This company h my 1000 and has…TAKEN!
This company has taken my 1000 and has done nothing with it but held it. They will not respond to my emails at all. Worst mistake I’ve ever made in my life! But I’m going to continue pressing this scheming company ‼️
Response from DiversyFundApr 19, 2025
Hi Cindy,
We want to clarify that DiversyFund investments are tied directly to real estate assets and were never structured for immediate liquidity or short-term gains.
As disclosed in the offering documents that you signed at the time of investment, the capital is deployed into properties that require a long-term holding period, typically 5–7 years, depending on market conditions.
This structure is fundamental to real estate investing, where the value is realized through property appreciation and eventual sale, not through short-term trading.
We recognize how frustrating this can feel if expectations were different, and we are working hard to improve communication and transparency. An Investor Support representative has tried to contact you by phone twice now on March 11th and March 25th and have sent emails explaining your investment. You can always reach us directly at [email protected] for assistance.
Thank you for your patience and understanding.

Probably the worst company I've ever…
Probably the worst company I've ever dealt with! No communication and can't verify their so called statements that show profits every quarter on Reits1 and 2. Now I hear it was a facade!
Response from DiversyFundMay 12, 2025
Calling the company a "facade" misrepresents the nature of your investment. DiversyFund manages a real portfolio of multifamily real estate assets, and our strategy has always been long-term, focused on growth through property improvement and appreciation, not short-term payouts.
As stated in the offering circular, returns are realized upon liquidation of the underlying properties, which we anticipate beginning at the end of this year depending on market conditions. We regularly share updates on asset performance, including metrics like occupancy rates and renovation progress, to provide visibility into how the fund is operating.
We’ve increased transparency through investor webinars, monthly updates, and a dedicated support team. This is a long-term real estate investment, not a short-term trading product, and we remain committed to delivering results as the portfolio exits begin.

They took a $500 investment and it does…
They took a $500 investment and it does okay. I tried investing a followup $1,100 and they took the money, didn’t invest it, and refuse to return it. Run for the hills, either they know they are committing felony fraud and taking money with no intent on investing it, or just as bad, they are insolvent and don’t actually have your money. I saw their response . I reported them to the FBI. Money held and never invested or returned is not what the solicitation offered. Who would have another money to hold with zero return for 5-7 years? You know what you did. I look forward to you getting prosecuted.
Response from DiversyFundMay 8, 2025
Accusing a real estate investment company of “felony fraud” because of your misunderstanding of how long-term, illiquid investments work is a stretch. The $1,100 you contributed was accepted under the same terms as your original investment — a 5–7 year hold with no early withdrawals, clearly disclosed in the offering documents. If you were looking for instant access or guaranteed liquidity, a REIT was never the right choice to begin with.

I am formally filing a complaint…
I am formally filing a complaint regarding my investment with Diversy Fund, initiated in August 2019. I was promised dividends and a full return of my investment plus gains within three years. However, nearly six years later, my account reflects only $4,342.74, and I am now being told funds won’t be liquidated until December 2025.
This delay and lack of returns are unacceptable. I am requesting an immediate refund of my investment. Please provide a resolution and timeline for the return of my funds.
Response from DiversyFundApr 11, 2025
Hi DL,
We understand that the long-term nature of this investment can be difficult.
To clarify, DiversyFund’s Growth REIT is a long-term, illiquid investment designed to build value over time through appreciation of multifamily real estate assets.
While initial materials referenced an estimated hold period of 4–5 years, the offering documents clearly stated that this period could be extended depending on market conditions, which has been the case due to shifting real estate cycles.
We aim to begin dissolving Fund 1 around December 31, 2025, but each property within that fund has its own timeline and asset sales will take place over the 12–24 months that follow. Proceeds from these sales will be distributed to investors as they are realized. This structure is common in private market real estate investments and is intended to help preserve and maximize the value of the underlying assets.
Your investment returns will show when we start liquidating the fund assets and the amount in your dashboard isn’t reflective of the growth in the investment, as the growth is realized after the properties are sold.
We also want to clarify that the Growth REIT was structured to reinvest earnings rather than pay out ongoing dividends, in order to allow compounding growth over the hold period.
If you’d like to review your specific investment documents or receive an updated statement, we’d be happy to assist. Please contact us directly at [email protected], and we’ll make sure you receive personalized help.
Sincerely,
DiversyFund Investor Support

It’s very telling that Diversyfund only…
It’s very telling that Diversyfund only responds to positive reviews. I also notice none of those positive reviewers stated how much they received or how long the return took. Agreed, this is a scam!
I receive the feel good emails but when I inquire about the date I can divest, I’m told the date has moved up a year, then another email that there’s no guarantee you’ll receive any portion of your initial investment back. Of course my response to the “Reply to” email comes back, “Address Not Found”. Proceed with caution!
Response from DiversyFundApr 21, 2025
Hi there,
Regarding your investment, DiversyFund Growth REIT II is structured as a long-term real estate investment with a 5–7 year holding period, as disclosed in the original offering documents. The fund will begin its official wind-down at the end of 2025, after which properties will be sold and proceeds distributed based on market conditions.
We’ve also updated our communication system — if you are receiving bounce-back emails, please contact us directly at [email protected] and our team will promptly assist you. We’re committed to providing transparent updates moving forward and invite you to reach out with any questions.
Thank you for being a valued investor.

Invested 3k. Never seeing it back
Invested 3k. My dividends have grown to $200 in 5 years and I cannot withdraw my money. Worst company to deal with. No idea if I will ever get my money back. They cant even provide a 10% return in 5 years during the largest REI price boom in our lifetime.
Response from DiversyFundApr 21, 2025
Hi Taylor,
Thank you for sharing your feedback. We understand your frustration, and we want to reassure you that your investment is still active within our Growth REIT II portfolio. As outlined in the original offering documents, this is a long-term, illiquid investment with a holding period of 5–7 years, dependent on overall market conditions.
We aim to begin dissolving Fund 1 around December 31, 2025, but each property within that fund has its own timeline. At which point we will begin selling properties and distributing proceeds to investors accordingly. Real estate returns are based on asset sales, not daily market fluctuations, and the timing is carefully managed to maximize value for all investors.
We welcome you to reach out directly to our Investor Support team at [email protected] if you would like a personal update on your investment status. We’re here to help and provide as much transparency as possible.

I invested $1500.00
I invested $1500.00 in this company in 2020. I thought it was a five year time horizon for the maturity of the asset. I thought I was supposed to get my money back in 2025. We’ll, it’s 2025 and all I got was $98.00 as an interest payment. I read somewhere that the initial investment will NOT be returned until the real estate property is sold, which could be 20, 50, or even 100 years. WTH?! It smells like a scam! Beware.
Response from DiversyFundApr 21, 2025
Hi Larry,
We want to respectfully clarify that when you made your investment, you signed an Offering Circular that clearly disclosed the structure and terms of the DiversyFund Growth REIT. This included a 5 year holding period, with a possible extension of up to two additional years if needed based on real estate market conditions and timing of asset sales. This was not hidden or changed after the fact - it was fully disclosed prior to your investment.
Your return of principal is directly tied to the sale of real estate assets, which ensures we maximize value for investors rather than selling prematurely. We are committed to transparency and will continue providing updates on the progress of the portfolio's wind-down phase, which we aim to begin at the end of 2025.
If you have any additional questions about your investment or timeline, our Investor Support team is available at [email protected].
