DO NOT INVEST YOUR MONEY IS LOCKED UP FOR & YEARS!! THE WORST
Response from DiversyFundMay 8, 2025
As stated from the beginning, this is a long-term investment — 5 to 7 years is not a surprise, it’s exactly what you agreed to when you signed on. Real estate isn’t a get-rich-quick scheme, and expecting instant liquidity from a private REIT shows a fundamental misunderstanding of how these investments work.

This is the worst-performing investment…
This is the worst-performing investment I have ever been involved with. Over the past 4 years, it has had an annual return of 1.8%. I suspect that they are charging high fees. Therefore the only ones making a profit (over inflation) are the founders. Wish I could just get my original investment back. No end in sight.
Response from DiversyFundMay 29, 2025
We appreciate you taking the time to share your experience. It’s important to reiterate that DiversyFund’s investment strategy is built on long-term real estate projects, where returns can vary over time and may not match the pace of more liquid investments or broader market benchmarks. We have always disclosed all fees, risks, and timelines in our offering documents, and our team is focused on managing the fund for long-term growth, not short-term gains.
We understand that the hold period can feel long, and we’re working hard to maximize value for all investors as the projects mature. If you have specific questions about your investment, our team is available to assist at [email protected].

As soon as I'm close to the 5 year…
As soon as I'm close to the 5 year withdrawal period they extended another 2 years. I expect to never get my money out.
Response from DiversyFundMay 29, 2025
We understand your frustration, and we appreciate your feedback. It’s important to clarify that DiversyFund operates under a long-term investment model, and extensions to the hold period—while not common—are sometimes necessary to protect the overall performance of the fund and maximize value for all investors. This flexibility is disclosed in the offering documents and is part of the risk profile inherent in private real estate investments.
We remain committed to delivering value over the life of the investment, and we encourage you to reach out to our team at [email protected] if you’d like to discuss your account further.

Investigation Is Needed on This Company
"I have a family emergency and need money urgently. For the past two years, I have been trying to get my funds and close my account, but this company is like (AHP Servicing) has never responded to me in any way or given me my funds. Today, I contacted them for the fifth time and still haven't received any response. Please be careful if you're dealing with this company.
Response from DiversyFundMay 29, 2025
We’re truly sorry to hear about your situation, and we understand how challenging it must be during an emergency. However, as outlined in our offering documents and investor communications, DiversyFund operates under a long-term, illiquid real estate investment model. Early withdrawals are not part of the fund structure, which is why we emphasize the importance of fully understanding the commitment prior to investing.
That said, we’re committed to addressing any inquiries and ensuring our investors feel heard. If you’ve previously reached out and haven’t received a response, please email us directly at [email protected] with your full details, and we’ll ensure your concerns are addressed promptly.

don't do it
I invested $1,000 with this company 5 years ago, which I regret because now they told me that even though the initial term was for 5 years, they decided to keep it for 7 years. After all these years, I now have exactly $1085.88 (a year back I had 1090), which is probably the same as inflation since then, except that this money is tied up and I can not access it. My daughter is starting college this year and I need the money (that's why I chose 5 years), but I can't have it, isn't that great? it would have made more had I left it in my savings account. But what is even more annoying, their website is useless, I am not able to find or download any document, or contract, nothing, not even my tax form, which is ridiculous. I wonder if it's a scam, which I'll find out in two years I guess.
Response from DiversyFundJun 10, 2025
For context, DiversyFund is structured as a long-term real estate investment, not a traditional savings product. While the initial hold period was outlined as 5 years, the full range of 5–7 years has always been a part of the strategy, based on when properties can be sold at the right time to protect investor value.
As for the gain- it's tied to real assets and reflects the conservative pace of appreciation in a turbulent market. This is common in private real estate offerings, where returns tend to come in the later stages as assets are sold.
If you're having issues accessing documents or the portal, our Investor Support team is available to help get you the materials you need, including tax forms and account summaries.
To others considering an investment: this is a long-hold, asset-backed model built for durable returns over time - not quick liquidity. We recommend reviewing all offering materials to fully understand the structure and timelines before investing.

The WORST customer service EVER
The WORST customer service EVER. I've been trying to reach someone for weeks now. Email not returned, phone not answered and call not returned. Tried to schedule a call....that was cancelled with no real explanation. I have investments in other REITS and part of the only reason I invested in DiversyFund was they allowed entities and we wanted some business captitol to work for us. We were fine with the 5-7 year term but no one can tell us how or if we will even be able to get our money back then! (They can apparently keep your money as long as they want) Also, they have stopped posting dividends. While this doesn't mean they are not accruing, it's a bit disturbing that they do not provide statements or update you on the progress. My advice, keep looking. There are many other REITs that have much better customer service, transparency and don't keep you guessing if you'll ever get your money back.
Response from DiversyFundMay 29, 2025
Thank you for sharing your feedback. We understand that delays in communication can be incredibly frustrating, and we’re actively working to improve our responsiveness. Please accept our apologies for any missed calls or unreturned emails—this is not the experience we strive to provide.
To clarify, DiversyFund operates as a long-term, illiquid real estate investment. The offering documents clearly state that funds are locked in for the duration of the investment term, which may be extended based on the performance and timeline of the real estate projects. While we do not distribute dividends on an ongoing basis, earnings are reinvested into the fund and reported during the liquidation process, which aligns with our strategy of long-term capital growth rather than immediate income distributions.
Regarding statements and account details, these are accessible via the investor portal. If you’re having trouble accessing your documents or have specific concerns about your investment, please contact us directly at [email protected] so we can assist you.
We appreciate your patience and thank you for being part of the DiversyFund community.

Stay away from this platform
Stay away from this platform. The investments are misrepresented, the company does not follow through on communication, updates, or financial information that they owe their investors. They have multiple lawsuits open for fraud against their companies and their executives. Do your homework and make your own conclusion.
Response from DiversyFundMay 29, 2025
We understand that long-term real estate investments can feel challenging, especially during periods of limited liquidity and updates. However, we stand by the integrity of our offering documents and the transparency we strive to maintain with our investors.
It’s important to clarify that DiversyFund has not been found guilty of fraud, and we encourage all investors to review the publicly available information, including our SEC filings and offering documents, to make informed decisions.

Buyer beware of this so called…
Buyer beware of this so called Investment. I made the mistake of investing 5 years ago. Was supposed to see a return on my money in 5 years. Suddenly this was changed to 7 years and possibly more. Diversity Fund will not allow me to access my funds and now states they don't know when or if my dividends and principal will be available. Do NOT get involved in this company.
Response from DiversyFundJun 10, 2025
To clarify for anyone reviewing this: DiversyFund is a long-term, non-traded REIT investment, meaning your money is invested in real estate projects that are not designed for early withdrawal or short-term liquidity. From the beginning, our offering documents disclosed a projected hold period of 5–7 years, dependent on market conditions and successful asset sales.
We’ve never guaranteed fixed returns or early exits- real estate doesn’t work that way.
We’re committed to keeping investors informed, and our support team is always available to provide updates on the portfolio and liquidation strategy. For new or potential investors: please review all offering documents carefully and understand that this is not a quick-return investment, but a long-hold strategy aligned with real asset cycles.
