How long does it take to get response from leaking water into the neighbor property?!

I've lived in this home for less than a month and have already had a very disappointing experience. Shortly after moving in, I noticed that large portions of the backyard lawn were dead, with weeds taking over and areas that appeared to have never properly established. I reported the issue and provided photos. An independent inspection later found that most of the grass never rooted properly and that the backyard is essentially dead, with weeds being the primary vegetation remaining. Despite these findings, I was told the condition was simply seasonal dormancy and that no sod replacement would be provided. What has been most frustrating is the lack of accountability and willingness to review the evidence. I've spent weeks documenting the issue, obtaining an inspection, and filing complaints in an effort to get a fair resolution. I am not asking for anything unreasonable—I am simply requesting that the dead lawn be replaced and restored to a healthy condition. Based on my experience so far, I cannot recommend AMH's handling of maintenance concerns.

AMH only cares about MONEY! They do not care about the homes or the issues they have. Maintenance requests take months to be handled. I always pay rent in advance by 10 days. Even the maintenance workers who have come out will say that the company doesn't care and doesn't want to spend money. It took 4 months to get a new microwave. Almost a year to repair wet walls from leaks in the ceiling...probably mold to, but not sure. 3 months to repair move in issues. Renting from AMH is a nightmare. The staff does not respond to emails or phone calls. You can NOT get a manager on the phone ever. Their customer service is very POOR!!!

We have had many issues since the beginning with these people. When we first went to get approved for a home- despite applying for the home first, their AI bot drafted a lease for someone else before us. We had to call to find this out. They let us sit for days without telling us about this problem. But we gave them another shot since they let us apply to a different home without paying any additional fees. What a mistake. We have lived in the home barely TWO MONTHS and have had non stop issues. The fridge broke the first night and all our food went bad, they came out 4 days after we told them about it, ‘fixed’ it and left. It broke again maybe 2 days later and they tried to blame the issue on us. They had to replace the fridge. THEN we find out all of the window locks were broken- not one of them locked and my toddlers could just lift the windows up. They had to come out again to fix it. They were admittedly quicker with that fix thankfully- but now, a pipe has broken in our upstairs bathroom and is leaking down into a light fixture below onto my dinner table and floor. I have been on the phone for almost half an hour with no real solution. They even attempted to have me just ‘not use the upstairs bathroom’ as a solution. I just recommend not using this company. It’s not worth it.

Very disappointed with the management process for the Wesley Chapel area. We applied twice for the same home within the same week and paid application fees both times because the staff informed us that the primary applicant qualified and only needed additional household income. After following their instructions and reapplying with another co-applicant, the application was denied again in less than 24 hours. According to the email we received, these decisions are made by the area manager, and unfortunately the management handling the Wesley Chapel area seems to operate very differently from other locations. There was no opportunity given to replace the co-applicant or provide another qualified person, even though the primary applicant had already been told multiple times that her income and qualifications were acceptable. The applications were simply closed immediately with no consideration and no flexibility. It feels extremely unfair to have people spend money on repeated application fees after being encouraged to reapply, only to receive another automatic denial without any reasonable chance to correct the issue. I hope upper management reviews how applications are being handled in the Wesley Chapel area because this process creates frustration, confusion, and unnecessary financial loss for applicants

Been here 3 years. All year long and going strong of them not fixing our sprinklers. It states in our lease that we have to maintain our lawn which we do but it does not say replacing grass, sprinklers ECT if broken. The company that HOA hires to stalk and take pictures that fines us through HOA got caught in a lie after we told hoa that American homes for rent is cheap and won't fix things so it will take a while for them to find a "cheap" person to fix. Well here we are with a crappy front yard while their own maintenance that had to fix a cheaply done project in our house say that our Inside does not match the front. That he ever saw a rental that looked so clean to where they did not have to spend money after we moved out cause we are clean and take care of our home. Joe was his name. He said all rentals he had been in were not lived here in. Well we are still getting fines, multiple workers coming by with quotes have our gate code which we're off the street. Do to American Homes being cheap and milking money so they will send over 5 different sketchy "workers" showing up. We both work so much that if we had time we would drag a hose out and water like our neighbors who have Dixon reality who is shady also. Looking at the reviews makes me feel less stressed that myself, my family and myself and husbands receipts on top of recorded phone calls will win. I know how much you guys are worth and know how much OUR house is worth and that you own in in full so you raising rent also does not make sense either. We won't but if you need to, squat for all you got with them cause America homes for rent does not, nor will ever have a pot to piss in. Good luck on your "NEW" rental communities you are building because that's why things are not being taken care of for us in individual homes you own. It's facts and WE all have them. Look at your reviews. I will help anyone who wants to take them down. I have the resources. By the way they ask for how long the experience had been and it's been 3 years to this day on February 6th with a $200 rent raise with added things we are responsible for. Meaning batteries ECT. Minor things. We know how to change light bulbs and batteries. Oh light bulbs got added after our first renewal to our contract. We know how to change them and pay for them like batteries. Again we have receipts.

SHOULD BEEN NO STARS!! I am beyond disappointed living in an AMH home. We have now been without AC for three days in the Florida heat, and this is not the first time this has happened. To make matters worse, when I submitted the work order, a vendor accepted it—but we never received a single call. I had to personally call AMH just to get the vendor’s contact information, only to be told, “we can’t come today.” So why was the work order picked up if no one could even come out that day? When we called AMH back, all we were told was that management was closed and there was nothing they could do. The next day, the vendor finally comes out and tells us the compressor is out, but nothing can be done until a bid is submitted and approved—on Monday. Are you serious? When I called again the following morning, I was told the bid hadn’t even been placed yet and there was no timeline on when it would be fixed. I had to demand that they call the vendor while I was on hold. Suddenly, the vendor “placed the bid,” and now we’re told they’ll try to get it approved later that day. So again… we’re just supposed to sit here and wait? This entire situation is unacceptable. There is no urgency, no communication, and no care for residents. We even have a sick child at home, and it genuinely feels like no one cares. The repairs here are always rushed or delayed, and nothing is handled the way it should be—especially something as critical as AC in Florida. I would never recommend living here. The only reason we’re still here is because we are about to buy our own home.

Upcharge, upcharge, upcharge…. They will charge you for things that the owner wants done such as mulching, also charge you for a repair on a stone counter top when they counter was not in fact stone… basic cheap countertop. Renters beware!!! Oh also charged me for a light bulb that was burnt out when I first moved in.
