If you are a tenant, avoid this property management company. As a landlord as well, I would recommend you do not use Ziprent. I have been living in a property for 8 months, and every interaction I have with anyone from Ziprent sets me back. To get an answer, you have to email 3-4 times to receive a generic response. When reporting an issue, it shouldn't take 2-3 days to receive acknowledgment and another 2-3 days to have the landlord approve it. As a tenant, you also have to do the scheduling, as neither Ziprent nor the landlord does such things. A specific instance I want to bring up is when our hot water heater went out. It went out on a holiday weekend, but Ziprent scheduled a vendor to come look on a Sunday at 3 p.m. Once 3:15 p.m. came around, the vendor said, "Sorry, out of town, I'll come by tomorrow." This wasted an entire day without any acknowledgment. Not only do they not vet the vendors coming into my home, but they also do not hold them accountable. They didn't have the name or contact info of the vendor; they just stated it was a "vendor hired by the landlord." Fast forward to 6 days without hot water, the landlord sent out a warranty team for a 14-year-old water heater. They stated it needed to be replaced. On day 14, they sent another vendor who stated the same thing. They wouldn't even touch the hot water heater due to its age. The vendor relayed this to the landlord, who said to give him a quote and he would respond in a couple of days. To me, this is the landlord acknowledging our wait time but not caring that we are without hot water. Ziprent has been contacted numerous times. They only say, "Sorry for the delayed response, we are waiting for the landlord to approve." I offered to hire my own vendor because 14 days without hot water is honestly outrageous, but they stated they couldn't guarantee I would be reimbursed. My question is, why is no one taking accountability for the poor service Ziprent is providing? I have missed work on a couple of occasions, only to receive a response by email 2-3 days later. The phone number in their email signatures is also a dead number, so I have no way of reaching anyone. I would not recommend Ziprent to a tenant or a property owner. All CSRs are outsourced and provide no real service to the tenant. By far the worst experience with any provider. -10/10. Avoid!

I had a wonderful experience starting my lease with this ziprent. From the very beginning, the team was incredibly helpful, professional, and responsive. They answered all of my questions promptly and made sure I understood every step of the leasing process. They made getting into my new home a smooth and stress-free experience, and I really appreciated how easy they were to communicate with. Their support and excellent customer service made a big difference, and I felt taken care of throughout the entire process. I highly recommend this rental company to anyone looking for a professional and reliable team. Thank you for making my move into my new home such a positive experience!

Zip Rent was fantastic. They had a great 3D home Tour, the staff was very helpful with getting answers to follow-up questions. They have a very detailed process that covers a lot of bases for both the property owner and the tenant.

I'm posting this in multiple places because they are so bad and it's causing us a real problem Unbelievably bad. We almost backed out of our lease because the process was so challenging and I am now very upset that they have my bank information etc - note for landlords if you're considering using them. We aren't supposed to have any communication with them once we signed our lease a few months ago and they are still sending us stuff -- last month we got bombarded with late rent fee emails even though we don't pay rent through them. We had to reach out multiple times to get them to stop. There were many other weird things as well and ** I just got an email that they're running our credit check and charging me.** I thought we were getting scammed but we're in our apartment now, I think they're just very bad at what they do. They were used by our landlord to lease our apartment. The whole process was confusing, we had to sign our lease in 4 different places. They gave us a move in date and then on the EVENING of our move in day said that they needed 5 days to process our information. As is typical, we had given our previous landlord that date to be out so we had to extend a hotel stay. They made it seem like the landlord was the one making it challenging but near the end it was clear that that ziprent was not communicating well. The customer support was very helpful and kind on the phone but then our issues were not actually dealt with.

Hi Sophie, We appreciate your response. We’re sorry to learn that the leasing experience was frustrating and did not meet expectations. We understand how stressful move-in timing, communication issues, and billing confusion can be, especially during a major transition. Unfortunately, when there is separate communication from the owner party and us, there may be contradicting information. We are working to try to have situations like this clarified from the jump accordingly. We're glad to hear you’re settled into your apartment and having a positive experience with the property itself. We take your concerns seriously and are reviewing the issues you raised internally to improve our processes and communication moving forward.
