Tricon is amazing, until they’re not. Emergencies aren’t handled well and the company will do what they can to blame you for their failure to communicate. I filled out a survey to finally get a response on a two week plumbing debacle, a satisfaction survey. My calls and emails did nothing.

When you put in a maintenance request online there is no notification that it has been submitted, looked at, or scheduled till some random number just calls you or shows up at your house. Half the time they don't even send out the right people for the job. It takes multiple attempts to send out maintenance people to get a single job done. Their maintenance system is awful and needs to be improved.

The property I leased was nice and maintenance was done promptly although I only required a couple maintenance requests during the lease that lasted a little over a year. Once I vacated, Arizona has a law regarding the timeframe that a landlord is required to return the security deposit. The remainder of my deposit and the final deposit accounting statement were both returned in the same envelope (I have a video to prove) beyond the state law timeframe. I proceeded to send a demand letter requesting the full amount of my security deposit refund as I am entitled to. My only response was that my security deposit balance was already sent and the demand letter details were never addressed. I returned the check and Tricon never acted in good faith nor understood the Arizona Landlord Tenant Act. I’ve reached out one more time for further assistance prior to pursuing legal action via small claims. Disappointed. Also, the leasing agent during my tenancy requested I get photos of the neighbor that was not picking up the waste in the common area in my front yard, so she could he email them the photos and letter from the HOA. This is poor and unprofessional to involve a tenant since the other tenant will clearly know I took the pictures and could possibly retaliate. The leasing agent was more concerned about the HOA than the care between neighboring Tricon tenants since Tricon owned every property on the street. Again, another disappointment on handling important matters.

I had a plumbing issue in my master bathroom. Long story short, it took two maintenance people and two different "experienced" plumbers to figure out the issue that I had originally told the first main maintenance person. So tricon ended up hiring a plumbing company called High Low plumbing to complete the work. It took them three weeks to complete the work and that was after I called EVERYDAY trying to push the matter since I had literal fecal matter in my shower... on the very first day of the job, the plumbing company took apart my fence. I have a dog that is extremely hyper and needed his backyard (one of my MAIN reasons why I got this house). After the plumbing company finished, I thought they would put the fence back since they took it apart. The plumbing company then informed me I had to submit another ticket with tricon to have the fence reinstalled. It took multiple days for tricon to assign my ticke and again, it was because I called every day. It turns out they assigned my ticket to a company that did not exist and they ended up sending out a maintenance person anyway. This whole process of back-and-forth took a month and a half to fix. I continued to ask for a tricon manager to call me to discuss the process as I was just strictly trying to seek understanding from the managing partners. No one called me. No one acknowledged the unprofessional behavior during the process. No one did anything. Yet they received full rent payment on time as they were expecting. However, I never received the full service of my house for an entire month and a half. I feel like this process has been highly. I'm professional and severely unappreciated.

While I love my home. My experience has been nothing short of terrible. On move-in day the smart door lock would not work. I could not access the home. While they sent someone within an hour this was the first of many inconveniences. I have not been able to use the smart home features since moving in although im being charged monthly for them. I can't access the camera, door, maintenance or pay my rent. I can't access the app at all. I have called monthly to complain and I have written email. I've had to pay my rent via rent cafe (which is sn additional charge) or instructed to go in person. While the issue remains unresolved with zero return communication. On the other hand they are quite able to communicate additional charges and responsibilities for me. I was charged $400 for a plumbing issue went they sent immediately after service. I also received an email about rocks in my lawn as a HOA violation. When I replied that the issue was preexisting they discontinued communication. This is so unfortunate because I selected Tricon because of their reputation. Im truly heart broken and disappointed.
