I was selling a property where Tyler Reed served as the loan officer. Throughout the process, communication was severely lacking—weeks would pass without any updates from Tyler. Despite receiving emails confirming that the loan would be funded and everything was on track, I was informed nine weeks after signing the contract that the loan would not close. Tyler never proactively contacted the appraiser for additional information and only responded when the seller-initiated communication. As the seller, it was not my responsibility to chase down paperwork or ensure the loan officer fulfilled his duties. The experience was frustrating and disappointing. Based on my experience, I would not recommend working with this company.

We appreciate all feedback, but it’s important to clarify that as the seller, you were not a client of CapSource. Our responsibility as a lender is to our borrower—not third parties involved in the transaction—so your review reflects a misunderstanding of both our role and the lending process. Secondly, it's essential to understand that appraisals are handled by independent third-party professionals, in compliance with strict industry regulations. Loan officers are legally prohibited from influencing or directly contacting appraisers regarding valuation or comparable data. This separation exists to ensure fairness and integrity in the appraisal process. In this case, the appraiser—again, not affiliated with CapSource—was unable to provide acceptable comparable sales within the required one-mile radius, which ultimately affected the viability of the loan. This is not a reflection of our loan officer’s diligence, but rather a matter of underwriting guidelines and regulatory compliance. CapSource is a private lending institution, and as such, we are under no obligation to fund any deal that does not meet our risk and valuation criteria. Loan approvals are subject to multiple independent verifications, including appraisal outcomes, and cannot move forward if those conditions are not met. This is standard across all reputable private lending firms. Finally, our company owner personally explained these facts to you, and we were transparent throughout the process—even when it became clear that the loan could not be completed. We understand your frustration, but the factors that led to the deal not closing were beyond our control, and the loan officer acted within all professional and regulatory guidelines. We will be sure to share similar feedback on the professionalism of the listing side.
