This Company Is A 2/10 I Gave 2 Stars Because The Process To Move In Was Easy No Complaints There! But They Charge U A $500 Non Refundable Cleaning Fee To Have The Property Cleaned The Property Was Not Cleaned At All… I Called Them They Were Supposed To Call Me Back Never Did I’ve Been In The Property 2 Days Now & My Bathroom Sink Is Already Leaking And Ruined All My Tissue! Also The Master Bedroom Bathroom Tub Was Messed Up They Came To Fix It And When I Went To Shower The Closet Thats Connected Started To Flood And Some Of My Things Got Wet ! If You Choose Too Rent Through Them Make It A Last Resort They Have Really Nice Homes But They Don’t Clean Them Before You Move In And They Let Me Move In Knowing There Was Still Repairs That Needed To Be Made!!! I Spent $4,077 To Move In For The House To Not Be Properly Cleaned ! This Experience Is Already Starting Off Bad ! Maintenance Has Came Out 3X They Always Say they Will be Back And Never Come Back This Has Been One Of The Worse Rental Companies I’ve Experienced I Already Want To Get An Attorney And Take Them To Court And Have Them To Pay For Me To Be Able To Move To Another Home Thats Literally How Bad It Is Right Now And They Have Not Tried To Rectify The Situation They Only Say “I Apologize That The Property Was Not Ready For Move In”

Looking back, we should have paid attention to the red flags. The neglected exterior was a preview of what was to come. One of the vacant homes had piles of construction debris stacked beside the house, grass nearly three feet high, weeds everywhere, and leftover junk from previous tenants still sitting on the front porch. We couldn't understand why anyone would leave a property in that condition while trying to attract new renters. At the time, we dismissed it as poor curb appeal. In hindsight, it reflected our overall experience with the company. The same lack of care and attention we saw on the outside carried over into our interactions with management. Communication, follow-through, and professionalism were just as neglected as the property itself. We should have trusted our instincts and walked away when we saw those warning signs. Looking back, the exterior wasn't just an eyesore—it was an accurate reflection of our experience with the company.

They’ll keep raising rent nonstop, and you can’t ever speak with a human. Completely poor customer service all around. I would never rent from them again, stay away from AMH, all they want is money.

I would never rent from American homes giving one star because no stars wasn't an option. Upon moving out the house was left in better condition than it was found. However they had to find reasons to keep the security deposit. Upon living there the roof was leaking, anytime the wind would blow shingles would fly off the house. Called them and they sent out maintenance who slapped some shingles on the roof and spray painted over some of the water damage but completely left it in other areas. Then the next time it rained yet again water damage in other parts of the home. Just replace the roof already, I feel sorry for the next tenants because it is yet to be fixed just one of many problems.

I will list the unbelievable but accurate facts of this company’s disregard for my family’s safety, horrific treatment as a customer and recommendation to never get mixed up with this company. 1- my first experience was when they came to change the locks from the previous renter as I was moving in, they left the doors unlocked. Either their staff or a member of the community I am in, walked in and stole my bike and drinks from the fridge. They refuse to take any responsibility for it, even though they left the home unlocked. From the first few days, I was concerned for my safety given that I felt their staff could be thieves and had the changed a lock and had the key 2) everything looked great except for a water spot on the kitchen ceiling. I asked them to investigate the source of moisture for that spot and repair it. Someone came and patched and painted over it, and after that our lives turned into a nightmare. 3) at this point, it’s hard to reach an actual person. As I continue to escalate, I get assigned a point person named Casanova Womack. Casanova told me they were not gonna take any responsibility for the bike at all and began ignoring me about any of the other concerns for several days at a time, even though he was my self de. I was concerned about mold and began to see water intrusion into the walls of the master bathroom with electrical outlets on the wall. 4) after I escalated over that for several days, they begin to send a litany of vendors with no resolution only inspections. Only estimates, and if they didn’t like the report, the vendor gave them then they would tell me I have to be patient for them to get a second opinion. 5) they sent a plumber who indicated it was a roofing problem. They sent a roofing vendor who indicated there was total failure of the roof and three holes with no chance to rehabilitate the roof in anyway besides total replacement. Even though it was raining every day heavily, they scheduled a second opinion about a week later. 6) each day we had water running down the walls with electrical outlets. Then, on Wednesday of this week. The ceiling began dripping under my daughter’s bedroom into the office where I work every day virtually well I was working with clients. 7) everyone else in the company is ignoring me. Casanova is telling me that I must be patient. It wasn’t until Thursday that he gave me any options what soever as a customer to a – gain safety and B – recover safe housing. 7) here are the options: I could move out by the end of the month 7–31 when it is 7–24 and receive my deposit and first months rent back. No mention of moving expenses, replacing all of the work that I’ve lost, no mention of any recovered costs of what I have put into the house to make it habitable such as air purifiers. No mention of moving expenses. Option number two was I could rent another AMH home and be relocated. I carefully picked this home because of the school district for a child and the price. All the other homes. are several hundred dollars over my price range and not in the correct school district.. My other daughter is moving to college in August. So this is not what I wanted to be doing in the month I had left with her. As the ceiling continued to drip into the next floor, and I had obvious concerns about the electrical outlets and appliances on that wall and my daughter’s safety in her bedroom, Casanova and staff continued to ghost to me for hours a day. Even placed me on hold the day that the ceiling begin to leak into the office for more than an hour and never came back. And never called back. And so far, we have been left two nights in this home with it raining in the ceiling begin to bulge a bit. TThe bowl underneath the dripping gets full in the middle of the night and overflows onto the floor. And the roofer they sent yesterday for the second opinion believes it’s not even a roofing issue that is happening, but potentially a burst gray water pipe, which means that I have potential fecal matter, dripping through the ceiling onto the floor. What started as hopeful, excited feelings about a new house has become a daily full-time crisis situation for me to manage I have lost hours of work, and I have no paid time off. I am a single mom, and it is difficult and very important to me to provide a safe dwelling for myself and my children given what all we go through in the rest of life. I apologize if there were grammatical errors in this post. I am spending many hours a day complaining to regulatory organizations in the county, state and community. AMH is leaving us without air conditioning for four days, in Charlotte, in July. When asked how they could leave us in a 90+ degree home for 4 days, I was told it's technically legal.... Our AC went out Thursday afternoon. It was in the 90s outside and is forecast to get hotter this weekend. I called, emailed, and filed a portal request as soon as I noticed no air was blowing through the house. The earliest appointment they could give us was Monday 7/20, 4 days after our AC went out. I asked if they reimbursed rent because we couldn't stay in the house, they told me they didn't have to. I asked if we could find someone to fix it that day because there's tons of 24/7 HVAC companies, they said no because "You can't hire someone cheaper yourself, they're not an approved vendor." I asked if they would reimburse a hotel due to the heat, "absolutely not, that isn't something we do here". When I asked how any of that was allowed, they literally told me "Yeah, this is technically legal. It would be illegal if it were winter and the heat didn't work, then we'd have to fix it today, but NC law doesn't require fixing HVAC if cold air isn't working, even though it'll take four days and your house is going to be 90+ degrees. Good luck!! We aren't paying or reimbursing anything!!" Thursday night, with no help coming, I went into the attic to see if I could see what's wrong. While I was up there, I turned the AC on and the furnace control board arced, sparked, and started smoking. It's a 23-year-old unit sitting in blown-in insulation. Insanely dangerous and a HUGE fire hazard. I cut the power and reported it immediately, in detail, in writing. They didn't care at all, still not coming until Monday, no reimbursement for anything!!! So now we've been forced to leave the 90+ degree home with a huge fire hazard that could literally burn the house down to find shelter, on our own dime, while still paying AMH rent on a house we couldn't live in. This is so far from a one-off incident. Every time we've had problems communication has been awful. Before move-in, AMH committed in writing to fixing various maintenance problems. None of it happened. I had sent emails prior to move in, had multiple phone calls and the communication is always terrible. Everytime you try to call it goes to a stupid AI bot, you can never get in touch with the same person twice, good luck trying to get your property manager on the phone, and they will never respond to your emails. So if you're considering renting from AMH, know what you're signing up for. When something serious goes wrong, they will screw you over as much as legally possible. I would rent from someone else.

They have consistently raise their prices by ridiculous amounts every year. The house market has went down dramatically in our area, and they again are trying to raise rent $300. I asked them why this is happening, and they said pricing deemed that is a good price. They need to get rid of their pricing team when they are raising rent over $600 more than the average rental equivalent. Find somewhere else to buy if you can, because they are way too overpriced and their repairs are super cheap that never lasts long. They are not worth the rent price they're asking for, and they refuse to work with their renters to provide a competitive pricing.

Out in Utah here, and they are awful. They only want to fix issues that are fully broken, which means things like a toilet always needing to flush 2-3 times to clear everything, or a dishwasher that clogs every few days, are simply ignored. (Both of these are actual issues we are dealing with.) Oh, not to mention them taking sometimes months to come out and fix something (and then sometimes be told that they simply won't). Which happened again, today, which prompted this review.
