Absolutely no support! Transition was a nightmare. Accounting package is terrible. We ran owner distributions and many were left with negative numbers and no one at AF could tell us why. Reporting is almost useless. Owner statement is terrible and you cant do anything to make it better. We were promised a timely ACH of 2-3 days (this was a big selling point) and it takes longer that the solution we moved from. All sizzle and no steak! I do not believe we can properly manage our business with this software. We may have to move back to Propertyware.

Account Ledger Can be Altered If management/owners can Alter the payments what good is it for the tenants. They are trusting the ledger shows what they paid & it does unless management/ower decide to "cook" the books which they can. Yes they get sent a receipt but emails can be deleted and then they are left fighting about money they did pay but it's not what the ledger shows! And the management/owner states they owe it and didn't pay it. You really can't trust anybody at all today period.

There is no customer support.

Morgan J - Jerry H & Myles W along with two other chat "reps" have all told me incorrect solutions which means that NOBODY in this company knows what they're doing. Not a callback, not an answer after being on hold for an hour. if they can't figure out your issue, they close the chat. WHAT A JOKE! This is the WORST PM software I've ever worked with and would never recommend them! Go elsewhere for the sake of using a company who has knowledgable / friendly staff

Appfolio customer service needs to hire a hundred service reps that can answer the phone to get customers issues resolved immediately, so we can run our business profitably and efficiently without waiting. ACH/electronic payments to vendors were supposed to be like WIRING MONEY; IMMEDIATE PAYMENT RECEIVED in vendors accounts ! It is taking 3 to 7 days for my vendors to receive funds in their account. I plan to ask an appropriate gov't agency to investigate Appfolio's accounting practices.

Frustrating. When I click "forgot password" I get an email to reset, but first I need to type in the password that I forgot. Did they forget that one click ago I just said I forgot it? Update: The reply says IF I clicked "forgot password" - could they not read my post that said that is exactly what I clicked on and it still requires the password that I said I forgot? I thought it was quite clear. The reply obviously did not even check the faulty coding of the app.

The programmers do not know the first thing about accounting or bookkeeping. There are very very many obstacles, that if the software creators would work with an accountant or at least try to use the system, then maybe they can try to resolve. They are very proud of their many integrations, but when it boils down to regular day yo day functionality, not very user friendly.

The program itself is great! The customer support is the worst experience I have ever had. They tell you to chat, but the chat function is overwhelmed so it will not even allow me to chat. If you call it is only supposed to be for login issues or other urgent matters. After about 30 minutes on hold, if you choose to call, they ask you to leave a message because no one ever comes on the line to provide support.
