WORST. I AM A HOME OWNER AS WELL AS INSURANCE USER. WORST.

Reading through other reviews, it’s clear my experience wasn’t unique. The only silver lining is that I didn’t end up moving forward with this extremely questionable company. After touring one of their model homes, I was initially quoted $800,000. Later in the same conversation, that number jumped to $850,000, and when I asked for clarification, I received no clear explanation. I proceeded with the preapproval process based on the verbally confirmed $800,000 price, only to be told afterward that the actual price of the unit was $970,000. When I questioned this significant increase, the sales representative completely stopped responding—no explanation, no follow-up, nothing. This experience showed a clear lack of transparency and professionalism. I strongly recommend staying away from Taylor Morrison and their sales team.

I too would give a zero but unfortunately you have to do at least one star. I reside currently in Pahrump Nevada. I was pre approved. I am 100% recipient of my deceased husbands VA BENEFITS. I was never reached back out to, and after me letting the loan officer know, as a VA BENEFICIARY AND MILITARY BENEFITS, I was not going to pay closing costs nor was I putting a penny down. After that, it went ICE COLD. No one from Taylor Morrison reached out to me. Very sad and shame on them for not supporting military or VA BENEFICIARIES!! Disgusting!!!

Our experience with our new TM home involved serious issues including water intrusion and mold, which no homeowner should face in a brand-new house. What followed was a frustrating and stressful process trying to get the problems addressed through the builder. It took years and still isn’t over. We then learned over 100 homes and families here have been affected. Before buying in any Taylor Morrison community, I strongly recommend speaking with current homeowners, checking county legal records for construction defect lawsuits and public filings, and reviewing Fox 13 Tampa Bay online articles related to the builder.

Buyer beware do not buy from this builder ..They are so unprofessional and untrustworthy..One of there employees said something so offensive of our community that I can not even share … Please do not buy a house from this builder you’ll regret it

Lack of quality, integrity and commitment to its homeowners. I live in Bradenton and dozens of homes in my development are experiencing water intrusion and some are finding mold within the home (myself included). 2020 FBC Residential known code violations that they violated and refuse to fully address despite being informed of the issue: 1. FBC R703.4.1 & R703.4.3 Flashing: They did not install any flashing at any of the openings or under any masonry sills. This applies to every home in my development on the first floor. 2. FBC R703.7.2 Plaster: The plaster was installed in one coat. Not with the code required 2-3 coats. Both are related issues to the water intrusion. As well as our paint which is the only form of water proofing on the first floors (masonry). Once the stucco cracks (which is normal) it cracks all the way through to the CMU and of course causes the “water proofing” to fail. Sealant used also does not comply with the window manufacturer installation instructions which requires 100% silicone sealant. All of this contributes to the water intrusion and eventual mold being discovered. One last thing we experienced, was our paint was applied before the minimum required curing period of the stucco. The problem with this is it causes the paint to fail from the inside and allows water to get into the stucco. Again that paint is our only form of water proofing. I have photographic evidence of the entire construction process of my home, so none of this is speculation, it’s based on facts and photos.

Don't trust a company that try to sue home inspector to be quiet when they are at fault. Don't do business with liars.

another update Jan. 10. First I have to say I hate leaving this bad review. I have liked every person I met along the way with my TM experience and am not blaming any one person. They just work there. I blame the company. My advice to anyone who does buy a TM home and find themselves with what seems to be a practice house for the beginner builders with no supervision (as it sometimes feels mine was) - my advise is: don't waste much time, stress, energy, health... trying to be patient and nice as I did... Because as they cont. to build new homes with lightning speed they'll jerk you around for months trying to do as little to nothing as possible on serious mistakes made on your house, not caring that your house is possibly incurring serious damage while they drag their feet on your serious issue. Worst of many issues: they graded the whole private Taylor M. owned street to drain to my house creating a pond of water saturating the soil 4.5 feet from my foundation. In the first attempt to fix it which took them 2 months to do from my initial request- they left huge gaps in the cement to allow all the water to seep into the soil 4.5 feet from foundation. (Very little slope from house to pond ). They figured I wouldn't notice that actually made it worse! I lost my patience at that point! They also sprayed cement all over the back side of house when they redid that cement area and didn't tell me! Again- did they think I'm blind or too stupid to notice or I'd be too dumb or just a wimpy woman and I'd just let it go?!! My advice to home owners is to give them a couple weeks then go to a higher level: a lawyer, the county code enforcer... After 3 months of being patient and nice waiting for them to fix the drainage problem, while we had record breaking rain and non stop rain in one of the rainiest places in the world...I realized it was just more of the same: nothing getting done, dinking around with people who don't seem to know what they're doing (based on the outcomes)...no action... Meanwhile they continue to build new houses all around with lightning speed but drag their feet/do nothing, about mistakes made once house is sold... 3.5 mo. after my initial request to fix the problem I finally went to the county code enforcer. I should have done that after 2 weeks of nothing being done! I've lost so much sleep, my health took a huge beating due to the stress...I wasted so much energy and time worrying, researching, taking photos and videos almost daily as the water almost never receded...The county engineer told the builder to report a plan to them in 5 working days. The deadline isn't up but I finally feel like someone who knows what they're doing (the county engineer) is going to have eyes on this and make sure it is fixed right! I pray no damage already occurred to my house. I was also patient and nice about the 25 other things done wrong on the house. Some required me to wait around at home for someone to come fix it, MANY I fixed myself with my own money and time! I also let a lot of cosmetic things go! Things that most people would have demanded be fixed! But when it comes to risks to the foundation and therefore the entire house - that is serious! Nothing would have ever been done if I hadn't spoken up. They were perfectly fine with a pond of rain from the entire street directed on purpose to my house and forever saturating the soil close to the foundation in one of the rainiest places in the world. I really hate leaving bad reviews. But this has been handled so badly and it's not a light issue so I feel people should know. end of update on Jan. 10. Update Jan.2: I'm torn about leaving this review up (or not) because I've just been given the assurance that these issues will be fixed asap. I appreciate that they do agree to fix the drainage issue better than the last inadequate attempt to fix and the cement sprayed on walls will be dealt with. I really hate leaving bad reviews. I'll think about it and see how it goes the next couple weeks.../ first entry: Bought a new home so I wouldn't have to remodel and fix things. It ended up having so many problems that needed to be fixed taking lots of my time and energy and increased stress. Currently dealing with terrible drainage causing large puddle from the entire street draining toward my house and then sitting there in a puddle. They did a bad job redoing some cement which made it worse because they left large gaps in cement/asphalt so now the puddle from entire street seeps into the soil and thus under my house! We had record breaking rain levels in Dec. 8.5 inches, above average Nov.as well.I'm very worried about ground shifting due to over saturation, cracking the foundation, walls..causing mold. Also they sprayed cement all over one side of the house when they redid some cement in their poor attempt to fix the bad drainage. These are just the latest of many issues.
