This was my wife and my first rental property.
We had many questions in regards to renting out a Single family home. On top of that we are kind of computer illiterate. Ziprent was extremely helpful with their format and answering all questions over the phone if needed in A timely manner. They walked us through everything needed to rent out the property.
So far it’s been a very good experience.
This format works well for us, The property management seems to works well because it gives the tenant and us a sense of comfort with some cushion between.

ZipRent was very courteous and helpful…
ZipRent was very courteous and helpful at all times in their correspondence. I had wished that the turnaround in communication was faster, however to make changes on the lease, answer questions etc .

Generally
Generally, the lease up process went very smooth. The Ziprent staff were responsive and available to answer questions and address any issues during the process. Our unit leased up in less than 3 weeks from the initial posting!

The general process of renting through…
The general process of renting through Ziprent was smooth. They were on top of everything, answered my questions in a timely manner, and were very pleasant. I have only three very slight criticisms. First, I wish they would’ve put in all the details of the HOA fees I would have to pay in the lease before I signed. I would’ve still signed the lease, but knowing all of the fees I’d have pay—in addition to the deposit—would help. It just seemed unnecessary to be surprised by the fees even though there was a general statement that I’d be responsible for HOA rules in the lease. But they should spell out the rules for each unit. Second, I was unable to see the amenities because it was not clear that they were available to view. Finally, I planned to move in on the 31st of December. I know that’s not ideal, but I have to begin working on the 3rd of January and this was most convenient for me. Because of the HOA rules, I am unable to move in on the 31st and they don’t allow for people to move in on thr weekends. Again, it’s not a major deal, I just wish this was clearly stated in the lease so I could plan accordingly. It’s difficult as it is navigating a move across the country. Minus these critiques, the ziprent staff remained professional, gracious and understanding, and they convinced the owner to prorate the rent because I was unable to move in on the original date. In spite of these things, I still recommend using ziprent.

Excellent company, reliable team, amazing tech!
Excellent company, reliable team, amazing tech!
I've been searching for a good property management company for awhile and was at the point of thinking all of them were awful, when I luckily stumbled upon Ziprent!
They actually were replacing a prior property management company that was failing us miserably, and despite some minor hiccups have been simple to work with.
+ Service: Their model is very straightforward with a flat fee monthly and upon initial tenant placement. (5 stars)
+ Communication: They are VERY responsive which I definitely appreciate. It's a shared services model so you may get a different person each time, but they've largely done a good job of being familiar with prior notes. (5 stars)
+ Technology: As a techie, I really appreciate how easy their system and process is. Literally everything from listings, service requests, evaluating bids, tenants, etc. is all in there. (5 stars)
+ Payments: Easy ACH deposits each month so you know reliably that the rent will be there. (5 stars)
+ Placement: Just went through tenant placement and they made it super easy. Listings, showings, and application review were all simple and through the system, plus the team was very responsive to questions along the way. (5 stars)
= Service Requests: I like that they are supposed to shop out repair requests to get several bids. That being said, for the various service requests that I've had I only got multiple vendor bids once... I guess due LA contractors are limited currently (3 stars)
- Differences from standard: The only downside is that with all the rigor around a consistent technology and process, they don't deal with differences very well. For instance, they made the onboarding process easy since it was standardized, but since we were moving over on an inflight lease from a different property management company, there was some miscommunication where basically they had a photographer come out unannounced to the property and bother our existing tenant. I think the photographer was under the impression that they were going to take property pictures as they would for a new property listing, but given tenants were living there already they were just supposed to install the lockbox and keys. (2 stars)
Overall, the pros definitely outweight the cons and I chalk it up to some growing pains. This team is great and we're happy to be working with them and easily would recommend them to anyone else in the market for a reliable, tech-savy property management company!
