Timeshare is a ripoff

Wyndham Resorts has absolutely taken advantage of me and my family multiple times. I am 100% Permanently and Totally Disabled Veteran with extreme PTSD. I have experienced both financial and severe medical hardships. Instead of a sympathetic or even well thought out response, I was rudely met with demands to show proof of my illness or be liable for fraud. I are HIGHLY offended. We suspect that their response has more to do with us calling them out on the FRAUD, MANIPULATION and HIGH-PRESSURE SALES TACTICS that we asked them to consider and address. Nothing we were told about benefits or availability has turned out to be true. We still were not able to find anything due to our restricted access to resorts. Their lies are only compounded if you become an Owner on any level, demanding more points, more ownership and more money being wasted on Wyndham. My recollection of total costs is clouded by all the discounts, “complementary” add ins (that require payment later), endless fees and various charges that were never individually disclosed. Wyndham Resorts did tell us a series of lies that included fake benefits: “Buy something that you can leave to the kids”, “You’ll spend so much more within your lifetime on vacations”, “You can go to Disney!”, and “You can enjoy this free cruise!”. These people have zero shame, ethics, or empathy. This experience has only impacted me and my family negatively. At this point I, quite literally, cannot afford to have any affiliation with Wyndham for the sake of our retired life and my mental health.

Wyndham Resorts and their employees actively engage in ELDER ABUSE. My husband and I are in our late 70’s and we were conned into buying a timeshare by their staff. This was described as a real estate investment that we could pass down to our heirs. They started with a price tag of $38,000, which was beyond our financial capabilities, so they said they would knock off 50%, which seemed like a fair deal. THIS WAS NOT FAIR AT ALL! The staff did not tell us they were opening a credit card, so we couldn’t possibly know the interest rate and they did not inform us of maintenance fees, special assessments, or fees to use RCI. They boasted that their resorts were only for use of owners, and we would not see anyone else on the property. After sitting through a 6-hour presentation, they went so quickly through the contract on a computer program where we entered our initials and signatures. This was extremely confusing and did nor give us the time or ability to review what we were signing. Trying to use the timeshare is utterly nonsensical – there is never availability and if you call to make a reservation you had better not have plans for the day as they keep you on hold for hours!

Wyndham is hungry for sales, and they will not let ANYTHING stand in the way of that. They will go as far as lying to you just to convince you to purchase their product. This happened to us and here are just SOME of the things we were lied to about or misled about. The high interest rate of 15.49% was never fully disclosed. We would have never signed off on that number had we known. We were told that our maintenance fees would NOT change, however, there is a clause in the contract stipulating otherwise that was conveniently never discussed. We were NOT informed that the maintenance fee was in perpetuity and our heirs will be responsible for the continuance of the contract in the event of our demise. We would NEVER burden our children in that way. The salesmen vowed that we were receiving a “great deal”, discounting our purchase price from $54,600.00 to $28,900.00. In reality, the true cost of owning for the duration of the payment period of 10 years is $53,936.60. This was neither disclosed nor explained to our understanding. We were led to believe we were saving $25,700 when we were only discounted $663.40. That is terrible business. We are horrified with how Wyndham has gotten away with this much.

Your financial information is at risk if you go on a tour with Wyndham Destinations, we feel violated by that fact alone. Coupled with the other business misconduct that we were exposed to in Branson, MO, has led us to reach out to the CEO of the company asking for the termination of our contract. One would think that the very least, they would launch an investigation. However, now that we have seen some of the other BBB posts, it looks like it is part of their culture to run a hard credit check and open credit cards to fund the down payment on contracts that lead to high-interest rates without permission from the consumer. Although they will tell you this is a real estate investment, it is not and the interest rates are typical of credit card rates, which of course are always much higher than a mortgage. In addition to these fraudulent acts, we were also told the following about the product that they sell, all of which, we have since learned are inaccurate statements: Timeshares with Wyndham would increase in value over time. Maintenance fees would never increase because we would be locked in. We could rent out our timeshare to earn a profit. The points we acquired from a contract could be used to take our children to Disney World. Finally, the Sales Manager claimed that we could easily get rid of this timeshare by calling up Wyndham and telling them we no longer wanted it. Well, now we put it to the test. We want out and have told the CEO in writing. No word back yet. Do not learn these lessons the hard way. If you are reading this…consider yourself duly warned.

Our family has fallen victim to Wyndham’s shady sales practices. We were maliciously lied to and misled about what we were buying from the beginning. For several hours the sales representatives lied to us about what Wyndham timeshares entail. Unfortunately for us, it was all smoke and mirrors. The truth is that once you sign the contract with these crooks you end up stuck with an atrocious amount of debt, fees, and very little availability. Don’t trust a word they say, especially when it relates to it being an “investment”, it’s far from it. There are several fees you have to pay to use the timeshare and they never tell you about this at the presentation. They opened a credit card without asking for my permission or even mentioning it. They supposedly gifted us 3 “fantasy vacations” that never panned out, all lies to convince us to buy. They didn’t tell us that the maintenance fees would always increase and you’re responsible for paying them even if you don’t use the timeshare! It's nearly impossible to book a reservation and they outright lied about international properties we would have access to. Another one of the lies they told was that we would easily rent the unit to other people to make a profit in the years we don’t travel. We thoroughly regret ever getting involved with Wyndham. They are a horrible company and what’s worse is that it’s impossible to cancel the timeshare. You do have a short window to cancel after your purchase, but just like all the other things they failed to mention, this was another. Once they have you locked in, you’re stuck with it. Wyndham timeshares are a terrible product, save yourself the money and headaches and avoid them at all costs. They should be investigated and fined for what they are doing to people.

My fiasco started in April 2022; shady Wyndham employees were lurking in the lobby as I arrived at Excalibur. It was only minutes when they were already attempting to get my attention. They went on to entice me with discounted Cirque du Soleil tickets in exchange for my attendance at a presentation. This grew to become a decision I sorely regret. As an owner myself, I can affirm that there are no benefits, only encumbrances! They painted a picture of grandeur and leisure; in fact, I was hostage to the sales team for the next four hours. I held them at bay for a long time, at one point, one of them even told me I would “be a loser” if I left without taking advantage of this MONEY PIT. Wyndham employees BULLIED me into a horrendous contract. A member of Senior Management went as far as to suggest that I take out a loan from an IRA to pay for the Wyndham timeshare. Unbelievable! Regardless of the price tag, THIS HAS ZERO VALUE! You cannot refinance, and you cannot give it away, check out the $1 postings on eBay! Maybe I should be talking about Excalibur too! Why are they allowing this activity to go on, on their property? Are they getting a cut too? They are damaging their clientele! I only attended the presentation that led me here because of a couple of discounted tickets; I could have bought my whole family tickets two times over with the amount I have paid to Wyndham. The ONLY reason I am stuck now with this RIDICULOUS contract and astronomical bills is due to the misconceptions and corrupted tactics that I was exposed to by these self-centered con artists. Watch out! These people are afraid to approach no one! Anyone in their path is liable to become their next victim! Stay away from Wyndham Vacation Ownership!

As we write this review of Wyndham Vacation Resorts, we are wondering how they keep getting away with what seems to be a pattern of them “hiding”. We were victim to their oppressive sales tactics when we were approached in San Antonio, Texas. A young man said we would receive incentives for attending a tour of a nearby Wyndham property. We went, naïve to what was to come and have regretted it ever since. When we clearly stated that we were not interested in Timeshare; we were met with “but this is NOT Timeshare”. This was and continues to be a blatant lie, echoed by the employees located in at least San Antonio, TX. Here are the talking points that clearly point to this as a Timeshare, as it is the same story told repeatedly in BBB reviews. You could pass this down to our children equates to your children would be forced to inherit the timeshare payments. We could vacation anywhere at any time is code for; availably is scarce unless booking close to a year in advance and even then, you’d be lucky to find something available. It is affordable with easy monthly payments. Unless you are cash solvent you WILL be stuck with mortgage payments (the only fixed cost for 10 years). The exchange fees, maintenance fees, special assessments, etc. all fluctuate and never in your favor. If the staff were honest with the information provided, there is no way we would have been conned into paying for this worthless debt. There must be something illegal here, someone needs to take accountability for these ridiculous practices.
