They don't care to support you and will let tenants commit fraud
I have had 2 separate tenants fraudulently dispute their rent payments through buildium.
6 months of rent swiped out of my account because Buildium does not protect their landlords. I even sent lease history and the Buildium staff says they don't care. They just want their management fees and literally could care less to help me avoid fraudulent reversals.

Hi Rupesh,
Credit card chargebacks are a protected function of the Fair Credit Billing Act, which is federal law. Cardholders dispute charges directly with the card issuer, who then investigates. The card issuer's investigation can take up to 120 days.

Horrific Practices and Rudness Abound; DO NOT USE THIS BUILDIUM
I own multiple properties and I am currently renting through a Corporation in Houston Texas which uses Buildium as the collection service for the monies distributed. There are numerous glitches in their software and the auto payments are immediately setup for the service whether you activate them or not. The service pulls funds randomly and has taken over $4000.00 from me in the last two months. When I contacted customer support, I was referred to the Property Management Service, which when contacted sent me back to Buildium. Complete incompetence and rudeness abound at Buildium. I deal with hundreds of Realtors, Inspectors, Adjusters and have been in the Building/Construction/Rental business for the last 50 years and have never seen a company which is more inept in their daily practices and the rudeness from their service personnel is horrific.

Hi Jay,
The settings for ePay, including any convenience fees that are added, are handled by your Property Management Company. The Company can reach out to our customer care group for guidance on how to correct or change these settings.

Buildium is the worst software I have…
Buildium is the worst software I have ever used. The software was written by two-year-olds. The company is run by two-year-olds. Customer service... non-existent. They keep updating features at random times and make them less useful or not useful at all. (Groups, Client Statements, Management Fee payout screen, Lease renewal section, Property Manager name field, giving you access to your own client income detail for 1099 processing, mailing labels, etc.)
To anyone in need of property management software don't waste your time and money on this company. Note, they won't even let you print a client statement and mail it; they make it so you have to pay them so they mail out your client statement. This change was made in March 2022.
The definition of nickel and diming is Buildium's marketing strategy. They do not respond to your support tickets, every time you call you are on hold forever or they are at a "company meeting" and can't answer the phone. They also track your mouse clicks inside the software. Let me reiterate, they track your mouse clicks, without letting you know that they do that. The sales rep will call you two seconds after you click on one of their ADD ON options, but not reply to your support needs.
Anyone who has used Buildium over the past few years can easily see how they have no clue in sofware architecture/design or customer service. Also, workflow is a foreign topic to them, since they constantly change your workflow with their asinine, money-making "updates". It's one big marketing firm.
Also, don't let them fool you into thinking the software was designed for a company, it was designed for 1 individual property manager. They have been trying for years to market to companies. Buildium didn't even bother adding a property manager name field until a year ago. Even so, the field is not connected to anything relevant. Imagine, a property management software that did not account for property manager names. Did I mention, that you have to generate fake letters in their system so that you can extract client addresses to print mailing labels. Ridiculous.
You are better off using an Excel spreadsheet than Buildium and it won't cost you $6,000 per year.

Hi Sima,
You are still able to print out statements so you can mail them yourself. One of our customer care agents is going to reach out to you about this, if they haven't already. They can also provide you with a link to our privacy policy upon request.

Badly organized software program
Wasted a lot of time and money trying to implement Buildium. The software is inflexible and cumbersome to use and you can’t even try it out without spending a lot of money. Don’t waste your time on Buildium, we did and regret it. They don’t even make cancelling easy
Response from BuildiumNov 23, 2021
Hi David,
We appreciate your feedback, and wanted to let you know that we do offer a free trial prior to buying a subscription. As for canceling your subscription, that is a function that is only accessible to you as the subscriber through your Account and Billing page - we cannot cancel your subscription for you.
Your onboarding specialist has reached out for more details. We would appreciate it if you could reply to them so that we may improve or even help to resolve any additional issues.
I hope this helps!

expect to be oversold and under impressed
I own 18 units and manage others. I work with computer/tech during my day job. I couldn't get my date to "onboard" which at the point of sale was "super easy" then when I had issues with their required excel format I could buytech support. I had already paid for a year in advance. After 6 hours being wasted attempting to get onboard I wanted to quit and they told me no refund. Now I grew my company and bought out my mentor and they told me to pound sand...They are still unwilling to either help my onboard or give me credit for unused services. Once you are under contract expect cellular phone quality help on bankers hours from East coast angry people trying to make sure I understand my shortcomings rather than problem solvers.

Hi Dan,
Thanks for your feedback. At the time you signed up, we were offering a promotion for you to opt-in to onboarding after meeting pre-requisites. If this was not communicated to you at the time, I apologize.
I see that one of our customer success managers is reaching out to you to help get you started with the software and connect you with one of our implementation specialists. Once you connect with them to schedule your first call, you'll be on your way!
All the best!

Your Money is Not Safe with Buildium
I've been with Buildium for almost 3 years now. They try on their interface and their website platform, but when it comes to the most important aspect, the money/accounting, the support is non-existent and they don't take responsibility for their errors.
Customer service in regards to questions on the use of the website is pretty good; they know what they're talking about and are helpful. And they're usually improving the website and features over time. No complaints there.
When it comes to accounting though, the customer service reps sound like they're working from home and put you on hold after every question so they can search for a canned response and then they keep repeating it in different ways instead of getting to the root of the problem.
Their Accounting/Compliance and Risk department is not on top of things, negligent and irresponsible. They didn't forward a chargeback dispute form to me in a timely fashion when one of my tenants decided to dispute their rent payment with their bank and the payment was reversed 5 WEEKS LATER on my end! That's an ACH payment. Unbelievable.
Now that I have raised the issue with Buildium they forwarded me another 3 months of rent payments dispute forms by the same tenant that was sent to Buildium 3 weeks ago by the tenant's bank, with a 10 day deadline for a response. I responded the same day with the signed lease and other supporting documentation, but now I may be out 4 months of rent from a tenant that actually paid it but decided to claim that they didn't, all because Buildium's Accounting / Compliance and Risk department didn't forward me the proper paperwork in time.
After I raised this issue with Buildium, they said there is nothing they can do and that I should talk to my tenant and figure it out with them. My tenant has blocked all communication from me and is clearly trying to milk the system.
The way it works is Buildium receives all the tenants payments, then sends them to you a few days later. When the tenant disputes, the dispute goes to Buildium. If Buildium doesn't forward you the dispute so you can address it and show proof that it was authorized by the tenant, then the dispute time window expires and you're out your money. But you'll never know it until the money is reversed from your account, or unless Buildium forwards you the dispute form (which apparently is highly unlikely). Then it's too late and Buildium doesn't take any responsibility. All they care about is charging their service fee, the rent is not their money, so they don't care if it's charged back or not.
I am so disappointed with this negligent attitude and lack of responsibility from Buildium. I will be looking for a different property management company now that Buildium has lost my trust. I wanted to warn others that your money is not safe with Buildium.

They don't stand behind their product
I paid for the full year to get a small discount, was informed that the on-boarding was easy to do, short story is it wasn't. We could never get the accounting accurate despite several attempts and constantly restarting. We asked if we should wait until the new year but were told no. The service was only used for 2 of the properties. At six month mark requested the rest of the year be refunded and they refused, I was okay paying for the 6 months of a product that didn't work but they pushed back and stated their product is a self-service product and blamed us for the program not working the way it should. I would literally use ANY other program or paper and pencil before paying for Buildium.
