What a joke of a company

Our experience with Club Wyndham was extremely disappointing!!!!! Bellow F rating! From the initial marketing solicitation by LaJoyce Lewis, through the lengthy sales presentation and subsequent interactions with management, we were repeatedly promised benefits and incentives that were never delivered. We attended the presentation based on specific representations made by their team over 90 minutes long, yet after the presentation we found ourselves having to repeatedly follow up regarding the promised incentive, with little to no resolution, including manager Jamie whom we tried to follow up for over a week, and he continued misleading us. A unethical, dishonest experience overall! The sales process felt highly pressured and began with discussions of memberships costing tens of thousands of dollars before being reduced to lower-priced options. Unfortunately, our experience left us feeling that the promises made during the sales process did not match the reality of what was delivered. What has been most frustrating is not only the failure to receive what was promised, but also the amount of time and effort required to continually chase answers. Customers should not have to repeatedly follow up to obtain incentives or benefits that were used to encourage attendance in the first place. Based on our experience, we would strongly advise consumers to carefully research Club Wyndham, read reviews from other customers, and fully understand all terms and promises before attending a presentation or making any purchase decision. Or simply RUN AWAY from them as fast as you can! We have filed complaints and are pursuing additional avenues to address our concerns, including reporting the matter to consumer protection organizations. We encourage anyone who has had a similar experience to document everything and pursue the appropriate channels for resolution. Total SCAM!!!!

We attended what was advertised as a "no pressure" presentation in Pigeon Forge, TN in November 2021 and left having purchased a Wyndham timeshare under deeply misleading circumstances. The sales process was high-pressure and manipulative — additional salespeople were repeatedly brought in when we hesitated, prices were dropped to keep us at the table, and we were told the deal was only available that day to prevent us from thinking it over. We were told this was an investment, not just a vacation purchase, and that we could rent it out to generate income that would cover our payments. We were also promised Hawaii trips for $250, multiple weekend getaways to Pigeon Forge per year, and points that would roll over. Not one of these promises has been true. The contract signing was rushed and chaotic, with no explanation of the Truth in Lending disclosures or total financial obligations. We were not told about the RCI exchange fees, the cancellation window, or that maintenance fees would increase every year indefinitely with no cap. By the end of that day, a $5,000 charge had been placed on a Wyndham credit card we did not knowingly apply for. In the years since, every attempt to book a vacation has been met with no availability or insufficient points. Despite paying over $20,000, we have never been able to use this timeshare. This was a deceptive transaction from start to finish, and we would strongly caution anyone against attending one of these presentations.

If I could leave NEGATIVES STARS I would. My friend died leaving me her Wyndham ownership in her will. She wanted me to travel. Wyndham told me I had to have a very small ownership first and they would blend the two ownerships together. Did that and then they said oops just kidding - we will not be honoring the will/probate. Tried to void the contract for my “small ownership” as a result of their decision and they said - sorry for your luck but no takes backsies. I despise this company. I had no idea what snakes they are until this happened. My friend was absolutely fooled by them and made it seem like the best thing to happen to me. It will end up costing me $$$$$ thousands. PLEASE RUN FROM THESE SNAKES. Don’t buy!! Don’t go to “information sessions”. Don’t answer their calls!! It’s one of the biggest scams in the world. Please learn from my experience. These people are disgraceful.

My wife and I have been Club Wyndham members for over ten years, during which time we signed five contracts. Throughout that period, every sales presentation followed the same pattern: hours of high-pressure tactics, rotating managers brought in one after another when we declined and promises that proved to be false. We were repeatedly told the timeshare would grow in value and could be passed on to our heirs as an asset — neither of which has been true. Instead, maintenance fees have climbed every year, and we now face the prospect of leaving our family a significant financial burden they never asked for. The conduct at these presentations was often deeply inappropriate. Family members who used our timeshare and attended required sales meetings were treated rudely when they declined to buy. One representative dismissed a family member with "What are you doing here then?" Another used a personal cancer diagnosis as a sales tactic on our nephew. Our most recent experience, in January 2025, was the most troubling. A representative befriended us at dinner the night before a presentation, and the following day used false promises about rental income to persuade us — two retired people over 65 living on a fixed income — to sign a contract exceeding $125,000. We said no repeatedly. Each time, another manager appeared. No one ever assessed whether we could afford what they were selling, despite the enormous sums involved. We have since had to draw from retirement savings to manage the debt these contracts created. We were misled about the product's value, the true cost of ownership, and our long-term financial obligations. This company's sales practices are predatory and exploitative, particularly toward older consumers on fixed incomes.

Demetrius (my husband) and I were lured into a Wyndham presentation in Las Vegas on January 3, 2026, with no obligation to buy. Instead, we were held for over 8 hours with no food until the final 30 minutes. Five different sales representatives rotated in on us after we repeatedly said we couldn’t afford another timeshare. Promises made were flat-out lies. We were told Wyndham had resort access in Miami — a specific dream trip we mentioned — only to later find out they have no resorts there, just hotels an hour away in Fort Lauderdale. We were also told to "stop paying" our existing timeshare with no consequences, which was false advice. To make matters worse, they ran my credit without my knowledge evidently opened a Wyndham credit card and maxed it out on a $2,500 deposit I never agreed to. I cannot use this card, and it damaged my credit score. They snuck this into the whole signing process. When I attempted to cancel within the rescission period, Wyndham ignored my first mailed cancellation, then denied my second attempt claiming it was out of the timeframe — a timeframe they never even disclosed at signing. This company is deceptive and extorts many. If Wyndham refuses to resolve this matter, we will pursue legal counsel. Do not attend a Wyndham presentation!!!.

We were lied to. There is truly no other way to say it. We signed with Club Wyndham after being sold on a program called VACASA, which we were told would let us use our points to rent private homes all over the world. They even pulled up houses in Birmingham, Alabama specifically because we mentioned a wedding we were attending there in January 2026. We were excited. We trusted them. We signed. Weeks later we called VACASA to book that Birmingham home and were told their contract with Club Wyndham had been terminated in late September or early October, before we ever put pen to paper. Nobody told us. Not a word. That is not an oversight. That is a lie of omission, and it cost us real money and real peace of mind. Then we tried to sell back 100,000 points the way we were told we could, with proceeds going toward our loan and fees. We were told that program does not exist. Instead, they pushed us toward listing resort stays for sale and keeping only 60% if they rented. None of ours ever sold. We tried Branson, Missouri repeatedly and availability was never once offered. We were only notified of anything available at the last possible moment, making it impossible to manage our points in any meaningful way. Nobody mentioned reservation fees. Nobody mentioned housekeeping fees. Nobody told us our children would inherit maintenance fees that increase every single year. The follow-up call we were promised to help lower our interest rate turned into another sales pitch. The reward points and cruise they dangled as gifts never materialized. We feel deceived at every single turn.

Who are the victims of Wyndham Travel & Leisure? Please let’s coordinate each other. They’re liars. Wyndham is full of junk. My recession right never explained. Worst of the worst! Never ever trust this monkey business. They’re bunch of lies. Demonic business, it’s a colt, those people who works that company (timeshare ) and lies on the hard working people, I am praying you will face the worst of the worst curse you will ever imagine. I suffered anxiety and depression for them bullying me. Oh and by the way, they are on class action lawsuits.
