The maintenance team is terrible and they never fix anything correctly
Response from TriconJun 26, 2026
Hi Emily,
We're sorry to hear about your experience, and we appreciate you taking the time to share your feedback.
After speaking with you, our team identified two maintenance concerns and has been actively working toward a resolution. The work order to resurface the countertops has been approved, and our vendor will be reaching out to schedule the work. We are also awaiting the vendor's bid to repair the damaged cabinet doors so we can move forward with the appropriate next steps.
We understand how important it is to have these items resolved, and we appreciate your patience while the remaining work is coordinated. Our team will continue to keep you updated throughout the process, and we look forward to getting everything completed for you as quickly as possible.

Trion is a terrible place to rent from…
Trion is a terrible place to rent from when we first got our place we had a walk-through. The maintenance guy said that they did one coat of paint, but you could clearly tell they only went over where holes were that wasn’t even patched properly. They didn’t even sand the patches The back deck it was rotted out in some places we took videos of proof just in case they wanna say it was us . Our rent Went up a crap ton 450 more a month from when we first moved in. two years of being here it takes about an hour and a half just to get a hold of somebody on the phone for maintenance and they send out third-party to come fix the stuff which half the people that came out to fix things like the flooring that was terrible and had water running underneath the third-party company they sent look like a bunch of crackheads with a piece of shit truck when they did the floor, they were asking us for some of our food in the cabinets and drinks and during the time we were moving out, Trion will tell you they keep your deposit. Your pet fee is nonrefundable unless you’re in California on top of that it is four grand to break your lease and they want you to clean everything in that house patch all the holes, which is acceptable for the holes clean the flower beds basically do the whole entire house and then on top of that have the carpets professionally cleaned and they want you to show a receipt basically shitty landlords making us do all the work for them and keeping over $4000 like what’s the four grand even for and keeping our deposit. we was in this place for two years, never hung a picture or anything this place and they make you do all the work for them even though they have a maintenance team. It is a big renters trap. F tricon

If I could leave zero stars I would
If I could leave zero stars I would!
I am writing this review as a resident who has rented with Tricon Residential for four consecutive years. While I have consistently fulfilled my obligations as a tenant, Tricon has completely failed to meet theirs. If you are considering renting from this company, please save yourself the immense stress and financial burden and look elsewhere.
Throughout my four years here, the absolute lack of communication has been astonishing. There is effectively no local leasing or management office to speak of—it is impossible to reach a human being. Residents are completely ignored, left entirely in the dark without a single point of contact for assistance or escalation.
This systemic ghosting has had severe consequences:
Neglected Maintenance & Out-of-Pocket Expenses: Routine and urgent maintenance requests are routinely ignored. Because Tricon fails to respond to official tickets, I have been forced multiple times to outsource and pay external vendors with my own money just to keep the home safe and habitable.
Widespread Community Issues: This is not an isolated incident. My neighbors who also rent from Tricon share these exact same frustrations. We are all dealing with the same neglectful management practices.
Trapped in the Lease: I am currently attempting to either transfer or break my lease, but true to form, Tricon refuses to respond to my inquiries. However, if I simply move out, I will be penalized and charged for abandoning the property. They will hold you legally accountable for your end of the contract while completely abandoning theirs.
Tricon Residential operates with zero accountability and an extreme lack of professionalism. They treat tenants as a revenue stream rather than human beings who deserve a functional, managed home. Do not rent from them.

DO NOT RENT FROM TRICON
We rented a townhome from Tricon and the move out experience was the worst experience imaginable. The notice period they require is 60 days. We tried to give our notice 90+ days in advance and could not find a single phone number to call them. We only had a generic email and we sent several emails with no response. The way Tricon is set up, they don’t acknowledge your notice until they respond. After sending several emails, it was less than 60 days before our lease expired when they finally responded and they ended up charging us an additional 2 weeks worth of rent. On top of that, they tacked on an outrageous amount of cleaning, paint, carpet, and trash removal fees that came out to $1300. And that was after not giving us our $2200 deposit back. It was only me and my husband who lived there, we had regular cleanings done and took really good care of the home in the 2 years we lived there and paid a moving company to remove all junk/trash that was left after we moved out. We feel like this company is running a major scam and feel severely screwed over. I would never recommend renting from this company. Even while we lived there, it was impossible to get in contact with anyone whenever we needed something. Very unprofessional and the worst customer service I have ever experienced.

Hi Jess,
Thank you for taking the time to share your feedback. We're sorry to hear about your move-out experience and understand your frustration.
We carefully reviewed the concerns you raised regarding your notice to vacate and final account statement. After reviewing our records, we were unable to locate a notice submitted more than 60 days prior to your lease expiration. We also attempted to contact you to obtain any additional information or documentation that may support your claim but did not receive a response.
In addition, your move-out charges were reviewed and confirmed to be supported by the property documentation and photos collected during the move-out inspection.
We appreciate you bringing your concerns to our attention. Should you still wish to discuss the matter or have documentation you'd like us to review, we remain available to assist.

Our team has reviewed your account, including the final inspection records, photos, and any submitted documentation. Based on this review, the charges assessed were found to be valid and in accordance with the lease agreement and the condition of the home at move-out.
That said, we understand your concerns and appreciate the opportunity to address them. If you would like additional clarification regarding your final statement or supporting documentation, our team is available to walk through the details with you.

Our neighbors just got out of their…
Our neighbors just got out of their lease at a Tricon property. They have lived in the home around two years. The issues they faced was mold throughout the house, problems with the septic system and the entire backyard was dug up. So, they moved out on Thursday or Friday and the house is now being advertised to move into within a week. The pictures used in the advertisement are ones from a few years ago. They claim it's not ready for new tenants as residents still living there.
This sounds like a scam company. They are charging monthly rent that is higher than the house is really worth and it seems like they care more about money than the health and safety of tenants.

Thank you for sharing your concerns. While we cannot comment on the specific circumstances of a home when the reviewer is not a current resident, we take all matters related to home quality, maintenance, and resident safety seriously.
As part of our leasing process, we often pre-lease homes before they become available to help meet housing demand. However, homes are not turned over to new residents until required inspections, preparations, and any necessary work have been completed. If unforeseen repairs or maintenance needs impact a home's readiness, we adjust our timelines accordingly.
We understand that observing work being completed at a neighboring property may raise questions, but we remain committed to ensuring homes are ready for occupancy and meet our standards before a new resident moves in. We appreciate the opportunity to address these concerns.

Poor customer care
Poor customer care, they don’t care about us tenants. We’ve been without water at our home for two days now because of the leaking pool. This has happened twice now
Response from TriconMay 29, 2026
Hi Marlon,
Thank you for taking the time to share your feedback. We're sorry to hear about your experience and understand how disruptive the loss of water service has been.
We have carefully reviewed your account and confirmed that this matter has already been discussed with you by a member of our team. We also confirmed that concessions had previously been provided in an effort to assist with the water-related concerns. Based on our review, the interruption in water service was not the result of any action taken by Tricon.
We understand this has been a frustrating situation. After a thorough review, our position remains unchanged, and no additional concessions will be issued at this time.
Should you wish to discuss this matter further, we remain available to assist.

Do not Rent with Tricon Menifee
I truly hate leave negative reviews, but after living in a Tricon Residential community in Menifee California and spending months attempting to resolve issues through the proper channels, I feel compelled to share my experience.
The most significant issue has been an ongoing HVAC/heating failure that originally began in February 2026. Despite multiple maintenance requests, countless phone calls, technician visits, involvement from Tricon maintenance personnel, and even a third-party HVAC contractor, the problem continued. What was most frustrating was not just the repair itself, but the complete lack of communication, accountability, and urgency surrounding a basic habitability issue.
Throughout this process, I communicated directly with Regional Manager William Yanez Manecke who later just cc'd some other people in management, the leasing office team, Tricon customer service, centralized maintenance, onsite maintenance personnel, and outside contractors. Despite repeatedly explaining that I had already contacted maintenance, escalated the issue, and took time off work (8 days to be exact) to accommodate multiple repair attempts, I continued receiving the same response: call maintenance again, follow up again, and continue waiting.
Eventually, after months of failed repair attempts and lack of meaningful updates, I was forced to file a complaint with the City of Menifee Code Enforcement Division. The City reviewed my complaint and immediately opened Code Enforcement Case CE-26-0539.
Unfortunately, the HVAC issue is only part of the problem which has still be fixed or address.
The overall condition of the community has steadily declined. Trash cans are routinely left out throughout the neighborhood for extended periods, creating a cluttered and neglected appearance. Common areas frequently appear overlooked, and there seems to be little enforcement of community standards that residents are expected to follow. In which William continues to provide excuses, what's sad is no other community has this issue. I literally gave him the plan to have them removed at owners expense and he did what he normally does, not reply....
The dog park, which is advertised as a community amenity, is often littered with dog waste and appears to go extended periods without proper cleaning or maintenance. Residents paying premium rental rates should not have to navigate dog waste, overflowing trash cans, and poorly maintained common areas. Also the pool, they'll tell you is heated, but it is not and not to mention their gym, the overhead speakers don't work, I told them via email in February that the treadmills were breaking down and STILL not fixed.
What disappoints me most was the lack of ownership and accountability. Problems are "acknowledged", but meaningful action often appears delayed or passed between departments. Residents should not have to act as project managers to coordinate communication between leasing staff, regional management, customer service, maintenance teams, and contractors just to resolve basic issues.
For the amount of rent being charged, I expected significantly better communication, responsiveness, and pride in the community. Instead, I experienced poor communication, delayed maintenance resolution, declining community standards, and a complete lack of urgency regarding issues that directly affect residents.
I sincerely hope Tricon Residential leadership takes a serious look at its customer service, maintenance escalation process, community upkeep, and management accountability. There is a substantial gap between the image being marketed and the experience I have personally received.

We also acknowledge the concerns you raised regarding communication, community upkeep, amenities, and responsiveness.
Our team remained in communication with you while working with our HVAC vendor to diagnose and resolve the issue. We are pleased to confirm that the necessary repairs have now been completed, a new sensor has been installed, and the heating system is operating properly.
