The REIT was launched about a year ago and is still in the ramping up phase acquiring properties. Lower returns are expected during this early period, as identifying properties and executing value-add plans (construction, leasing, etc.) takes time to yield results. Once we finalize the renovation process and start increasing rents, your dividend yield will increase as well. Another thing to point out is that the dividend does not reflect the total return of your investment, only the cash-flow from incoming rents, it does not factor in the appreciation of the assets that happens over an extended period of time. Hi there Jeff! Thanks for your review. The Growth REIT like most real estate investments, is illiquid. Investors cannot withdraw funds before the end of the investment term. Therefore, we always recommend making sure you have other liquid funds at hand in case of an emergency. With real estate, time is key and allows the properties to appreciate which ultimately means a higher return for investors. We definitely appreciate the feedback! Rest assured that once we finalize the renovation process and start increasing rents, your dividend yield will increase over time. In 2020, investors saw a 5% dividend yield. Another thing to point out is that the dividend does not reflect the total return of your investment, only the cash-flow from incoming rents, it does not factor in the appreciation of the assets that happens over an extended period of time. Your total return on your investment will be comprised of your Dividends and any Capital Appreciation realized at the time of sale. With real estate, time is key and allows the properties to appreciate which ultimately means a higer return for investors. As a Growth REIT investor, your returns will manifest in two forms: Dividends: which are the profit generated from incoming rents. REIT investors receive a dividend every month from the rents that are collected. That dividend is automatically reinvested in order to fund the renovation of the property. It’s important to keep in mind that the dividend does not represent your full return, only the cash flow from incoming rents. Appreciation: In real estate, appreciation refers to the increase in the value of a specific property. Your returns will come from both dividends and appreciation. Appreciation represents a far more substantial portion of the investor’s return. The assets will appreciate both naturally over time and through forced appreciation via the renovations.
