After investing $600, saw pennies in dividend returns
After investing $600, I began to see quarterly returns of about 5 cents... Promises of big dividends on vacation rentals are a total bust. To make matters worse, you have to wait for narrow windows to "sell" your shares in hopes of withdrawing a portion of your initial investment, at a significant loss. I left my funds in for two years and probably saw dividends of about $2. Finally, I was able to withdraw about $450 of my initial investment. BIG TIME RISK, bordering on scam... Do not believe the promises of big returns.

Hi Chuck - Thank you for taking the time to share your feedback, and we’re sorry to hear about your experience.
We understand how frustrating it can feel when performance doesn’t meet expectations. While Arrived distributes dividends monthly, returns can vary over time and are not guaranteed. We aim to provide transparency, including sharing historical performance, but individual property results can differ based on a range of factors.
Vacation rentals in particular can be more seasonal and operationally intensive than long-term rentals. It’s not uncommon for these properties to experience temporary income fluctuations due to seasonality, repairs, or changes in property management. These dynamics are part of why vacation rentals are typically structured with longer hold periods.
That said, we recognize the challenges and are actively working to improve performance. We’ve paused new vacation rental acquisitions so we can focus on optimizing the existing portfolio. This includes aligning pricing with market conditions, ensuring strong property management, and carefully managing expenses to support long-term results. While dividends may fluctuate, investors may also benefit from long-term appreciation potential, and improving net income remains a key priority for our team.
We did reach out previously to learn more about your experience but didn’t hear back. If you’re open to it, we would truly appreciate the opportunity to review your account and better understand your situation. Please feel free to reach out to [email protected], we’re here to help and want to ensure you feel supported.
Best,
Arrived Team

Investment is only $100 No dividends…
Investment is only $100 No dividends paid in months. Investment now at $91. lost money. Very difficult to withdraw funds.
Response from ArrivedFeb 27, 2026
Hi Carmen — we’re sorry your experience hasn’t met expectations.
In real estate, individual property performance can vary, which is why many investors choose to diversify across multiple homes or funds rather than invest in just one. Dividends depend on each property’s rental performance, and as outlined upfront, these are long-term investments — not designed for instant withdrawals like a bank account.
We’re happy to review your account directly. Please reach out to [email protected].

We understand that liquidity is an important consideration. While real estate investments are generally intended to be held for the long term, we do offer liquidity options across all investments on Arrived to provide flexibility for investors. You can learn more about how these options work here:

$400 for less than a dollar a month is not investing
$400 invested in arrived. $4.06 return. 6 months.
$50 invested in stocks. $50 return. 2 weeks. No hold up of my money no wait.
Arrived is a joke people.
Response from ArrivedFeb 25, 2026
Thank you for taking the time to share your feedback, Jon.
Arrived is built for long-term real estate investing — focused on steady rental income and appreciation over time, not short-term trading gains.
Comparing real estate to a stock that happens to double in two weeks overlooks the fundamental differences between the two. Public stocks can move quickly in either direction. Residential real estate is generally designed to prioritize stability, cash flow, and long-term value creation. Real estate is generally a long-term investment and may not suit investors seeking rapid, short-term gains.
We aim to be transparent about this strategy and return profile, and provide detailed property-level disclosures, performance reporting, and educational resources on our site so investors can make informed decisions before investing.
We appreciate the feedback and are always happy to help investors better understand how the platform works and what to expect. If you have any other questions, you can always reach us via [email protected] or via the chat function in the bottom right hand corner of www.arrived.com.

$10,600 to $10,476.30 in four years
I invested $10,600 back in 2022 and my current investment is valued at $10,476.30.
I would have done better with the S&P500 @ 10% it would have grown to $15,520 instead I've lost money. Selling your shares is difficult also. They do not purchase them back but offer a secondary market to sell shares but to compete you need to take a $2.00 loss per share. It's been the worst investment that I have ever made.

Thank you for taking the time to share your experience. We truly appreciate the feedback.
We understand how frustrating it can feel when an investment does not perform as you had hoped, especially when comparing it to other asset classes over a specific period of time. Real estate investments can experience fluctuations in value, and returns are influenced by a range of factors including market conditions, property performance, and broader economic trends.
Regarding liquidity, Arrived’s Secondary Market is designed as a peer-to-peer marketplace where investors can choose to list shares for sale and set their own price. Other investors may then choose to purchase those shares. Arrived does not repurchase shares directly. Investors also have the option to continue holding their shares and participate in any ongoing rental income and potential long-term appreciation, subject to the risks outlined in the offering materials.
We are not able to view account-specific details in this forum, but we would genuinely welcome the opportunity to better understand your situation. If you are open to it, please reach out to us at [email protected]. Our team would be happy to review your account and provide support in any way we can.
We value all investor feedback and are committed to continuing to improve both the platform and the overall experience.

make less money than a savings account
It’s just a really great way to make less than a savings account, but with your money locked up for years.
Response from ArrivedJan 7, 2026
Hi John,
Thank you for sharing your perspective. We’re sorry to hear that your experience with Arrived has been disappointing.
Arrived investments are designed to be long-term. That said, we do offer liquidity options for investors who may need to exit earlier. Fund investments include a quarterly redemption program after a six-month holding period, subject to approval and available capacity. Individual property shares may also be listed for sale on our Secondary Trading Marketplace after a minimum six-month holding period, though liquidity is not guaranteed and depends on market conditions and buyer demand.
We always want to make sure expectations are clear, and we’re more than happy to talk through how these options work or help address any concerns directly. You can reach a live member of our team at [email protected] or through the chat function in the bottom right corner of the Arrived website.
We appreciate your feedback and the opportunity to continue improving.

Do not use Arrived
Do not use Arrived. It’s for beginners that do not know what they’re doing. You start out in a staggering hole because a $250,000 home you’ll be at with added fees you’re talking about $50,000. Instead of $30,000 on any other real estate investment trust. Then they take half of the monthly dividends for the rents. Then if they sell it when they do, they take a huge fee on top of that. Instead of the average 5 to 7 years from start to finish on buying and selling in order to make any money on this, they’re changing that to 10 to 15 years. I have made 3% return, which doesn’t even cover inflation. It is the worst real estate investment trust out there roots community. I’m making 12.9% returned. Fundrise I’ve made an incredibly amount of money. they are the least transparent reit. They will not answer your questions. They are the worst customer service look at all the reviews go to YouTube and look at the professional videos. I’m not talking about the younger kids that make money off of it. I’m talking about the real ones I’m telling you do not do not invest any money in this company. There are so many choices out there and they’re all better. Trust me don’t waste your money you’re stuck so if you’re gonna want a good return go with the other real estate investment trust or or the public ones on the stock market I get 17% return on some of those.

Thank you for taking the time to share your perspective. We want to provide a few points of clarification for anyone reading, as some statements in this review do not reflect how Arrived operates.
Fees: Arrived’s fees are fully disclosed upfront before any investment is made, including on the investment page and in offering documents. A detailed breakdown is available in our Help Center.
Dividends: Arrived does not take “half of monthly rent.” Property-level expenses and management costs are reflected before distributions, which is standard for rental real estate.
Exit fees: Arrived does not charge an additional fee when a property is sold. Standard real estate closing costs apply, as they would with any home sale.
Hold periods: Hold ranges have not changed.
– Long-term rentals: typically 5–7 years
– Vacation rentals: typically 5–15 years
These ranges have been consistent since Arrived’s inception.
Performance timing: Real estate investing is long-term by nature. Early returns can be lower during acquisition, renovation, and stabilization phases before a property reaches full income potential.
We welcome honest feedback and aim to be transparent so investors can decide whether Arrived aligns with their goals. For anyone with questions, our support team is available and happy to walk through fees, timelines, and expectations before investing.
