I am a property owner that had to change my phone number. It has been impossible to get into the site. My property manager tried changing my number but the 2 factor keeps going back to my old number, so I can't sign in! Plus, it says it's from a new device, but it isn't because it is in my bookmarks! It has been months now and I can't see what is happening in my account. The worst thing is there is no one to talk to about this. It's totally robot, impossible to find a human being to help! Definitely not a company that is transparent!

Miserable to use as tenant or PM
Miserable to use as tenant or PM. I was sucked into using it upon a recent rental, but then gained a job out of my PM needing a hand navigating it. Super confusing platform, challenging to edit and the business offers little no no support aside from their Ai or appointments with foreign aides that clearly are being paid pennies to do "customer service". Steer clear

BEWARE
I have recently reviewed and application for a rental property. And in reviewing the app. At the end of the application it doesn't give you an option to agree it's yes or nothing. And if you type your name. And submit it asks for card information.then after you get ready to submit the application another set of terms show up that are not disclosed and this is illegal. Prior to providing information your rights and responsibilities should be FIRST and THE RIGHTS AND RESPONSIBILITIES ONLY SHOW THE COMPANYS. WHAT HAPPENS IF THEY DON'T FOLLOW THRU. YOU NEED TO HAVE THE OWNER OF THE PROPERTY SIGN THAT IF THEY DON'T STAND BY THE TERMS AND CONDITIONS YOU CAN SUE THEM FOR DAMAGES. PAIN, SUFFERING AND LOSS. YOU LEGALLY HAVE 3 BUSINESS DAYS TO BACK OUT.

I’m writing this to warn future…
I’m writing this to warn future applicants before they waste their money and time. I recently applied for an apartment managed by Daniel Management Group (DMG) and paid a $70 application fee plus a $300 holding fee, only to find out they’re using a VantageScore — NOT the industry-standard FICO score — to determine creditworthiness.
Let’s be clear: this was never disclosed during the application process. Most people (including myself) assume “credit score” means FICO, because that’s what’s used in real estate, mortgages, car loans, and credit cards. Instead, they pull an outdated Experian Vantage 3.0 report, which can be over 100 points lower than your actual FICO score — which was true in my case.
This practice is not only deceptive, it’s financially harmful, especially in a rental market where most landlords require 3x the rent and good credit. I later verified my actual FICO score through Experian directly and confirmed the discrepancy of over 100 points.
Even worse, my application report through AppFolio did not include my rental history, despite the fact I’ve been renting consistently since 2019. How are you making rental decisions based on outdated, incomplete, and inaccurate data?
I’ve since filed a formal complaint with the Consumer Financial Protection Bureau (CFPB) for failure to disclose accurate credit scoring methods. If you’re considering applying, ask them upfront which credit scoring model they use — because they won’t volunteer that information, and it could cost you.
This kind of non-disclosure is unfair, unethical, and possibly illegal. Renters deserve transparency, not expensive surprises.

Cheap tactic, to take people's money just to pay rent.
Horrible and money scammer. Just another way to pull fees from an app just to pay rent, and its like paying high interest on something just to make a payment...Garbage. Hope the people that made this app enjoy their guilty conscience of taking hard earned money from people for payment, no matter how big or small.

Wont even have a conversation with me…
Wont even have a conversation with me because I only manage 40 properties. Not big enough for them. I can tell by the lack of contact options on their website that resolving issues or getting questions answered would be a nightmare. I'll take my money, and soon to be more than 50 properties elsewhere!!

Very bad company
Very bad company. Charge fees galore. $9.99 to pay with debit card. Presented error in payment, but my account was charged and not posted. This is junk application, unreliable, full of bugs.

Incredibly painful for vendor use
Incredibly painful for vendor use. Appfolio provides zero support and states on their support line that they do not help vendors. The tell you that all issues (even non payment related) need to be handled with the property manager. For example, I'm unable to log into my account... I'm not receiving the link for logging in and when I try and reset my password it tells me "I'm unauthorized to do so" when I created the account. So I have zero options for moving forward.
