Who can we write to or go to about this company? Everyone is in agreement that they claim that We can withdraw our money with interest in 5 years. Now they're claiming 5 to 7 years which is false. I was due to withdraw my money August 21st 5 years. Now they're claiming that it's December. Then they're claiming it's 5 to 7 years because they didn't sell property. If anybody knows of anything or any place we can report them to please post it. I see that a lot of people on this has a lot of money invested 😞

Real estate is a marathon, not a sprint. We generally aim for a five-year window for each project, which gives us time to buy the property, upgrade it, fill it with happy tenants, and position it for a profitable sale or refinance. But the truth is, if the market offers a great chance to sell at year three, we might jump on it.
If waiting until year six or seven could mean significantly more profit, we might do that instead.
This flexibility means we can make immediate decisions rather than follow a locked-in schedule. Compare it to growing a fruit tree: sometimes your orange tree needs an extra season to produce the sweetest fruit. Patience can pay off in the end.

Do not Use
I made my first investment in March of 2020 with the claim of 4-15% APR in 3-5 years. It is now July 2025, and my account has not gained any interest. I am also unable to withdraw the money I have invested. I would never recommend Diversyfund to anyone. I hope there is lawsuit that I can become a part of to reclaim the money that I have invested into Diversyfund.

It might feel confusing when your dashboard doesn’t show big jumps in value.
But here’s the thing: real estate value often appears at the end of the process, especially if your dashboard only tracks the initial amount plus any dividends.
We’re buying properties, renovating them, and positioning them for a higher sale price later on. Until we actually sell those properties or refinance them, the profit isn’t “locked in” yet.
Think about it like planting a seed. In the early stages, not much happens above ground, but roots are forming underneath. The moment of big growth is often near the end—when the seed finally sprouts and flowers.

Fraud!
I put my money in Diversyfund back in 2019 with the promise that the funds would be returned after 3 years with interest. Now it’s been 6 and I have not received any information as to when I will get my money back or any of the supposed gains that come along with it. I’m pretty sure my capital one account pays more interest. I have tried to reach out and no one gets back to me. When will the community be filing a class action against these people?

We want to be clear: the Growth REIT is a long-term, illiquid investment with a 5–7 year hold period, as disclosed in the official offering circular provided at the time of investment. Full liquidation was always expected to take longer, depending on market conditions and asset sales.
Liquidation is currently on track to begin at the end of 2025, and we’ve been actively communicating that timeline via investor emails, webinars, and updates.
If you haven't received recent updates or need help accessing your account, please email us at [email protected] with your full name and contact info and a team member will follow up directly. We’re committed to providing clarity and support.

DiversyFund Is Bad News
Total scam. Poor communication, no updates, and repeated lies regarding maturity dates. People cannot get their principals back.
Update: Regarding your "clarification," DiversyFund, we will consider your words to be valid when the funds are returned. You made the promise before and you failed to live up to it. Confirmation of that is smeared all over the Web. The entire Internet population speaking of DiversyFund cannot be telling untruths.
Regarding: "Anyone who needs help accessing their email updates or webinar recordings can reach out to investor_upport___versyfund._om":
Where can people reach out to receive their money? The Internet forums are crammed with deceived investors who want to know.
Re: "but each property within that fund has its own timeline."
"...but..." Yeah, we get it. You always leave the door open for further delay.

Hello,
It's important to correct a few points for the sake of accuracy.
Investors do receive regular updates via email, and DiversyFund hosts weekly investor webinars specifically to address fund performance, timelines, and the liquidation strategy. These updates include detailed explanations about the hold period, market conditions, and what to expect as we aim to begin dissolving Fund 1 around December 31, 2025, but each property within that fund has its own timeline.
The terms of the investment—including the 5–7 year hold period—were fully disclosed from the outset.
Anyone who needs help accessing their email updates or webinar recordings can reach out to [email protected].

Five Year Investment now being Retroactively Revised by Company against Fiduciary Ethics
Originally my February 2020 investment was promised to pay out in five years (not "5-7" as falsely claimed by the company here). Coming into the new year, I was told that sales of property would start then and money would come in the summer. Now, the prospectus is the very last day of the year!
This is intolerable, and legal action will be taken to recover my money if it is not returned to me immediately. No more falsehoods, regardless of expectations to "sell" properties that also have "rents raised" against my direct advice as an investor.
So I expect my money will begin to return to my bank now. If not, there will be legal consequences.
Edit: Repetition of the false claim below does not make it any more true. The length was explicitly five years when originally invested, and so I expect the December payout date or sooner will be holding.
Response from DiversyFundJun 6, 2025
Hello,
The February 2020 prospectus, as filed with the SEC, clearly states a projected 5–7 year hold period, with flexibility built in to account for real estate market conditions and asset performance. This is not a new claim—it has been part of the offering from the outset and applies to all investors equally.
Our duty is to protect the value of all investors’ capital by executing sales when conditions are right - not prematurely under pressure. Rent adjustments, property management decisions, and sale timing are part of the fund's fiduciary strategy, as disclosed in the offering documents.
Legal threats do not alter the contractual terms. If you would like your questions answered to clear up misunderstandings about your investment, please don't hesitate to email [email protected]

Regretfully Disappointing Experience — Proceed with Caution
I accepted a full-time sales role at this company despite the negative reviews online, hoping things might have changed and needing employment quickly. Unfortunately, my experience confirmed many of the concerns I had read beforehand.
From day one, I showed up with a positive attitude, ready to learn and perform. However, it quickly became clear that the environment was unstable. I was one of only three sales reps — the other two had been there for about two months and had yet to close a single sale.
While the position offered a small base salary, it relied heavily on commission — difficult to earn given the circumstances. We were calling existing customers who had invested during the COVID period, and nearly all of them expressed the same frustrations: no returns on their investment, unclear timelines, and a lack of transparency from the company. Many just wanted their money back, but weren’t able to get it.
Internally, communication was inconsistent, and morale was low. Management often reassured us that changes were coming, but no improvements materialized. After two weeks of no progress — not just for me, but for the entire team — we were abruptly let go without warning. The CEO blamed us for not reading a Sunday afternoon email sent to our work accounts, asking us to come in later Monday, then proceeded to terminate two of us with vague reasoning about the company “going in a different direction.”
In my opinion, this company lacks transparency with both its employees and its clients. The promises made — both to customers and staff — did not match reality. Based on what I saw and experienced firsthand, I would strongly caution anyone considering working for or investing with this company.
The core issues seem to stem from poor leadership at the top. In my experience, The CEO has not demonstrated the leadership qualities needed to foster trust, transparency, or a healthy work environment. This has contributed to a toxic culture and a lack of direction that ultimately hurts both employees and customers.

Thank you for taking the time to share your experience. We’re genuinely sorry to hear that your time with us did not meet expectations, and we appreciate the detailed feedback you’ve provided.
While we regret that your experience fell short of what we strive for, we want to acknowledge that we are actively working to address the concerns you raised. Building a strong and transparent culture is a top priority for us, and we are taking concrete steps to improve communication, support our sales team more effectively, and ensure that both our employees and investors have a clear understanding of our business model and objectives.
We appreciate the dedication and effort you put in during your time here and wish you all the best in your future endeavors.

Poor customer service
Poor customer service, incredibly bad website, lack of transparency, and no returns in the past 3 years
Response from DiversyFundMay 15, 2025
Hi Jackrin,
This is a real estate investment, and as outlined in the offering documents, returns are distributed after the properties are sold. That’s the core structure of the fund.
So if the properties haven’t been sold yet, there’s no way to realize returns; it would be like expecting a payout on a home you haven’t sold. Once liquidation begins (which we aim to begin in December 2025), that’s when investors can expect to see returns distributed accordingly.
Hope this helps clear up any confusion.

WORST INVESTMENT GROUP FROM ALL ANGLES OF THE COMPANY
I invested about 3 years ago since then i only received ONE $5.00 distribution. Thsi is by far the worst investment ever. I dont get any communications, i don't receive any responses to my requests for information and the company then wants to raise money to hire employees to talk to investors most likesly because there is 35k other investors saying the same thing. Why did it take over ten years for them to figure this out? My local savings account gives a higher return
#1 response to your company answer. These are positive cash flowing assets in your webinar you pointed out that occupancy and rents increased. This is not my first rodeo. Not only am I an investor personally but I’m involved in many deals. I understand not getting distributions during ramp up but that doesn’t take years. Where is all the income going don’t you have capex and TI reserves I’m assuming you do especially if you have a loan on the property. Please forward me all financials on the properties.
Response from DiversyFundMay 11, 2025
Unlike a savings account or stock dividend, returns are generated when the properties are improved and sold, which is why it's common for distributions to be limited -or even paused - until liquidation. This structure is clearly outlined in the offering circular that all investors agree to upon entry.
If this approach doesn’t align with your expectations or risk tolerance, that’s perfectly okay. We encourage you to research other investment options that offer more immediate liquidity or guaranteed returns, such as CDs or public REITs, before participating in private real estate offerings.
