AppFolio is now charging HOA owners no way to pay dues without a fee. Effective July 31, 2023 there is now a $2.49 fee to every HOA owner to pay their dues to their HOA. The other fees are 3.5% for credit card and $9.99 for debit card. We were notified about this by email at 12:02 am today 7-10-2023. I am reporting App Folio to the State Attorney General and US attorney general for consumer rights violation and consumer fraud. There are other options for HOA and landlord property management software that offer the same services at AppFolio. Run as fast as you can to the other services available like Rentec Direct and other property management software services which do not charge this unnecessary ($2.49 fee otherwise known as a) money grab being charged by App Folio. We all know AppFolio does not pay a fee to banks to process echeck payments by owners of property.

The software is just okay not noteworthy enough to find a site to write a review. But recently they did a sneaky money grab changing from free Echeck for years to a 2.50 fee via 4AM email 20 days ahead of time to be automatically applied without opt in ($5+ for tenants with multiple people on the lease who pay independently). They say they “waived” the fee in the past, but I don’t remember it having been presented that way.

I strongly regret my decision to change to AppFolio for multiple reasons. A handful of these issues are dealbreakers for me. I wish I would have exposed their unethical operations prior to signing a 3 year contract! My owners have repeatedly told me they miss my old software. Clients don't like their portals or their reports. The income statements are not intended for owners which makes no sense. AppFolio complicated tracking renters insurance and caused a lot of headache with residents. They solicited my residents for renters insurance after we directed our residents to their portal to update their insurance. They validate insurance even if we aren't listed as additional interest which has resulted in some residents being canceled without our knowledge. The "PLUS" membership is not what they tell you. I was supposed to have a rep to go to with issues and now I'm at level 1 customer service with their new set up with no notice of their help center changing. My staff has no faith in their ability to solve any issues so they quit making cases. We weren't able to charge for online payments which was fine because my banking expenses were eliminated but now they are charging residents to make online payments! Residents aren't happy and they think it's us charging them for a service that was free. Some will quit paying online which results in more work for us. They set up our addresses wrong so we don't sync with zillow correctly. The delay in ach payments is ridiculous. We had a notice today that ach payments will be delayed by 7 days over the next week which is even worse than their standard 3-5 days. This delays owner's funds unnecessarily. The money leaves our residents' accounts but we don't get it for 3-7 business days??? Our last software was 1-2 business days. They must filter their reviews because I did my research and none of this was exposed.

Just got an email from rental co. App folio is charging for e check now. Seriously ? Already charge 3.49% for cc, 9.99 for debit card payment. What a rip off

If you need help don't expect easy access, any sense of immediacy or an answer at all.

Appfolio did a bait and switch with Property Managers. They advertised free ACH (Echeck) payments for our tenants only to switch to a $2.50 fee per payment by echeck (and even more for credit and debit) after pressuring us to get our tenants to sign up for autopay via echeck. They have no remorse when I reached out about this sudden and drastic change and only simply offered to help me cancel - which we will be doing once we are set up with a new pm program. This has put so many Landlords and Property Managers in a bind with only 60 days notice of this change. It was a sneaky money grab.

They are now extorting customers with having to pay $1 per month for ach payments or make the residents pay $2.50 per charge.

Sudden increase in tenant payment fees is insane. Telltale sign of a poorly run business.
