I am leaving one star only because the system does not allow me to leave zero.
This rental home company is one of the worst I have ever dealt with. To begin with, the customer service is terrible. The Property Managers who are supposed to assist tenants provide very poor service. When you call them, they do not answer, and when you send emails regarding urgent issues about your property, they take a very long time to respond.
I am also leaving this review because of the terrible experience we had after moving out of a property we rented for one year. We returned the house in excellent condition and we have photos, videos, and evidence proving how the property was left when we moved out.
Despite having proof, they charged us an outrageous amount of money from our security deposit, claiming there was damage to the screen that was supposedly broken. They are refusing to return our money, saying we do not have proof, which is completely false because I personally sent them photos and videos.
What makes this even worse is the timing: we moved out in November, and now it is April, and this is the first response we have received.
This is the worst rental company I have ever experienced. I do not recommend them at all. In my opinion, this company is dishonest and unfair with tenants. Be very careful before renting with them.

These people are scammers
These people are scammers. They simply want you to take your application fee. DO NOT WASTE YOUR TIME!!!
We were trying to apply for a home in Denton. We sent photos of our dog who is a rescue. We told them what we were told, part terrier part begal. This is the sweetest dog in the world who is afraid of his own shadow & who gets separation anxiety when my wife is not in his direct site line. They have been wasting over 10 days on a dog that barely weighs more than 40 pounds. This dog is afraid of the rain.
I will never do business with AMH ever.
I suggest the same for everyone that reads this!!!

We needed to rent something right away
We needed to rent something right away. We saw a AMH homes submitted applications paid $200 because of four people two people had good credit. Two people have so so credit and after a week of submitting all the paperwork they want they turned us down these people Are crooked. They said that we had unverified assets with all of us working for the same company for more than 10 years please stay away from this company. You will see a lot of negative reviews not just mine. First, they will make you pay and then will send you a denial with no refund. They act like they’re trying to buy the house, but we’re only renting the house. we told these people our situation and they lied to us and they told us to apply. They just want your money. These people are Trash.

Rented For 6 Years with so many headaches...no more!
I have been a tenant with American Homes 4 Rent for six years, and my experience has been consistently frustrating due to ongoing maintenance issues and lack of effective support.
Each year, I experience air conditioning problems that take weeks to resolve. Currently, my AC has been out for over two weeks. After multiple service visits, I was informed the compressor is broken and requires approval for replacement. Although it has now been approved, I have been told repairs cannot be completed until after the weekend, leaving indoor temperatures upstairs reaching 85°F. I also requested a portable AC unit and was sent back and forth between maintenance and property management without resolution.
There have been several other serious maintenance concerns:
My gas water heater failed, and three separate visits were made where it was installed incorrectly (including a gas component being installed upside down). It took over three weeks to restore hot water, and only after the utility company flagged the unit as unsafe due to a gas leak.
My gas fireplace malfunctioned, and I was charged for a service visit that did not resolve the issue. The technician only turned off the pilot light, and the fireplace still does not work.
I experienced a major sewage backup into my home due to a pipe issue, which made basic utilities unusable. I was not offered temporary housing and was told to file through my renter’s insurance, which later resulted in a significant premium increase.
Additionally, there are ongoing administrative issues:
I have provided proof of renter’s insurance multiple times, yet I am still being charged monthly fees because they have not corrected their system.
I have spoken with multiple representatives and sent documentation repeatedly without resolution.
Rent increases by approximately $100 each year.
Tenants are responsible for additional maintenance costs such as house washing and gutter cleaning due to HOA requirements (approximately $500 annually).
Overall, there appears to be a pattern of delayed repairs, lack of coordination between departments, and poor customer service. After six years, I am planning to move out due to these ongoing issues.

NEVER rent from this company
NEVER rent from this company. It is NOT worth it. We are based in Knoxville, TN.
The house that we rented was beautiful but literally on the first week of moving in, we noticed several issues that needed maintained in the house and they continued to cancel our maintenance tickets over and over for no reason or communication. We had a hot water leak that persisted for MONTHS due to their negligence, none of the outlets for two of our three bedroom house worked, the fireplace went out and stopped working, the toilet in the main bedroom started leaking and overflowing. No one responded to our tickets, but clearly, they saw the tickets because they were cancelled by them over and over. It's been almost a year of living in this house and NO repairs took place until literally TODAY (and it was for one single issue, we still have all of the other issues waiting to be addressed). We cannot even live comfortably in this house that we are paying quite a lot of money for.
In addition, we have NO idea who our property manager is. No one replies to any emails and all of the phone numbers they provided to us were not functional so we have no idea how to talk to anyone from AMH. The only person who replies to our emails is their AI bot, lol.
They are the shadiest company I've ever had the misfortune of dealing with, DO NOT get yourself involved with them. Your money is better off going to a more respectable property management company or private owners.

There is a home next door to us that is…
There is a home next door to us that is owned by American homes 4 rent. The people living there were evicted because of a black mold problem, the company refused to repair. Now the house is vacant, with weeds and maintenance issues, that is now attracting squatters and thieves, trying to break in. I call the property management and got nothing but the run around, and the property management is in another state. They just leave the houses to get run down and the neighborhood suffers. Corporate greed at the finest.
This company is a nightmare to deal with. I've been a tenant for over 5 years and have paid my rent promptly every month. In December, an AMH representative emailed me to inform me landscapers would be coming to the house to trim 2 trees at AMH expense. When I paid my rent in January I noticed there was $225 charge for "landscaping." I tried contacting my property manager to inquire about the charge and ask for a credit multiple times with no response. I then disputed the charge with my bank, but due to the bank's error, my entire rent payment was reversed instead of the $225 I authorized in the dispute. Before I even knew about the error, AMH issued an eviction notice and multiple additional fees for late payment, returned payment, and eviction. I got in touch with my property manager after holding on the phone for about an hour. She was not at all understanding and refused to accept this issue was a result of her negligence. She even tried to justify why I was charged $225 despite having email documentation (with photos of the involved trees) stating AMH is responsible for the expense. She then required me to deliver a cashier's check to their office nearly an hour away to pay the balance that was reversed in error, rather than paying online as I always have. 5 days after delivering the check, she emailed claiming my account was still delinquent. After informing her I had video proof of the check going in their drop box, she admitted it had been received.
I now need to pay my March rent, but access to my online payment account is still restricted. I have emailed my property manager as well as a senior property with no response.
In addition to this mess, maintenance requests over the years have been handled poorly, and incompetent repair technicians have on multiple occasions created more problems, necessitating extra trips to fix the extra problems. For example, a toilet was leaking from underneath, indicating the wax seal was bad. An AMH tech came out and caulked around the base. I questioned that while he was still at the house, but he couldn't seem to understand how that wasn't going to fix the problem. So then I had to shut the water off and not use the toilet until another tech could come out to actually fix the problem. When I moved in the yard was overtaken by weeds and there were ongoing HOA violations about it because the neighborhood is strict about lawns being pure Bermuda grass. After living here for over a year, AMH finally agreed to resod the lawn. The landscapers they sent simply unrolled sod on top of the existing lawn with no removal of the old grass or preparation whatsoever. They also did this during a holiday week when I had plans to go out of town, without informing me prior to the work. I had to cancel my trip because I was expected to water the new sod daily and I didn't have anyone who could do it in my absence. Replacing a 15 year old water heater took 7 trips to the house. In the process, one shower was made unusable for a few weeks. AMH has never offered to credit my account due to these inconveniences and being without use of key features of the house.
AMH also raises rent excessively every year. I'm paying $500 more per month now than when I moved in. By the way, when I moved in the house was filthy and smelled like dog. I ran a carpet cleaner 3 times before the water removed from the carpet was no longer black and filled with dog hair. The process ruined my carpet cleaner because I wasn't able to remove the dog hair from my machine.
I would highly recommend not renting from this company. They are dishonest, lack customer service and don't value their loyal tenants at all. I am anxious to move out but am stuck in my lease for several more months. After reading other reviews, I now fear that they will make some nonsense up to keep my security deposit, even though I have maintained everything in my control in excellent condition.

There 60 day notice is crazy
There 60 day notice is crazy. I would say 30 day is more then enough. It all a scam! they have 1,900 on security deposit and they will take your money if you don't sent the form you never received, by the 60 Days.
