start increasing rents, your dividend yield will increase over time. Another thing to point out is that the dividend does not reflect the total return of your investment, only the cash-flow from incoming rents, it does not factor in the appreciation of the assets that happens over an extended period of time. Your total return on your investment will be comprised of your Dividends and any Capital Appreciation realized at the time of sale. Thanks again The DiversyFund Team

So far it is 4 stars, however I have not seen the end payout yet. I am a little worried about the fact that I noticed that the company appears to actually take a much larger portion of profits than even a standard hedge fund.

At DiversyFund, we are vertically integrated and do everything in house, we basically eliminate the middle man and middle man fees (broker fees, management fee, etc.). This means we actually own all of the real estate assets that are being purchased as opposed to other platforms that simply raise funds for other 3rd party projects. We are fully invested in our projects and oversee everything from start to finish. This allows us to have a no-fee platform and provide our investors with more transparency.
