The DiversyFund Growth REIT is illiquid, like most private real estate investments. Investors cannot withdraw funds before the end of the investment term. Therefore, we always recommend making sure you have other liquid funds at hand in case of an emergency. With real estate, time is key and allows the properties to appreciate which ultimately means a better result for investors. The REIT is not open-ended, meaning it won't go on indefinitely. It goes through a cycle of acquiring assets, renovating, increasing rents and then selling the assets. The five-year term allows us to go through this process. With real estate, time is key and allows the properties to appreciate which ultimately means a higher return for investors. Hi there! Thank you for taking the time to review us! Keep in mind that the Growth REIT's strategy is designed to build wealth over the 5-year timeline. The REIT was launched about a year ago and is still in the ramping up phase acquiring properties. Lower returns are expected during this early period, as identifying properties and executing value-add plans (construction, leasing, etc.) takes time to yield results. Once we finalize the renovation process and start increasing rents, your dividend yield will increase as well. Another thing to point out is that the dividend does not reflect the total return of your investment, only the cash-flow from incoming rents, it does not factor in the appreciation of the assets that happens over an extended period of time. Appreciation represents a far more substantial portion of the investor’s return. Hello Jon! We are sorry if we did not clearly explain the process prior to your investment and we hope we can clarify your expectation. Investing in a private REIT is different from other experiences you may have with typical exchange-traded investments. The Growth REIT's strategy is designed to build wealth over an approximate 5-year timeline and the performance is based on implementing the fund’s complete value-add cycle. The REIT was launched about a year ago and is still in the ramping up phase acquiring properties. Once properties are acquired, we move into the execution of the value-add plans (renovations, releasing, etc.) which increases the value of the entire portfolio. Your current returns only reflect cash-flow from existing incoming rents, and does not factor in the appreciation of the assets that will happen over the fund’s growth cycle. Throughout the fund’s investment term, we are continuously working to provide best-in-class management of the portfolio so we can deliver great results to our investors when we get to term. We understand that this is a new way of investing for many of our customers who haven’t had the opportunity to participate in private investments like these in the past.
