I have tried to reach out to Buildium for support on multiple occasions via phone and email and never received responses to my inquiries. I have had a horrible experience with Buildium's Customer Service. My issues have largely revolved around linking bank accounts for auto clearing, a feature which has broken multiple times.

Landlords steer clear of Buildium. They use Forte Funding for payments which relies on a standard ACH payment system. ACH's can be reversed by the tenants up to 2 years AFTER they pay. I have had an incident where a tenant's ex's Mom, who had paid her rent under some divorce agreement, reversed legitimate payments months after. After the first incident last March, we shut down Buildium and cancelled out agreement with Forte Funding, and thought we would avoid any further reversals. Nope yet again here is Forte Funding reversing today $3190.00 for 2 mos of rent from last October and November. Forte Funding never bothered to file fraud charges with the bank on the other end the first time, and has no intention of doing so this time. They simply hide behind the ACH rules and say its their right. With all the electronic payment systems like Zelle (that can't be reversed), there is no reason Buildium or anyone else should ever use a service like Forte Funding and their ACH methods and their behavior of Bad Faith! I started with buildium about 6 months ago. It was a nightmare with them to setup my bank account for electronic payment. There was a 25cent charge/pmt originally BUT now it has been raised to 3.5% of the rental monies due. They never answer their phones for service and my last online ticket took 5 days for a response. Shall I go on....Finally I opted out of 2 step verification because I am out of country and my phone does not work in the Bahamas. They are so simple minded they cannot have codes sent to an e-mail or ask secret questions like required to access my life savings. You will be so SORRY.

We manage a number of properties, have an accountant on board, as well as a CFA and someone on our team coded software in a previous life. Buildium's online property management software is unequivocally the worst software we have ever used. Period. Full Stop. The interface is dreadful, none of the steps to register a property and manage all of its aspects are intuitive. There is no customer support number. Save your money and your time by seeking property management software elsewhere. We are terminating our Buildium account, for the aforementioned reasons.

Started a subscription with them after being promised the ability to electronically draft payment from tenants. Turns out they cant do it without pulling a credit report and "lending" you the money... Still don't understand this. Wouldn't have been a big deal (Not every service is for everyone) but it became nearly impossible to cancel the subscription. We were required to talk to several people and re-state the issue over and over before we were allowed to get placed in a queue to get a call back. This exact process happened 3 or 4 times over the course of a couple months before we eventually got it cancelled but not after having been billed several fees. Escalated the issue and provided proof that we had been trying to cancel the service for quite some time and eventually got a partial refund but it honestly wasn't worth the hassle. I don't want to bash the services of the company because I never got the chance to use them but from an integrity standpoint, I would not recommend them.

I have been with buildium for almost 10 months. I have experienced many times of waiting on hold to get someone to answer and then have to save my place by leaving my phone number with an expected call back in 25 mins?, etc. So a few hours go by and still not call back. So I repeat my steps, once again saving my place in line. If and when some one does call me back, the phone calls are limited to 20 minutes. If you then need addition help, you have to use the support tickets. I have several tickets open asking for help, I may get a response but when I reply back - it's several more days before anyone replies. As I read the reviews, it felt good to see that someone else also went into the NEGATIVE. (I used to have quick books and LOVED it. NEVER went negative, ALWAYS knew where WE were with the profit & loss. NEVER had a worry at all. That was a GREAT feeling. I DON'T have that with buildium. Wish I do though!) When I do get a hold of someone and ask for help, the information that i get is sometimes wrong, like in the beginning when they helped me set it up. Later, the first time I went negative, I was told not to use the profit and loss to figure out how much money I had left over in a month instead use the balance sheet and general ledgers. The second time it happend, I was instructed to use the rental owners statement because the other reports does not give correct numbers. I should only have to use one report each month. I am still waiting for a call back and responses from my tickets. I would like to see this work because I have spent SO MUCH TIME setting everything up and trying to understand how this works. Horrible It is impossible to reach online help. The first time I did the Buildium Employee advised me to drop Buildium before the next billing cycle. This was AFTER I had endured the brutal (and incomplete) process of uploading my records. Nothing intuitive about it We changed from property-ware to Buildium because we couldn't afford all the bells and whistles for under 50 properties. I thought we would get "seamless" on line posting of available rentals. There is NO WAY to know what info they are using for the on line listings. So when your listing goes up and it looks like Hell there is no way to find the data they are using to fix it. Some categories are ridiculous and their "help" center does not offer definitions or applications of data entry points. Work orders must include a price before you know what the price will be. To include the appliances in the property records you must include a, "Name" but its the name of some random category of contacts that are buried in the data fields.
