AppFolio makes it known that they can help you extract your data from your current program for easy data migration directly into AppFolio - such a simple process. Guess what happens when you want to extract your data from AppFolio? That's right .... suddenly they don't have the ability to do such simple tasks. If you ever need your data from AppFolio, you have to MANUALLY DOWNLOAD every photo and every attachment, including leases and management agreements. Customer data may be available in a report but you don't really get to customize the reports like you are lead to believe. Plan on paying for AppFolio for a few extra months longer than needed just so you have time to get your data back. BE VERY CAREFUL OF ANY COMPANY THAT REFUSES TO GIVE YOU YOUR DATA!

Just horrible customer service. It could be a great product if they had even adequate customer service but you will end up waiting for days to weeks if you even get an answer. It is sad, but the customer service reps attitude is as if they really don't even care. They care to get your business for sure but once they get it, you are on your own. It is so frustrating when you need an answer and you get no help and they don''t even care about it.

After 3 months of implementation we still cannot reconcile our receivables, prepaid maintenance and homeowners account balances. 3 months! The reason there are so many good reviews here is mainly because most people do not understand accounting. AppFolio IS NOT an accounting software and is far from being user friendly in that department. I have 30 years of experience in the accounting industry and have never seem such a dumb and idiotic accounting software. Our association (178 units) has spent over 160 hours transitioning the accounting to no avail. (It could all have been done in 36 hours) I DO NOT recommend this App.

AppFolio decided that our company was not a good fit for them a day before our pre-implementation call. We spent numerous hours with their team reviewing the software and signed a 1 year service agreement. Lack of business experience truly demonstrated by AppFolio a day before our Pre-Implementation call.

First.. I find it odd that they're using another site other than existing Yelp and that they apparently have to invite you to provide feedback. I wonder why they haven't invited me? Perhaps they only invite friends? I've shared this feedback on other sites but since learning of this site, I'll try to use it as well. Be sure to search sites that Appfolio doesn't control for more feedback. We purchased the software including maintenance contact center in May with a June 12th cutover to Appfolio and go live of 1 July. Over two months past the cut off and I have yet been able to get my accounting within the system. I have yet to reconcile accounts or provides owners of the company with an update. Warning about implementation. They just ask you to check the aggregate numbers of income/expense accounts. Not the details by property. Sure the gross adds up, but doesn't show up my property. Further, none of the capital account information was moved over. We have two trusts with ownership interests and payments - none of that was input. I still can't get it right. I have spent literally dozens of hours trying to put a fairly simple business into their software and it still doesn't work. Owners statements will never work for me apparently. But we're trying to get basic income statements and cash flow statements to work. Still not yet. And I'm at the end of the "first 60 window" where I lose dedicated support (that usually responds via email within a day or two). Negotiate an out after implementation if they don't get it right. And VERIFY VERIFY VERIFY everything - more than they ask you to verify. Check all your details of all your accounts, not just the summary records. The other big warning with these guys. During implementation they don't migrate your capital and asset accounts and such. Yes, they have those account types available, but they only migrate the property-specific income and expense accounts. We've been trying to get those in for well over a month and still no answer or solution that works so I can pull a simple p&l or cash flow for the year. Don't let them past implementation without CONFIRMING that they have migrated all of your accounts. I confirmed they migrated the aggregate P&L accounts which is what they asked me to do - but they didn't migrate the other information and accounts related to the properties / property management company. Over two months without a reconciliation at this point. No responses on many of the other issues with the software. They just ignore you if it's not something they want to discuss (like the design of one maintenance tech per work order or property detail information missing from reports). The other thing with this software - something else that goes contrary to the purported cost savings and ease of use - you will have to engage a lot of time from your CPA/accountant. This wasn't necessary when we set up our old package with Quickbooks. The accounting in AppFolio is HORRIBLE. We have to spend so much time make journal entries for so many straightforward transactions. So count this as another significant cost in implementation. Our implementation costs so far for this software are nearing $10,000 from all this extra work on what should have been a simple data import. I'd rather have been running the business than fighting this software.

I have had Appfolio for over 5 years and it has been great until this year. They have cut their support staff so far that you are on your own. If you run into a problem you are expected to wait days to a week for help. I don't see how any business can be expected to wait that long to resolve an issue. STAY AWAY!!!!!!!!!!!!!!!!!!!

I'm a landlord with three rental properties, but also rent an apartment from a company that uses AppFolio's property manager services. For over a year Appfolio routinely billed me each month for the rent and in every instance I promptly authorized a debit to my checking account. Then in May I got no AppFolio notice and forgot to the pay the rent. The landlord then sent a late payment and late fee notice. I tried to contact Appfolio to find out what went wrong, but discovered it's impossible to contact them by phone or email. For that reason, I would never consider hiring AppFolio to bill the tenants in my rental properties. As the other comments on this site show, it apparently places little value on customer service.

As an existing client, I am extremely disappointed with AppFolio's customer service representative who constantly missed appointments he had scheduled with his customer without prior notice and no explanation afterwards. I have been counting on him to complete several time sensitive tasks yet my business is hurting due to his lack of accountability. I would be very interested to know what kind of customer service standard AppFolio maintains with their staff and how they deal with such poor performance of their employees.
