i have a open case about late fees and i got one response from someone which was about a week and a half ago and since then I've sent two emails and have had no response back. the support team is not very good at responding. There is not option to enter a pet deposit/fee. which most people have animals so I think that should be something that is added. Other than that its a pretty simple program and has been working on my property management end.

Will give it another try!
Update: 3.19.2023 - Buildium was quick to reach out and inform me that they are actively working to update their support articles and after another week of looking at alternatives, they really seem to have everything we are looking for. Going to give it another try and see how things work out. Hopefully will be updating to 5 stars after getting more comfortable with their product.
I spent about a week looking at different rental software, specifically for something that had accounting capabilities. I settled on Buildium because it allowed me to consolidate everything into one application (collect and track rent and leases, send leases for eSignature, and accounting). I just subscribed yesterday and so far it has been an extremely rocky experience. None of their support articles match their current UI. It takes about 15 steps to do anything, their platform is extremely outdated. I submitted a support ticket with some questions I couldn't figure out, and didn't even receive a confirmation email that my request was submitted. I will be cancelling today. I guess just because something has everything in one place, doesn't mean what they have is great.

Hi Jeff,
Thank you for your feedback. We are focusing on updating the support material we have to reflect the new User Interface—that is an active project as I write this.
With regard to support tickets, we ask that customers allow up to 24 hours for a response, depending on volume, which is affected by time of day, week, and month.
We would love the opportunity to support you with your questions. Depending on the tasks there may be ways to do things more quickly, and our support team can advise you if there is a menu option not considered, or a shortcut menu item that makes it quicker.

Overall satisfied. Room for improvement
Overall, solid choice for property management with 100 units and fewer. Have come upon a few minor glitches and could be organized better. Have experienced long wait times on the help line but can usually get through quickly. But once you learn it, it’s pretty user friendly.

There are two major deficiencies
There are two major deficiencies: 1. the program does not permit you to put in a date range when reviewing and printing a resident's account statement, you are limited to all, 30 days, 3 moths and 12 months; 2. the recurring charges report aggregates all recurring charges; you should be able to view recurring charges by category, for example: a) common charges, b) special assessments, c) storage, etc.

Customer for 22 months - pros and cons
I have been a Buildium customer since 2018, about 22 months. The software itself is pretty good until they do a release. When the release breaks something and the accounts get messed up (like they did a upgrade for lease renewals that had a bug where the leases did not renew with the correct rent amount), the communication is horrible and they fix the problem going forward but not the messed up accounts.
Additionally, the phone support is lacking. While they have knowledgeable staff, when the error cannot be resolved immediately (by telling me what i did wrong), they rarely if ever follow up on the ticket. I don't know how they monitor their open tickets. One fellow did not even create a ticket, so after 1 week of waiting I called back to find out I had to start over. Then I waited another week and called back for a status, and there was no status. When they have a problem to investigate, they do very poorly.
Lastly, if you accept ACH or credit/ debit card payments and any item is disputed. the only way to communicate with them is via email. They will not verbally tell you anything. You initially get 7 days to provide evidence of a valid charge. After that the dispute remains on your account until it is re-credited to you account or nothing happens, and I mean nothing. In this case your evidence doesnt matter the charge back stands, Buildium doesn't notify you at all. They tell you it can take 4 months for a response and during that time the only way you know if it is settled is to EMAIL them. Imagine you have chargeback and you provide the information, you wait a month to see if you get your money back and you hear nothing, so you email them and they say, "it is in process and it could take 4 months" You wait anouther month and do the same.... Finally you email them and they tell you that your claim was rejected. It would be nice if they proactively let you know.
Additionally, they accept payments from people other than the lease holder. So if someone pays rent with someone else's credit card and later the person with the credit card disputes the charge, you automatically loose because you don't have a lease with that person. However, when buildium processes the payment you see the tenants name, so you have no way of knowing it is someone else's card. Then they tell you that is the owners risk for taking credit cards.
So, other than releases, and communication and credit card handling. I actually love using the product. When the system works as designed it is usually a pleasant experience.
They do either answer the phone or allow you to hang up and they will automatically call you back at your place in line when you call support.
The product does work and they do have decent tutorials. Their support staff knows the product and has educated me on it when I make an error.
The price is cheaper than app folio and it is pretty easy to use.
I've shared my concerns with them directly, but haven't seen any changes.
All in all it is an above average product with horrible support when you really need it. The support is really educators, not problem solvers.

Hi Darren,
Thanks for your honest feedback about release communication. Our team is working hard to improve on communication for all our releases, including monthly product emails and in-app messaging.
I've passed your feedback on support follow-up to the manager of that team. This is not the experience we want our customers to have, and we thank you for letting us know about what you've encountered.
Best,
The Buildium Team

I don't like when you leave a tab it…
I don't like when you leave a tab it makes you go through several clicks to get back where you were. Each tab should stay as you left it. It would increase entry time significantly.

NO customer service
NO customer service. Sales will call you back fast, however AFTER you are a customer, forget it.
11/14: Update - Customer service called me back and they, as always, were very helpful. My only request is that their new customer service reps be up and running as soon as possible. Buildium would have 5 stars after they can get the customer service under control. The software is fantastic. I can't be the only one who needs help, at the time that I call. I cannot wait hours, or days for a call back. Chances are I am no longer in the office.
