Buildium has been a huge disappointment from start to finish. The salesperson flat out misrepresented the system’s capabilities during the sales process. We were assured that Buildium could handle our needs, but once onboarding began, it became clear that many of those promises were simply not true. The onboarding process is unnecessarily dragged out, disorganized, and provides little real value. Questions go unanswered, timelines slip, and we often had to initiate follow-ups ourselves just to get basic responses. Customer service is unresponsive and unreliable. Emails go unanswered, meeting links don’t work, and issues are left unresolved even after multiple calls. If you are looking for a system to support Commercial Real Estate, especially for CAM recoveries, detailed rent rolls, or complex lease structures, do not use Buildium. The platform is extremely limited, clearly built for basic residential use, and not capable of handling real commercial accounting or reporting needs. Overall, this has been a frustrating waste of time and money. I would strongly recommend looking elsewhere if you need a professional-grade commercial property management system.

Horrible support. Ongoing issue for about 2 months now. I am unable to process the application fees through the system. Approximately 10 hours of calls/hold time. Multiple commitments for return calls from supervisors. They have attempted to close the ticket out as closed and resolved. The one call I did receive from a supervisor was worthless. He had no idea what was going on or how to help. He was really enthusiastic about helping me by elevating this to the level 2 team (ignoring the fact that I had been told it was elevated 2 times before his call). Looking at other software solutions at this point. It is only one function, but I am a new company with 100 units and growing. If I am having this much trouble with what should be a fairly uncomplicated fix, then I am unwilling to take a chance that something more serious will happen later, when I am much larger.

Dog shit company that bricked my phone model from even being able to download their app. Typical capitalist bullshit. Trash selfish company like the rest of em.

I downgraded from the middle subscription to the most basic one. I had previously had an annual subscription and I changed to monthly. I have had the basic subscription for 1 month. From the very onset they charged me 40$ for inspection services- something I never asked for, didn't authorize, and didn't use or want. I reached out to their customer service- and have been in contact them over and over for a month- it's through email. It took an entire month for someone to issue me a credit for the charge. And then when it renewed they charged me again for the same inspection service that I cleared said to remove. I also opened complaints with bbb- Buildum take days to respond and don't do anything. Then when I wanted to cancel my subscription- which was monthly- it says it will cancel in 344 days. Whenever I email someone- it takes forever to hear back. They really don't care about being ethical or doing anything. This has been a huge PIA. don't use them!

What a deceitful company. Negative experience. Lack of support. Inaccurate billing. Incompetent support and workers. Every person says something different. Not trustworthy. Too expensive for their lacking services.

Would never use Buildium. Unprofessional staff, rude, not user-friendly.

We've used Buildium for years, but their handling of a chargeback case has been absolutely unacceptable. A tenant lived in our property for four months, paid rent through Buildium's platform, then fraudulently reversed all payments claiming "fraud." We obtained a court judgment proving the tenant lived there and owes the money - yet Buildium has done nothing to help us recover it since August 2025. The real failure isn't just the chargeback - it's how Buildium abandoned us: Missed their own deadline (September 30) with zero communication No transparency on what evidence was submitted to the card issuer Impossible to reach anyone with actual authority to help No sense of urgency despite thousands in losses and mounting legal fees Generic support responses with no real solutions We have a court judgment in hand. This should be straightforward. Instead, we're four months in with no resolution and no path forward. Payment processors should partner with clients to fight fraudulent chargebacks - Buildium has completely failed at this. If you're considering Buildium for payment processing, know that when fraud happens (and it will), you'll be on your own. We're now forced to explore legal action and alternative platforms because Buildium won't stand behind legitimate transactions.

I wish other users had forewarned me about the terribly inefficient, consumer-Unfriendliness of BUILDIUM software and service. But, alas, I had to learn from experience that getting my rental properties uploaded on Buildium and activating the direct payment system would be a nightmare. I am now writing a review so that others will be warned NOT to make the same mistake I did. Unquestionably, the salespeople at Buildium are the hardest-working, best trained and most effective at their jobs – they convinced me to invest in a subscription and set up an automated payment of $186 a month in a single persuasive phone call. However, after making payments to Buildium for five Months, I still could not get the services I signed up for to work. They promised that I would have a customer account specialist who would assist me in “on-boarding.” I had to wait for weeks to get an appointment with a customer account specialist, and after the appointment reached its limit of an hour, I had to wait several more weeks for another appointment to be available at HER convenience. I found the navigation of the website cumbersome and the requirement of banking reconciliation to be clunky and ineffective. The website is antiquated and unfriendly. I am a property owner/manager (less than ten rental properties) with a clear goal: to simplify rental payment management with a payment portal. It seemed like a simple task, but NOT with Buildium. I wasted more money and time than I care to admit.
