This is sooo not worth it, I thought there would be a penalty for early removal of funds from Diversyfund and they will not let me get it, Sounds like a big game changer to me.
Response from DiversyFundJun 17, 2025
DiversyFund investments are structured as long-term, illiquid holdings. This is clearly outlined in the offering circular and investor agreements at the time of investment. There’s no “early withdrawal penalty” because early withdrawals aren’t part of the model at all — your funds are committed for the duration of the investment term (5–7 years) so the capital can be used effectively in real estate projects.
This isn’t a savings account or a trading app, it’s private real estate investing. We encourage every investor to read the terms before committing, and we’re always available to clarify expectations for anyone who needs help understanding how it works.

DON"T put one cent into this fund.
DON"T put one cent into this fund.
They will trap you, they do not inform you very well of your investments and have the worst return of REIT's out there.
I have had $500 with them since 2019. It is now worth $546!! Really - during this RE growth period they couldn't do better than this. It's a JOKE.
Feels like a scam.

It’s important to clarify a few key facts: DiversyFund offers a non-traded REIT investment focused on long-term real estate growth- not short-term returns. These are illiquid investments with a 5–7 year hold period, as clearly outlined in the offering documents.
Performance is tied to the underlying real estate assets, which haven’t been liquidated yet. That means your gains won’t be fully realized until the fund completes its exit strategy. Partial share price increases over time don’t reflect the full return- they reflect unrealized asset value, not final payouts.
We acknowledge that communication in the past wasn’t always clear enough, and we’ve taken steps to fix that- including investor updates, webinars, and a dedicated support team.
This is not a quick-return product. It's designed for patient investors who understand the real estate cycle. If that’s not your goal, it may not be the right fit.

I read the fine print and this is a scam ,they changed terms them said its longer than the stated terms,Since there's no liquidation meaning when things aren't working out you can't get your money back ,no growth on investment worth keeping, Scam and should be reported.
Response from DiversyFundJun 10, 2025
We hear your frustration, and we want to clarify what’s actually in the offering documents- nothing has been changed after the fact.
From the start, DiversyFund’s Growth REIT has always been a long-term, non-traded REIT with an illiquid 5–7 year hold period, subject to real estate market conditions. That structure was disclosed clearly in both the fine print and the main terms of the investment. It is not a fund you can exit early, and it’s not designed for short-term liquidity. This is standard for non-traded REITs.
Liquidation doesn’t happen on demand; it happens when assets are sold. Market conditions and timing affect that process. That’s not a change in terms. It’s exactly how these investments work, and always has been.
We understand if it’s not the right fit for everyone, but this is not a scam, it’s a long-hold real estate strategy, and it’s operating as disclosed. We are working toward the liquidation phase now, and investors will begin seeing results once asset sales are completed.

WORST SECURITY and MOST INCOMPETENT CUSTOMER SERVICE EVER
My account was hacked around Dec 3-4 of last year. I immediately changed my password when I realized it was hacked, but didn't realize the hacker also added their chequing account to my Diversyfund account. This year while checking why my $2000 that I put into Diversyfund only made $54 return in two years, I realized that there was a $125 dividend that was paid out at the end of December of last year, and I never received that money. After corresponding with customer service, I realized that the money was indeed paid out, but not to my account, it was paid to the hacker's account. I then spent the last 1.5 months corresponding with customer service trying to chase that money down. They take FOREVER to respond (>1 week for every response, I always have to chase them down for a response), and after a month they were still asking simple questions like is this chequing account yours? NO OF COURSE NOT IT'S THE HACKER'S! When I had to do my taxes I asked them what I should do because I never received the $125 capital gain that now I have to pay taxes on, and they told me to pay the taxes. Now today they are telling me that the account was never compromised. Excuse me but WHAT?! (1) It took them over a MONTH to look at the logs of a few activities around Dec 3-4, and they couldn't even do it right, (2) they had NO SECURITY MEASURES IN PLACE at all! No 2FA like every other standard company, and not even a email notification to say hey you tried to change your chequing account, do you really want to do that, click approve, or at least letting me know it was changed so I can realize that the hacker changed the payout account for dividends and change it back to my own account! (3) Now I'm paying taxes for dividends I never received, (4) The return really REALLY sucks and I can't even touch the $2000 that I deposited, that are locked in for like 5 years. It's just not worth it! This is the most incompetent company I have ever seen on the face of the planet, stay away at all cost!

garbage scam company non complianc
garbage scam company non compliance. horrible leadership. they respond to emails within 21 days. no 800 # to call. No Dividends, Can't add more $ to current investment, the site always has technical log in issues. no monthly statements just pure GARBAGE. DO NOT INVEST WITH DIVERSYFUND.
Response from DiversyFundJun 10, 2025
For those evaluating DiversyFund, here’s what’s important to know:
This is a non-traded REIT, not a brokerage account or stock platform. It doesn’t issue monthly statements like a public stock, and it doesn’t offer daily liquidity or add-on investments once the fund is closed.
Dividends were paused as disclosed when market conditions and asset strategy required reinvestment over distribution. This is a common move in long-hold REITs during certain phases.
Support is available, and while we’ve had backlog issues in the past, response times are actively improving — especially through the investor support email. Every inquiry is tracked and followed up.
Login issues have been addressed in the latest portal update — if you're still experiencing trouble, our support team can assist directly at [email protected].
This isn’t a scam. It’s a long-term, asset-backed investment model that works differently than publicly traded or highly liquid offerings. We’re here to support you and provide transparency, even when the process feels frustrating.

I have reached out to the people and…
I have reached out to the people and have received the same canned response. They suspended dividends over a year ago, yet they won't return my money. Be very careful investing with this company because their returns are crap and you are stuck in the fund.
Response from DiversyFundJun 10, 2025
DiversyFund is a non-traded REIT, which means investments are tied up in long-term real estate projects and are not liquid until the assets are sold — a structure that was fully disclosed in the offering materials. Dividends were paused in line with market conditions and fund performance, with the goal of preserving value and maximizing returns on the backend.
This isn’t about avoiding payouts — it’s about following the long-term strategy to protect capital during a challenging market cycle. We understand that doesn’t make the wait easier, but it's consistent with how non-traded REITs are structured and regulated.
If you’re continuing to receive unhelpful responses, please contact [email protected] and we’ll ensure your concern is reviewed by a support member.
We're committed to transparency and will continue updating all investors as we move closer to asset liquidation.

Response from DiversyFundJun 24, 2025
The investor portal recently underwent technical updates to improve speed, security, and the overall user experience, which may have caused some temporary login issues for a small number of users.
Please email us at [email protected], and our team will help you regain access immediately. The distributions mentioned in the email are part of the scheduled process as we move into the liquidation phase starting December 2025. We're here and committed to making sure you get the support and transparency you need.
